Today is February 5th, 2020 and we have the Central Tour of Hilton Head Homes for sale. This is the realtor tour that we have every week for all agents to see what condos and homes are for sale on Hilton Head. I only go in the homes but every once in a while I will go in the condos, or villas as we call them down here. CLICK on any address to see more detail of the property I am talking about.
6 Troon Drive is a five-bedroom four and a half bath for $899,000. This is a newer home. It’s a little on the dark side. You can tell it is being used for a rental. It is really close to the beach but also residential. It’s a big house at an okay price.
On the Mariner’s side we have 62 Mooring Buoy. It’s a three-bedroom three bath house listed at $899,000. This was a funky house but it’s third row from the beach. It even has an area over the porch that you can walk to and it even has a door but there is really no access to it as well as a light switch way up there. So, it was really funky but again, the proximity to the beach was incredible. It needs updating and the curb appeal is blah. It’s just an old asphalt driveway.
31 Starboard Tack is a three-bedroom two and a half bath for $650,000. This house is medium-grade build. Everything needs to be done to it. You are far from the beach. The roof really looks old and looks like they have never painted the exterior of the house. My guess is original owners and nothing has ever been done to it. So, you’re going to spend a good $100,000 to $200,000 and still have an older house far from the beach. It has these types of windows that I don’t care for anyway, the round half moon windows.
The rest are villas. So, I’ll go through those really quickly.
266 Turnberry Village Villa is two-bedroom two bath listed at $382,000. These are nice for golf-oriented folks.
6 Beach Villa is a three bedroom three and a half bath listed at $1,129,000. It is priced well for oceanfront.
1 Hickory Cove Villa is a two-bedroom three bath priced at $465,000. It seems a little on the high side, but I don’t know its condition.
529 Queens Grant Villa is a two-bedroom two bath listed at $329,000. It’s priced okay.
In Shelter Cove we have 7114 Harbourside I, a two-bedroom two and a half bath for $329,500 and 7139 Harbourside II Villa, a two-bedroom two bath at $349,000.
I usually don’t mention these but there were a lot and at a price of $429,000 I am today. In Leamington there is 50 Leamington Lane, which is a lot, for $429,000. I have a lot in Windmill Harbor for $499,000 that has a deep-water view and a marsh view. It’s a spectacular townhouse lot for someone who is looking for this type of lot. Please consider Windmill Harbor because it is one of the best lots I’ve seen on the island.
1 Azalea Street is a four-bedroom three and a half bath for $699,000. I was excited about this house because it is a new build. It is on the corner and you’re surrounded by old 50’s-style ranches. The quality of this build was really medium. I was disappointed. I was really excited about this one being new, but was disappointed.
We also have a villa in Folly Field which is 14J Fiddlers Cove. It’s a two-bedroom two bath for $189,000.
We also have 1311 Hilton Head Resort Villa, a two-bedroom two bath for $227,900. These have really come up in price.
We only had one in Long Cove today and it is 7 Long Brow Road. It’s a three-bedroom two and a half bath for $450,000. I really like this house. It has a spectacular view. It has a beautiful view. The house needs to be updated but it has a good flow and lots of natural light. I really like this house and think someone that wants to downsize would really like it.
48 Bridgetown Road is a four-bedroom five and a half bath for $799,000. I remember this house. It was with another broker. This person bought it before the correction and before Wexford started coming out of the recession. They bought it in 2015 for $375,000. I really can’t tell that they’ve done anything to it. They tried to sell it two years later for $979,500 and then they decreased the price at the end of the year. Then they decreased it in 2018 at $874,000 and now they came back a year and a few months later and have it priced better at $799,000. The house is a little dark, but it has very nice views and a large master. It is kind of a French country-style home for the right person. I like that it has a three-car garage and it’s kind of on a cul-de-sac.
18 Castlebridge Court is a four-bedroom four bath for $1,450,000. With this one, you really have to kind of overlook the very unique art that they have. I love that it has a boat dock in the back. You are right on the harbor front and put a boat up to 65 feet, which is amazing. It has a nice flow and some nice features in the house with some very cool art. It is a dated house, but I do like this one much more with it being harbor front than Bridgetown. Besides, Castlebridge is a really nice address.
19 Wicklow Drive is a four-bedroom, five bath, and two half bath house for $1,490,000. I like the finishes in this one a little better and I love that they have a little spa on the top level in the back yard and down low the pool. This one has a golf view with a three-car garage. One would probably have to look at both. It depends on what buyers are looking for regarding their top priorities.
Last was 4 Wexford Drive, a five-bedroom six and a half bath home listed at $1,395,000. This one has a British West Indies feel and it is a custom-built home. Everything is just really dark. It also has a sunken living room and a bar to one side and a kitchen to the other. I do like the master suite, but the living space is kind of odd. There is a huge office, obviously, the gentleman liked to work out of his home. So, you’ve really got to like that West Indies darker look which is not my favorite.
In Shipyard we have a bunch of villas. 115 Beach Walk Villa is a two-bedroom two bath for $335,000.
183 Evian Villa is a two-bedroom two bath for $369,500.
16 Sailmaster is a three-bedroom three bath for $389,000.
141 The Greens is a two-bedroom two and a half bath for $324,900.
125 The Greens is a three-bedroom three bath for $419,000.
That about wraps it up for this tour today. The one that sticks out for me, believe it or not, is 7 Long Brow Road in Long Cove. I know I’m always a little hesitant with Long Cove and Wexford because of the high initiation fee and their POA fees being in the $12,000 to $16,000 range annually but this Long Brow just has a really killer view and I know you can change everything else other than the view. So, I would have to say that it is my favorite. Also a great price.
However, there are beautiful houses in Wexford for the right buyer. Hilton Head continues to be a wonderful community. The town is doing great things like our new island rec center, a sailing center and lots of water, golf, beach. There are many things to do. People love to live here. People love to work here and, of course, play here.
