Today is a balmy, sunny day on Hilton Head, almost 81 degrees! It is January 15th, 2020 and it is the home realtor tour for mid-island. 

Port Royal

31 Barony Lane is a two-bedroom two and a half bath listed at $649,000. It has a pretty view and is clean as a whistle. There were some updates done to it and it has a pool.  It has nice curb appeal and nice landscaping done in the front. I think it’s a little small for a lot of people, but it is a well-maintained home.

94 South Port Royal Drive is a three-bedroom three and a half bath home listed for $975,000. It has nice floors and is close to the beach. There is a smell in there. I love the furniture but don’t know if it’s staged.They have very good bedroom separation with master on left and the rest of bedrooms over the garage. It looks like they added all that space. There is a hollow sound when you walk in the living room and kitchen area. You know, if you have a heavy foot, it feels kind of hollow. The bathrooms are dated, especially in the master bath. The kitchen is okay. It has a funky curb appeal, but it does need a little bit of TLC BUT it is across the street from the beach.

70 Planters Row is a three-bedroom, four bath, and one half bath. I’ve seen it before. It is a funky 80’s floorplan. It’s a tough house to renovate. They kept it at the same price. 

Palmetto Dunes

21 Cartgate Drive is a six-bedroom five bath priced at $929,000. It has a really small closet in the master, and it is kind of choppy. You have to kind of zig zag to make your way to the kitchen. I do like the porch. It is sort of a covered porch with tabby and some rocking chairs. Didn’t do it for me. 

183 Mooring Buoy is a four-bedroom three bath home listed at $1,149,000. This one has a dock but it is deep into the plantation. I don’t like that when you come in, you don’t really have an entryway because as soon as you step into the house you have to go up like four steps. It is on the lagoon and has good bedroom separation. It’s okay. 

Long Cove

10 Delta Lane is a four-bedroom four and a half bath listed for $989,000. It’s a lovely home and is priced well. Nice curb appeal and I like the outside pool area and outdoor living space. Nice inside too. I liked it.

42 Turnbridge Drive is a five-bedroom four and a half bath for $1,175,000. This one has a spectacular view. I love the pool. It has a fence around it. It’s a really nice, unique kitchen cabinets. Upstairs there is an office with its own bathroom. I guess it’s a fifth bedroom that they are using as an office with built ins. It’s a lovely home. I like it a lot. 

2 Turnbridge Drive is a four-bedroom four bath listed for $729,000. For this one, the view is not as nice. They have a killer view on 42 Turnbridge. The house is kind of set back really far but it looks like it’s a great house for entertaining. You can tell they are cooks. It does need some updating but it has good bones but not a good flow. It’s a little on the dark side. It has great potential but the view is not as nice as the other two in Long Cove and its on the corner of two of the busiest streets out there.

Wexford

9 Bridgetown Road is a three-bedroom two and a half bath for $579,000. It is a good price as you’re on the dock and on the lock-system harbour. It is a small house. I’m not such a fan of the blue cabinets and it really didn’t flow that well, but I think it has tremendous potential. 

32 Wexford Club Drive is a five-bedroom, four bath, and two half bath home listed at $2,900,000. This home is on the way to the club, on the righthand side. It is one of these unique houses that every time you drive by, you’re curious about it. Unfortunately, I didn’t see a lock box and I couldn’t get in. I was very late today but it looks like it sits on two lots and right on the harbor. You have Plantation doors and then you go into a huge outdoor space that is very private before entering the main house. Very unique home and really interesting. I wish I could have seen it but maybe one of you reading this blog will decide to come down and look at this house and then we can see it together. :)

Condos


In Folly Field we have a 226 Admirals Row, a two-bedroom two bath listed for $275,000. 

In the Fish Hall area there is 2121 Cotton Hope Villa, a two-bedroom two and a half bath listed at $115,000. Those have gone up. I remember when they were in the 80’s after the crash.

In Leamington we have 121 Abbington Villa. It has been on before. It’s a two-bedroom two bath listed for $569,000. 

685 Queen’s Grant Villa is a three-bedroom two and a half bath at $410,000.

In Shipyard there is 136 The Greens, a three-bedroom three bath priced at $459,000. 

All in all, it was a very short and sweet tour. A lot of people were out today, thanks to the . I guess all of the houses were able to be covered since there were just 10 homes to see. 

So, all in all I think I would pick my favorite to be 42 Turnbridge or 10 Delta Lane in Long Cove.
