A bit late in posting but still need to get you my favorite! Thirty seven homes and villas. Subtract eight villas in Forest Beach ranging in price from $215,000 to $1,100,000. Two homes in Forest Beach - 105 Dune Lane and 3 Bayberry Lane, both over $1,5 million. One cute home at 52 Ashton Cove for $359,500. One Golfmaster Villa for $429,000 and the rest are Sea Pines. Seven were villas ranging from 1660 Bluff Villa for $397,500 up to a Sound Villa #1456 for $1,199,000. That leaves us with 18 homes to whittle down a favorite. The oceanfront market still seems to be vibrant, at least for listings. We have two more new listings since the closing of Whistling Swan at $8,800,000. That is a record for last 5 years. So now we have three new ones, of which two were on tour: 43 S. Beach Lagoon at $8,900,000 and 24 Belted Kingfisher for $5,800,000. Although both boast a high price tag, I did not care for either one of them. Sad to see that 43 S. Beach Lagoon had a master without a view to the ocean!!! Kitchen cabinets were average quality. Doors and door frames on main part of house were a beautiful grain wood. Those were my favorite feature. Everything else was ok. Did not care for entryway and layout of 24 Belted Kingfisher. OH and I forgot!! Another oceanfront was also on tour: 26 Wood Ibis. Back on the market at much lower price and has elevator. The floor plan is upside down and not everyone's favorite but I like it. With new kitchen this one is in contention this week. 15 Old Military at $799,000 was intriguing but way too much work and its a busy through street. 4 Cotton Lane $419,900 was claustrophobic as a floor plan and location. 2 Oyster Catcher ($1,149,000) is back on and "OK". 25 Oyster Landing at $1,150,000 was my favorite but did not like it stated marsh view. That happens to be in the front of the house and only as long as divided lot is not sold and then built upon. 58 Planters Wood at $879,000 was a bit much for location and being 3 bedrooms. 14 seaside Sparrow at $3,599,000 was ok. 26 Surf Scoter at $2,249,000 was also intriguing. 35 St. Andrews Place is back on the market again at $1,099,000 and makes for a great rental. 1 Sprunt Pond had a fabulous view and although 'original' and a step down living room, the view is amazing and close to beach yet private. Hmmm , we could be approaching a favorite. Considering 137 Club Course Dive $869,000 brand new was nice), 24 Wood Duck Court ($459,000) was ok and 21 Water Oak ($389,500) smelled bad and needed a lot of work, 50 Shell Ring Road $699,000 is a patio lot, I would have to say 1 Sprunt Pond is the winner this week! My favorite is 1 Sprunt Pond - $3 bedroom, 2.5 bath for $1,199,000.
