What a beautiful day on our lovely island! Hilton Head is truly a special place that I am so happy to call home after growing up here and coming back over twenty three years ago. As a Broker and Realtor, I am honored to serve buyers of sellers exclusively on Hilton Head Island and this blog is just one of the ways to help buyers see what is out there and get perspective beyond photos and descriptive words on the listing. Yes, some can sell ice to an eskimo but I wish for Buyers to make informed decisions and if my obervations and comments help them in the process, well, then I am grateful. The list has finally grown after two years of no inventory staying on the market for any long length of time. I must say that NORTH Island does NOT include Sea Pines or Shipyard. I also think of Palmetto Dunes as CENTRAL but with many new agents (we now have over 17000), many do not know the areas. Also, please forgive me if I do not comment on all of them. Some tours are limited with only a two hour window and I will NOT drive BACK to an area that I was at from 9-11 because that house is only on tour 11:30-1:30. I also don't typically go into Villas. Thank you for understanding.
My first visit was to Windmill Harbor, home of one of only 3 Harbor Lock Systems that regulate with tide. I visited 50 millwright. What's not to like about this newer home that was just built in 2023? High ceilings gorgeous spectacular marsh view. Glad that I'm here during high tide in order to see this gorgeous beautiful view. Listing also says deep water which I beg to differ- to me Deepwater is when there' are not houses on the other side and either intracoastal or sound or something of that nature. But it's a very nice long marsh view nonetheless. I can hear highway 278 but do want to point out that it is not as noisy as I expected. The master to the left of the view does suppress the road noise. It's beautifully staged and very spacious with cathedral ceilings in the living room, gorgeous new kitchen with a 6 burner stove.
BERMUDA POINTE - three homes to visit.
42 Bermuda Point has a two car garage - I entered through it. Great space with music area with drums, workout area and of course, two car oversized space.There is an elevator that stops at all three level. Nice entryway and to the right and front you have two bedrooms with shared bathroom. Gorgeous view off the master and a covered patio which looks like it needs a little bit of repairs. One more flight of stairs to get to living space and kitchen. Open kitchen to living space on one side and dining on another. The big disappointment is that the gorgeous view is not maximized in the living space. One has to go the fourth (no elevator bedroom/bonus and from there to an open terrace that does not have room to gather a lot of folks. The Charleston style home is charming but unfortunately does not capitalize on the spectacular view.
90 Bermuda Pointe sits on a patio lot with wooded view facing Squire Pope Road. Entry had primary directly to the right with dated bath but it was used as a TV area for present owners. Arched walls invited you to kitchen or Carolina room. Outdoor living area was fenced in and best feature. Second floor has bedroom 2 and 3 with hall bath.
91 Bermuda Pointe was an internal lot in circular development. Although smaller than #90, the floor plan, colors and condition were more to my liking. Also liked the garage/work out space with sitting area in the back. Privacy to one side and not sure empty lot or green space. That would make a difference.
HILTON HEAD PLANTATION
44 Seabrook Landing Drive is a sub area within Hilton Head Plantation that has estate size lots and many magnificent views to deep water. This particular home was in disarray from last owners. The present owners fixed and improved many things. Gorgeous views and simply spectacular. Two main bedrooms on both floors with best views. I loved the bottom space also had a screened covered sitting/tv area with a lovely breeze. If privacy and serene setting is important, this one is a 10++
27 Hickory Forest Drive is another sub area with the community and has the best drive as you enter the area. Loved the paver driveway. Cathedral ceilings in living area. Tile and bamboo floors mixed. Home looks like it is in great shape, clean as a whistle and cute as a button. View does see a house on the back. Carpet in master bath with laminate by shower and toilet. Bonus room with extra space upstairs was bonus as was the open space next to the stairs that could be a nice mudroom and is presently used as an office.
Did not make it to 22 Savannah Trail due to time constraints. Three bedrooms, three baths and 2,120 ft2 for $975,000. Patio lot and built in 1985.
INDIGO RUN
43 Richfield Way had great curb appeal. Over 4000 square feet and nice stately home with 3 car garage. Cats in the home so I did not go outside so I would not let them out. Carolina Room was light and bright but lost space. Nice setting and pretty fairway view with long view to green. Custom colored walls in every room.
OFF GATED
20 Broad View Lane is a newer home off Marshland Road. Built by Village Park Homes in 2021. This newer home has a dramatic marsh view and I went during high tide so it was glistening! Small covered pool, elevator, new and sold furnished. One car garage. If new and view is your thing, this one should be considered!
LEAMINGTON
19 Brassie Court has five bedrooms and 4.5 baths priced at $2,195,000 but time constraints did not allow me to go and see it. Contact me if you wish to see it via FaceTime or in person.
6 Fairway Court is a four bedroom, four bath home and priced at $2,150,000. Was also unable to see this one due to time constraints and not expecting LEAMINGTON to be part of the North Island Tour.
255 Stoney Creek Villas, with 3 bedroom and 3 baths priced at $929,000 was to be in the South Tour as was 211 Beachwalk Villas, two bedroom and two baths priced at $650,000.
