Today is Wednesday, October 28th, 2020, and we have the North End Tour for homes for sale on Hilton Head Island. The trend is back. We are seeing more go under contract that come on the market. So, we still have a very, very tight market especially under $850,000. If you were ever thinking of selling your home, this is the perfect time. I don't know how long this will sustain itself. Obviously, we live in a great island, and with Corona, we are much more protected. So, the demand may stay for a while. However, after elections, things may turn different. So, just keep that in mind. So, let's get started.

Windmill Harbor

We had one home in Windmill Harbor. 41 Harbor Passage East has three bedrooms and three and a half bathrooms and is listed for $1,249,000. I've shown this home, and it's been on the market for quite some time. This seller has been trying to sell it, I think, since the beginning of 2008. It came on in 2008 at $1,495,000. It came all the way down to $1,345,000. Came back on in 2014 at $1,275,000 and they withdrew it by $1,189,000. They lowered it down to $1,099,000 in 2015, put it back on in 2015 at $1,089,000, got it all the way down to $999,990. In 2016, they were at that price. And in 2017, they were at that price. Then, 2017, they came on at $1,049,000. And I showed it then. The thing is the floors are sloping ever so slightly, and right now it is quite cluttered. It does have a pool and a pretty yard. But they came back on in 2018 at $995,000. They had it all the way down to $945,000. Then, they started at $987,000. They had it all the way down to $959,000. It goes on and on and on. And then, in 2019, they had it at $995,000 until August of last year. And then, a year later, they put it on at $1,249,000. It's just silliness. But nevertheless, it seems a little pricey. There is a different tenant in there, this one having a lot of Tschoch and stuff. Yes, the market's better, but I certainly don't think it's 13% better. On a side note, there's not a lot of inventory out there, so they might as well try, correct?

Hilton Head General

In off-gated communities, we had 41 Bermuda Pointe Circle. This home has three bedrooms and three and a half bathrooms. It's listed for $679,000. This one was beautifully appointed. It had two stone fireplaces - one of them in the large master bedroom. There's a water view and you see the bridge. But it's an empty lot and at sometime, someone's going to build there. But it was very cozy. The master bedroom was upstairs with a lovely fireplace in it. There were good, open living spaces on the main floor. You do have steps. It had a nice master closet. It's nice, light, and bright. I enjoyed this, and I found it to be in the money. You're also next to the community pool and it's a really nice neighborhood. 

For condos, just to mention off-gated, we had F21 Summer House with two bedrooms and two bathrooms listed for $200,000. 

And in the Allenwood community, which is right near the high school, we had 214 Caesar Place with three bedrooms and two and a half bathrooms. This home is listed for $314,900. 

Hilton Head Plantation

Surprisingly, in Hilton Head Plantation, there was only one house on the tour. I cannot recall only having one home on the tour at Hilton Head Plantation. So, I'm stunned. And that tells you how lean our inventory is. And this was in the Big Woods neighborhood. 

61 Big Woods Drive has three bedrooms and three and a half bathrooms. The listing price is $515,000. I loved the curb appeal. It had a nice, spacious lot. It's a low-country house with a veranda in the front. It needs some updating, but the master bedroom is off the first floor. It had a really nice, pretty lagoon view. So, I found this in the money, and I doubt this will last very long. 

Spanish Wells

In Spanish Wells, there were two homes, but they had a very short open house. It was only until 1:30, and I didn't make it today. One of them, I've already mentioned in a previous blog. 

48 Brams Point Road has five bedrooms and five and a half bathrooms. This house is listed for $3,495,000. It's got sort of a small kitchen. It's a little darker, but a cool home on the water.

And 76 Brams Point Road is a five-bedroom, six-and-a-half-bathroom home listed for $3,750,000. This one is a low-country southern home - two styles - with a veranda on the front. And you have water on both sides. I did not get to see this one. I do know the sellers, and she's a designer. So, I'm sure it looks beautiful. It is a dated home. But if you like the romantic low-country style, considering all the new homes that are going up, this is a good deal to have your home there.

So, that about wraps it up. I think the 41 Harbor Passage needs a lot of decluttering. So, I would say my favorite was really 61 Big Woods Drive just because that was a little more in the money with its potential. Bermuda Pointe Circle was a little high at $679,000, and I don't like that someone's going to build in front of your water view at some point. So, I think 61 Big Woods Drive is my favorite this one time. 

This is an excellent time to sell. So, if you're wanting to sell, this is the time. I cannot stress that enough. So, please call us.
