Hi, and welcome to the North Tour for Hilton Head Island on September 19th, 2018. Today, we have a total of 42 properties. The reason for this is that last week we had Hurricane Florence mess up our tour. So, Central Tour is kind of weaved in here. That would include the Wexford area, the Shipyard area, Long Cove and some areas that are off plantation. I probably won’t cover those today, because there are plenty of other things for the North Tour.
We’ll start with Windmill Harbor
The first one was 24 Spindle Lane. It’s a two bedroom two and a half bath for $654,900. It’s a very pretty townhouse overlooking the marina. It’s beautifully appointed. It is, however, only two bedrooms, but a very tasteful end unit and worth a look.
Next is 4 Sparwheel Lane, a three bedroom three and a half bath for $800,000. It’s a nice house. There’s not much else to say about it.
9 Old Ferry Point is a four bedroom five and a half bath townhouse for $1.995 million. This is a gorgeous property. The water views are phenomenal. It’s a brand-new home tastefully done, and it’s being sold furnished. It has a two-car garage. On the top floor they have a huge media movie room. It’s never been occupied. It’s amazing. No expense has been spared on this one. I fell in love with it, and you know me, I’m a sucker for water views. It’s in Old Ferry Point which is a very high-end little cul-de-sac in Windmill Harbor.
13 Indian Hill Lane is a four-bedroom three bath house for $1.25 million. It’s right before you get to the wooden covered bridge, which is a peninsula of Indian Hill Point. It’s tastefully done. After coming from that expansive, open concept, very spacious home, it was a little on the tight side. The trees are kind of overgrown into the porch. It’s tastefully done but cramped. Let’s say its cozy feeling. It’s a nice home for a corner lot, and it’s in the Indian Hill Windmill Harbor.
Shipyardhad one home and one villa.
The villa, just to mention, is 1005 Harbor Master Villa which is a two bedroom two and a half bath home for $240,000.
The home was 44 Misty Cove which is a three-bedroom three bath listed at $529,000. I remember the house. It was sold two years ago and now it’s back on the market. It’s got new HVAC and duct work. It’s a nice house.
Palmetto Hallhad three houses.
5 Club Manor is a four-bedroom four bath home listed for $689,000. It’s a nice home.
35 Tucker Ridge Court has five bedrooms and three and a half baths for $600,000.
Last was 55 Tucker Ridge Court with four bedrooms and three baths for $419,900.
Indigo Runhad one home.
7 Legacy Court has three bedrooms and two and half baths for $535,000.
Hilton Head Plantation
We began with 26 Country Club Court. It has three bedrooms and three bathrooms for $569,000. It was at the end of the cul-de-sac and all on one level. It had a cute little backyard area and a spacious and tasteful master. It has a nice golf view. It’s clean and spacious.
305 Seabrook Drive has four bedrooms and four bathrooms for $619,000. It’s nice and clean. It has a cute lagoon view. It has stairs going up to it. The master is on the first floor. It’s spacious and clean and well-priced.
18 Ribaut Drive has three bedrooms and three and a half bathrooms for $999,000. It has interesting curb appeal. It has a lot of decking in the front. It did have a stairwell right when you come in the door. You could tell back in the day it had top of the line appliances. It has a nice marsh view and dramatic architecture. It needs updating for that type of buyer. It’s priced properly.
36 Sweet Bay Lane has three bedrooms and two bathrooms for $344,500. That is in the Spring Lake area.
68 Myrtle Bank Road has three bedrooms and two and a half bathrooms for $439,000. It’s priced well and is interesting, but I think it has a one car garage, and by the time you fix all the cracks in the driveway – the kitchen is funky. It definitely needs a new coat of paint. It’s got potential and it has a pretty golf view. There isn’t much in the backyard. So, with a little love and care that could be a cute little house. The curb appeal is okay.
18 Virginia Rail Lane has three bedrooms and three bathrooms for $475,000. This one is dramatic and has nice architecture as you drive up. It’s in a cul-de-sac. It does have the sunken living room and dining room. The kitchen has been updated somewhat, but it is [inaudible 00:07:20]. The garage was added. It’s got newer windows with original windows in the rest of the house.
11 Herring Gull Lane has three bedrooms and two and a half bathrooms and is priced at $499,000. It’s in the Hickory Forrest neighborhood, so I’m very intrigued about this one. It has nice curb appeal. The two-car garage is a man’s dream. The kitchen has been updated and refaced with higher cabinets and the countertops are granite. The breakfast room has a peek into the water view. It has new wood floors. It’s very spacious, light and bright. It’s priced well. It has a lot of wainscoting. This one might be a best buy for sure.
44 Hickory Forrest drive is a three bedroom two and a half bathroom home priced at $528,000. It has funky doors. It’s a shame – it’s a corner lot, but it doesn’t have the right driveway for it. When I tried to go in the house the people said they were closed. So, I wasn’t able to see the house. Again, I was intrigued with Herring Gull that had a water view. So, not much to say on this one.
The last one for Hilton Head Plantation is 3 Shadewood Court. It is in the Headlands neighborhood, which is right inside the main gate. It’s a new three-bedroom three-bathroom house for $685,000. At first, I was a little shocked on the price, but it does have a three-car garage. It has nice tall, smooth ceilings and an open floor plan with a little Carolina room. It was built in 2004. It has a large pantry with a little desk. You can tell it’s a custom-built home and not a spec home as many are in Hilton Head Plantation. It’s a lovely newer home.
Let’s run through the rest of them. I did not go to the Wexford homes. I did not go to Palmetto Dunes home nor Long Cove. There are a lot of off plantation. We had four villas off plantation. I don’t mention those.
Seagrass Landing had a house on 31 Seagrass Landing Court. It’s a three bedroom two and a half bath home for $432,000.
30 Corrine Lane is on the market again in Singleton. It has five bedrooms and five and a half bathrooms for $719,000.
Gold Oakhad a few. Oak View neighborhood had three houses on this market. 29 Silver Oak Drive has three bedrooms and four bathrooms for $799,000.
25 Gold Oak Court has four bedrooms and three and a half bathrooms for $359,000.
82 Gold Oak Drive is a three bedroom two and a half bath home for $330,000.
32 Graham Lane is a four-bedroom home with five bathrooms listed for $625,000.
In China Berry we had two properties: 10 Monticello Drive has four bedrooms and four bathrooms for $299,000.
28 China Berry Circle has three bedrooms and two bathrooms for $339,000.
90 Sandcastle Court is a four bedroom four and a half bath house for $700,000.
Again, there’s not much to say on those. I believe the Silver Oak Drive home is a marsh view house, but, again, you’re tucked in there. It’s an open neighborhood. They do have gates.
So, now to pick my three favorites. I would say 9 Old Ferry Point in Windmill Harbor for $1.995 million is spectacular, but, again, it’s a high pocket book price.
If someone is looking for more value, I would have to pick 11 Herring Gull Lane with three bedrooms and two and a half bathrooms for $499,000. It’s open and cozy with a little water view. It’s surrounded by million-dollar properties.
If you want newer – this lady was so sweet – 3 Shadewood Court is a newer home that’s also in Hilton Head Plantation in The Headlands for $685,000.
