Today we have the Open House Realtor Tour for Hilton Head Central.
10 Ordnance Place is a three-bedroom two bath listed for $500,000. This house was surprisingly in great shape. It is all cleaned up and in the cul-de-sac. It has a very pretty view over a lagoon. It has tall and smooth ceilings with original cabinets, but it was all tasteful. I was pleasantly surprised, and I really, really like this one and it’s a great price. The only thing I didn’t care for is, when you drive up to it there’s the back sort of fence gate of Port Royal and you may get some airport noise. But it’s in a very nice setting. The master bath is huge and has two walk-in closets. It has a standup shower and a soaking tub and lots of space and light.
20 Sovereign Drive is a five-bedroom three and a half bath priced at $1,157,500. It’s a Cape Cod style house. The curb appeal made it look large and impressive . It was interesting inside because they really took advantage of the space to the golf course green and you get beautiful views everywhere. It’s tastefully done and a really great family house. They had cool movie theater room upstairs with a huge screen. It would make a great family house.
3 Falcatta Road is a four-bedroom four and a half bath listed at $1,994,000. It is very original and oceanfront. It’s a very tight road in there. That’s a tough redo. You are almost getting the lot price. You are surrounded by larger homes especially on the left-hand side. It’s very old-school.
18 Royal Crest Drive is a three-bedroom three and a half bath home priced at $675,000. It’s a redo and a nice size. They used the vinyl planking throughout and has a 'beachy place' feel. The wood rot outside and the view just didn’t really appeal to me. It was okay and a nice redo and bought the property a year ago for $519,000. Royal Crest is a nice street.
We had one house in Long Cove which is 2 Woodstock Court. It’s a four-bedroom four bath for $525,000. I didn’t care for it at all. The decking in the back dips. The view is nothing special. There is a sagging slope in the master hallway and in the closets to the bathroom. I don’t know if it’s something that needs to be addressed. Don’t forget that Long Cove has the $12,412 POA annually.
19 Knightsbridge Lane is a five-bedroom five and a half bath for $2,490,000. Nice view. You see the club house and the lock system. So, it has a pretty view, but you do see houses on the other side. It seems a little high but is very ornate and has had very high-end things done with it like the wall coverings and the layout etc. It seems a little high though for what else is available in Wexford right now.
19 Coventry Lane was on the market a while back. It’s a four-bedroom five and a half bath home for $699,000. It’s very cute with brick stairs going up. Also has a nice outdoor area with a fireplace. It’s a cute and cozy home that is well-priced at $699,000.
54 Wicklow Drive is a five-bedroom five and a half bath for $1,495,000. It’s richly built. It’s empty so it needs a little bit of love. It’s at the end of as cul-de-sac. It’s a nice, ornate, presentable home at the end of Wicklow.
The first house in Palmetto Dunes was in the Leamington neighborhood which is a private neighborhood within Palmetto Dunes that does not allow short-term rentals. The houses are higher end stucco and elevated. 24 Leamington Lane is a four-bedroom four and a half bath priced at $1,099,000. It has a nice coastal feel and is very tastefully done. Nice long golf view and priced well. That one will make the short list in PD.
19 Cartgate Drive is a four-bedroom three bath house listed at $649,000. I did not like the feel of this house. It’s a wooded area. It’s been upgraded but very inexpensively and smells of quick cheap flip. I did not care for this one. Not my cup of tea or for any Buyers I know.
12 Saint George Road is a three-bedroom two bath home priced at $740,900. It’s a little on this high side but again, you are closer to the beach. It needs to be redone. It’s dated despite its lovely curb appeal. Looks better in photos than live.
7 Catboat is an oceanfront five-bedroom five bath two half bath home for $4,995,000. It’s on the high side but it’s beautiful. You can tell it’s a custom-built home with thought and lots of love and is very dedicated with great landscaping in the back. Some of the colors aren’t my taste but it’s a very cozy family home. It has a lot of things in there that are busy and that keep it from showing really nice. There is beige carpet. There is sort of as round master shower that was kind of different. ou’ve got carpet that goes down the bathroom hall, but I guess in the morning that could be kind of lovely. And yes, it does have an elevator.
40 Full Sweep is a four-bedroom four and a half bath house priced at $895,000. It has nice curb appeal. It’s okay. It seems kind of high for me and was not my cup of tea. Did not really care for the kitchen nor the view.
26 Port Tack is a four-bedroom two and a half bath home at $689,000. It needs updating. I didn’t care for it. What is lovely is that it has a dock to the lagoon system of Palmetto Dunes. Would make a nice remodel.
46 Port Tack is a three-bedroom two and a half bath priced at $695,000. It’s the same thing. Needs updating and just did not feel it.

1804 Shipmaster Villa is a two-bedroom two and a half bath priced at $285,000. It’s priced reasonably.
703 Tennismaster Villa is a two-bedroom two and a half bath for $339,000. They both are very spacious and well-located. So, both would do quite well.
In Palmetto Dunes there were a good number of villas.
491 Captain’s Cove Villa is a four-bedroom three bath for $669,000. It needs to be redone I’m sure at that price.
938 Inverness Village is a two-bedroom two bath priced at $375,000.
970 Inverness Village is a two-bedroom two bath for $419,000.
293 Turnberry Village Villas is a two-bedroom two bath listed at $410,000.
702 Barrington Park Villa is a three-bedroom three bath for $534,000. These are the five story beautiful buildings. They rent very well.
107 Windsor Place One is a two-bedroom two bath priced at $599,900.
206 Captain’s Quarters Villa in Shelter Cove has one bedroom and one bath for $315,000.
13 Tradewinds is a three-bedroom three and a half bath for $489,900. There is a two-car garage in those. They are elegant and very close to the Art’s Center. It’s kind of tight in there. You can tell this was one of the last sort of elegant luxury villas to be developed.
There was one house Off Plantation that I did not go to which was 63 Victoria Square Drive, a three-bedroom three and a half bath priced at $364,900. It’s off of Marshland Road.
Folly Field - Hilton Head Beach and Tennis Ocean Villas. C305 is a one-bedroom one bath for $189,000 and then, C348 is a one-bedroom one bath for $229,000.
19 Coventry Lane in Wexford for $699,000 appealed to me. I also liked 10 Ordinance Place and 18 Royal Crest Drive.
So, again, there is lots of great inventory on Hilton Head for anyone wanting to buy. Whether it’s for a second home, investor, or a primary residence, this is a great place to be.
