Today is Wednesday, November 18th, 2020 and we have the North Realtor Tour of homes and villas being sold on Hilton Head Island. This is still a very small tour once again. Inventories are low, and every time I go to the daily sheet of activity on Hilton Head Island, there are always two to four times more under contract and sold than there are new ones coming on the market - at least for now. Of course, that imbalance will, sometime, come into balance.
Hilton Head Plantation
In the Big Woods neighborhood, we had 65 Big Woods Drive with four bedrooms and three and a half bathrooms listed for $720,000. My guess is this was originally a spec house with a nice view. I love the long view on the lagoon. It's clean as a whistle.They put new granite on top that's pretty and it has a nice flow to it. Again, the prices are just a lot higher. But with such little inventory, I don't blame them for going to $720,000.
In Ribaut Island of Hilton Head Plantation, we had 41 Ribaut Drive. This home has four bedrooms and four and a half bathrooms, and it's listed for $2,920,000. The kitchen was a bit dark and a little small. If you're a cook that likes to have people around the kitchen, it just was like a galley kitchen that was open to the living space. The master was upstairs even though it had an elevator. There did not seem to have a dock, one of the main reasons my past buyers have wanted Ribaut. I love the curb appeal of this home. But I was disappointed. It was a beautiful view, no doubt about it.
And lastly in Hilton Head Plantation, we had in the Skull Creek neighborhood, 16 Margarita Court with three bedrooms and two and a half baths. The listing price for this home is $559,000. Boy, this one was neat as a pin. It beat the first one on Big Woods by a long shot. The kitchen, it had one of those corner glass windows that is no longer part of the building code. It had a view of the trampoline next door, which was kind of disappointing. But that, at some point, will change, and you'll get used to it. The carpet in the second bedroom was really in bad shape, and the other two seemed to be okay. It had a nice and bright master bathroom. I really liked it even though the tub was dated. The master vanity was high and white in color. I felt like the price was great as was the area. So, I was pleasantly surprised and will put this on my short list of favorites on this tour.
We only had one home in Windmill Harbor, and I recognized this one. It was 58 Sparwheel. This five-bedroom, five-bathroom home is listed for $1,675,000. This was right on the harbor with a fabulous European kitchen. I know these folks, and every attention to detail is phenomenal. Nothing was done haphazardly or cheaply. Even the grates of the HVAC return are custom and beautiful. And we're talking about the grates on a return, which we tend to overlook on normal homes. So, again, a quintessential turnkey, beautiful home with a European style kitchen that was well thought out. Also will make my short list. :)
4 Ellis Court has four bedrooms and two and a half bathrooms and listed for $649,000. It's an older southern style home and clean as pin. I think the two and a half bathrooms for four bedrooms is probably the biggest objection. I loved the wrap around porch. It's priced well for Hilton Head right now.
We had 170 Dillon Road with two bedrooms and two and a half bathrooms listed for $1,499,000. This is, of course, off Beach City and is a nice big lot. The views are phenomenal and the house is 'ok'. If views and privacy are important, this one is for you!
In Spanish Wells area, we had 44 Hammock Oaks Circle. This home had four bedrooms and three and a half bathrooms and is listed for $675,000.
Near the schools, we had 194 Ceasar Place. This three-bedroom, two-and-a-half-bathroom home is listed for $309,900. That's a newer, small, dated neighborhood.
So, that wraps it up for what's on the tour for sale on Hilton Head Island on the north end for today. Next week is Thanksgiving, so we will not be having a tour.
I would have to say my favorite-- I love that Sparwheel Lane townhouse. It's gorgeous, turnkey. I heard it was under contract, but financing fell through. That's becoming one of the issues right now as folks get furlowed and no longer qualify for loans. So, I would say 58 Sparwheel Lane was my favorite for the discretionary buyer.
And, otherwise, 16 Margarita Court, if you don't need four bedrooms, I found the price great. I love that location. And it just needs a little bit of clean up.
