Today is December 11th, 2019 and we are in our second to last Realtor Tour for homes on Hilton Head Island. Hilton Head real estate kind of slow down in December. We only have 17 and a lot of these happen to be villas. So, we only really have seven houses to look at, but they’re spread through the central part of Hilton Head Island. Our first stop is in Palmetto Dunes.
Palmetto Dunes
13 Promontory Court is a three-bedroom three bath homes listed at $1,250,000. The curb appeal for this house doesn’t seem that keen and being a three-bedroom, I have to say that when I went inside, I was absolutely mesmerized. First of all, they had a beautiful cherry front door with the trim made of cherry and inside there were five gas burners and the view is spectacular. You have sort of a water view and a long view of the green. There are beautiful trees on the property. It’s a great living space house even though it’s only a three-bedroom. I would say that is the biggest drawback. I loved everything they did inside. I loved that when you came into the master, you had the bathroom that was tastefully done and then you went through to a sitting area and then you took two steps up to the master and you really get to take advantage of the view. All in all, it is a spectacular house. I really, really like it and was pleasantly surprised. Of course, it is staged, and it is 3,200 square feet but I love this address and it looks like flip. It looks like it’s staged but I really liked it. Don’t let the curb appeal keep you from seeing this home.
The next one on the Inverness side of Palmetto Dunes is 4 Burns Court, a four-bedroom three and a half bath priced at $799,500. This one is closer to the beach. It is not as residential. As you drive up, it’s a very small driveway space. So, you’ll just have to keep that in mind. This home would be a golfer’s view paradise. You watch them tee off and you have a little putting green and you even have another green to the left and a pool. It is basic build quality. They put laminate down on the floor. The cabinets are dark in the kitchen. You walk in and limited in living space but you have four bedrooms. I think it has potential with its proximity to the beach for someone who doesn’t want to spend $1,250,000 like the other one. This one has potential. The curb appeal, I don’t like the round garage they have. The way it’s trimmed out, the doors are for a square one. So, I don’t like that. I don’t like that it has vinyl coming in. I don’t like that it is all wooden steps going up and it’s not very visitor friendly because the way you park and the way you walk to the house isn’t welcoming but the views are spectacular and I would spend the money on a gut. Obviously, inside you have to gut it but I would also spend the money in making the entryway a little more appealing and more welcoming but it is priced well again, for having that many bedrooms but you don’t have as much living space and it is a little less square footage than the other. I think it’s 2,700 square feet. Again, champagne taste on a beer budget. You’ve got almost 2,500 square feet at $799,500 but you need to do a lot of work and then you have one for 3,200 square feet at $1,250,000 which you can certainly renovate the Burns Court one to that level because you have more beds and more baths but you don’t have the living space. So, if you really like living space, Promontory is the way to go. I really like that house, but I know that everyone has different lists of needs.
Singleton Beach
Next in our repertoire is 10 Collier Beach Road, a five-bedroom five and a half bath listed at $1,450,000. This is ocean front and when you drive up, you can see that the house is somewhat neglected. It really needs a good power wash. It does have a sunken living room. It has a beautiful ocean view. It needs a little TLC on the outside. I know that this one was bank owned. The owners tried to sell it for $2.1 million and then $1.8 million and now it is bank owned at $1,450,000. This one gives me the tingles because as an investor property, you know, the houses are close together, but you come through Singleton Beach and it’s a beautiful drive up and you’re ocean front. So, I get giddy because this could be a tremendous investment property. Put it on the rental market and clean it up some. It even has an elevator. So, while being ocean front at $1,450,000 and having that many bedrooms, which is what people want to rent for, I think it has tremendous opportunity. Wow, I’m pretty excited! The only thing is you may have to gut the house a little bit. I was briefly in there and I have to say that my throat is a little scratchy and I don’t know if it was maybe from mold and stuff in the HVAC system. So, typically with banks you can get 2-3 percent of list. One would have to look at that a little closer but again, it looks like it could be a tremendous opportunity.
