So today is November 15 and we had the NORTH tour for realtors on Hilton head Island.
Hilton Head Plantation
20 Coopers Hawk Road in the Pineland Subdivision of Hilton Head Plantation is under contract while the tour sheets were printed out last evening. It is a three bedroom two bath, under 2000 ft.² and under contract at the price of $779,000. On to the next one. 1 China Cockle Way - This corner lot stucco home with high ceilings (some popcorn ceilings but not in living room) has curb appeal. The home had a nice flow with huge master that overlooks the serene lagoon and back yard and had its own door to access the backyard. The garage walk to kitchen was short and doable and went through the laundry room, which is nice and spacious. This location is exceptional, being only a few steps from the sound. It does need a little bit of updating, particularly the half bath in its rose/pinkish color but the bones and the space of the house seemed quite good. Priced at $1,050,000 for 3 bedroom, 2.5 bath and 3,152ft.² in a very desirable area of the community.
Palmetto Hall
Cul-de-sac home in 36 Timber Marsh Ln. has a three car garage, updated kitchen and baths a large master closet walk-in (carpeted). Natural light throughout and shiplap in living space and other areas. Unique view of lagoon and golf cart path in the backyard. Main floor had living area, kitchen and master suite with office or fifth bedroom. Upstairs had a step down to bonus are above the garage and three more bedrooms, two of them sharing a bathroom but each with its own vanity. Lots of carpeting and railings painted black. Nice attic space for expansion and/or storage. A tasteful remodel with four bedrooms, 3.5 baths and 3700ft.² for $1,350,000/
WIndmill Harbour
Today in Windmill Harbor a new build was featured. 4 Sailwing Lane. A four bedroom 4 1/2 bath new home listed at $2,249,000. Situated on three floors but with an elevator for tired folks like me. Bottom floor featured the two car garage and a bonus room that could also be a bedroom as it did have its own bath. Next floor had the kitchen, living and dining space with a balcony overlooking the Harbour. The last floor had three bedrooms that included the main bedroom. All new and builder grade with an exceptional view. I loved the tiles on the bathroom and wet space the most.
Spanish Wells
And finally my last property to tour was a luxury priced home at 70 Bramms Point Rd., a five bedroom five bath and 2/2 baths $8,000,000. This home sits on a fantastic lot (could be a double lot, need to check). The current owners bought the land in 2017 for $1,400,000 and built this custom home. A large entry area open to the kitchen with an exquisite range, dining room to the left and large Living space to the right. Upstairs there were three bedrooms, of which the master overlooked the intracoastal waterway. What I thought made this property unique where the two freestanding pool houses on each side of the property beside the pool. The one to the left featured living space with two bedrooms upstairs and its own laundry. To the right the pool had living space with a bathroom that could be another bedroom. This freestanding bedroom also had steps going down to the garage and the basement area. The garage had a circular driveway underneath the home. If you look on the map, you will find out what an exquisite piece of property holds this 8000ft.² home.
Hilton Head General
Two condos in the Hilton head area: Summer house unit K 27, a two bedroom two bath for $399,900 and The Spa on Port Royal Sound unit 1322 , a two bedroom two bath condo listed at $435,000. This unit is in the building closest to the sound. Summerhouse is off Marshland Road, a very central location near the Cross Island.