70 Folly Field Road is a four-bedroom three and a half bath for $629,000. I’m curious about this one because it is priced pretty well. These folks bought it in 2006 for $600,000. So, I’m very curious about its condition. It is in the Folly Field area and it is a smaller house, but I think it’s worthwhile to look at. Again, 10 Collier Beach is pretty impressive. I would certainly consider this one even though it has been neglected for a bit. For $629,000 you are basically getting 70 Folly Field for lot value. When you walk in, the first thing you see is the HVAC unit and the water system downstairs. You come upstairs and it has a cozy kitchen. It’s choppy. It is an upstairs house which is what the beach bungalows used to be back in the day. It needs to be neutralized a bit and maybe opened up some but it’s cozy. Again, I just don’t like that when you come in, the stairs make me a little nervous. They have some dead space. It’s a beach bungalow no doubt. Also, you are across from Fiddlers Cove and you have a pond and a carport. I’ll have to see when it was built. Again, if that is the budget, it’s the budget but Collier Beach, I think, would be best because you really don’t have a view at Folly Field and the one thing I always tell people is, you know, location and view are what you cannot change and the more unique you can have those, the better it will be if we ever have a down market. I just haven’t experienced that down market. You know, I know 800 of the agents have not done that because they have moved to the business in the last five years, but I remember that location and view at least sold your house. You didn’t get the top price, but you were able to sell it. So, you have to keep that in mind and 70 Folly field is also much closer. There are old tennis courts. This used to be a tennis center and at some point, we’ll have to see what is going to be redeveloped here. It may be great, and it may not be, but you have that risk of what is coming. Now we go to Port Royal.
Port Royal
5 Overlook Place is a three-bedroom two and a half bath for $2,295,000. It seems a little high for what you’re getting which is a three-bedroom two and a half bath house and its lot value would be under two, but I think this house has potential, especially for someone that wants a smaller house. It has smooth ceilings and is very well maintained on a nice, big ocean front lot. Many of you already know from my earlier blogs that Port Royal is a completely private beach community. There is no short-term rental in there under six months. So, it is a great opportunity. I must add these poor folks had a squirrel in there the night before and it chewed up all the window casings!!!
Long Cove
Just as a reminder, Long Cove is a private community and you pay a $20,000 initiation fee to become a member and then I think the POA is about $12,000 and change annually. It’s a great golfing community and I think it is one of the top 100 golf courses is in the nation.
3 Hobnoy Court is a five-bedroom five and a half bath listed at $1,185,000. It is a new build and a low country house. It looks like a spec home. You know, we never used to have that many spec homes. Everyone built custom homes on Hilton Head. So, I have a hard time with this but nevertheless, it is done the way these new houses are. It has kind of flimsy cabinetry, but it looks good for now. The trim around the door is missing. The worst is that when you come up from the asphalt to the driveway, you might puncture your tires. I really don’t care for that at all and it scared me to death. So, if I get punctured tires I’ll know why. It’s a clean house and the way people kind of want them but I know 1 Hobnoy is on the market and that one might be a little more price conscious. I don’t know. If I’m going to spend $1,100,000, I really would like to have better quality even if it’s not five-bedrooms, but that’s just me but again, it is a new house.
The last one in Long Cove is 353 Long Cove Drive, a four-bedroom four and a half bath for $596,000. It has a nice view. It is not as open as the other one but again, it is at a very different price point. It has a very nice view. I think it has a superior view to the previous one.
So, that about covers all the houses. I think I would have to say that 10 Collier Beach, the bank owned property, is my favorite even though you are probably going to have to do new duct work and a new HVAC system to keep your lungs intact. I would go ahead and do all that. I also enjoyed 5 Overlook on the ocean. It’s a small house but well maintained with upstairs living on a big lot.
So, now let’s just go through the villas on today’s tour.
Villas
B21 Hilton Head Beach and Tennis Villa is a two-bedroom two bath for $185,000.
Brittany Place #35 is a three-bedroom two bath for $274,900. It is an end unit. They got rid of the carpeting. They made it nice and clean. I really like it.
In Yacht Cove we also have unit 210 Wyndemere Villas, a three-bedroom three bath for $219,900.
In Palmetto Dunes we have 7827 Centre Court Villas, a two-bedroom three bath priced at $354,900.
In the Leamington area we have 702 Barrington Park Villas, a three-bedroom three bath for $499,994.
6304 Hampton Place Villa, a one-bedroom one and a half bath priced at $549,900.
On the Mariner’s side we have 1 Hickory Cove villa, a two-bedroom two and a half bath for $475,000.
In Shelter Cove we have 7147 Harborside Two Villa, a two-bedroom two bath for $344,999.
Lastly, in Shipyard we have the only thing on the market, and these are rare, is 4B Waterford Villas. It’s a two-bedroom two bath for $279,000.
Again, it is a very short view of homes on the market today in Central Hilton Head. I do want to remind everyone that this island of 12 miles has beaches, tennis, biking, watersports, golf, tennis and kids can go to school and ride their bike if they go to Hilton Head Prep and live in Sea Pines. There is just so much in this small community. We have over 200 restaurants and decent shopping. It’s just a wonder community, especially when it’s not summertime.
