Today is January 29th, 2020 and we have the tour of homes for sale on Hilton Head Island. This is the Realtor Tour and it is for the South End.

Sea Pines

11 Cedar Waxwing is a five-bedroom six bath home listed at $2,295,000. This is an older home. It was on the market last year for six months at $300,000 higher. You do have ocean views, but it is an older home. So, a lot of bedrooms are downstairs, and I don’t know for floods, they must be grandfathered in on the insurance plan. It is second row with ocean views. It is a nice redo. It was totally redone in 2002. I’m glad they brought the price down. It’s a little more realistic now.

11 Whistling Swan is a six-bedroom five and a half bath for $2,650,000. It is also a nicely built custom home. It was built in 2000. It also has a peek-a-boo ocean view to one side for sure. On the right-hand side, there is an older home that at some point will be a tear down and that will be built upon. It has nice upgrades and a cozy kitchen with a butler’s pantry and nice sitting areas. It has a good pool. It’s a beautiful second row. 

16 Oyster Catcher is a four-bedroom four bath home priced at $1,369,000. This one also is a redo and nicely done. The kitchen is still tucked in the corner. Being sold furnished. It is a nice redo. I like the way they did the oyster shells. It’s a third row and is a nice old-school house. 

26 Canvasback is a four-bedroom three bath for $1,275,000. This one is also a third row. I like this one better than 16 Oyster Catcher. I think the way it’s kind of tucked away in a corner makes it a little more private. It is light and bright but has a very small kitchen with not a lot of cabinets or storage space. So, it is not for those who like to cook all the time. I like the way they have the stucco and it’s a nice redo. It’s really cute. Old-school. It was built in 1965 and was redone in 2002. VanGeison did a fantastic job. You almost can’t tell that it was built in 1965 whereas with 16 Oyster Catcher you can tell. It’s a cute redo.

36 Canvasback is a four-bedroom four and a half bath listed at $4,100,000. It has a nice garden area. You come to the back through an iron gate and it has old Savannah brick and a nice pool area. It is not open, but it’s very cozy and quaint. It is an old-school house and it’s a little beat up. It seems a bit house just because it is an old-school house. A lot of love and memories were made in this house, though. You can certainly tell.

40 Canvasback is a five-bedroom, five bath, and two half bath home for $4,500,000. This one, just like 36 Canvasback, is ocean front. It is not as choppy, and it is a little newer and has an open kitchen. It has more space and the view is much nicer. Just the feel of it is a lot better than 36 Canvasback. It is also an old-school house. 

5 Pender Lane is a two-bedroom two bath for $439,000. This is in the Lawton Wood neighborhood and I have to say that it is absolutely adorable as a redo. They have a new water heater and even have new sliders. Really did a nice job on this redo. I think this one will not stay on the market long. I think its biggest drawback is that it is a true two-bedroom and there is nothing you can really do to make a third bedroom, but they have really done a nice job. I was truly delighted at this cute little house.

64 Lawton Road is a four-bedroom three bath house for $799,000. This is a newer house and elevated. It has a nice view of the lagoon, nice pavers in the driveway. It is okay. I just wouldn’t pay $800,000 in Lawton Woods but that’s just me but again, for a family this would be a great house because it is close to Hilton Head Preparatory School (where I and my sons went to school) and is a nice little house.

Harbour Town

We started with 12 Genoa Court, a four-bedroom three and a half bath for $1,325,000. This is where I have a problem. I’m all for people that flip houses making income. I think you take the risk and you tie up a lot of capital and so, I think it is only right that you make some money. The issue that I have on this one is that this guy bought it in 2018 (not even a year and a half ago) for $800,000 and he basically painted, took down one wall in the kitchen, put new inexpensive cabinets in the bathrooms, and got rid of the metal gate in the front. This is what he did and yet he expects to make $400,000. Now, it is furnished but it just seems to me that we are stretching it there. So, people that do their homework will kind of look at that and scratch their head. Yeah, they put smooth ceilings in and put a nice coat of paint, but the stairs are the same. They put in new floors, but I’m just amazed at what people do. Oh well. Someone might pay them.

38 Windjammer is a five-bedroom, four bath, and two half bath listed at $1,795,000. This one is absolutely in a primo golf location, a great party house. If you go to the Heritage Golf Tournament, it is the house that sits out the most. You do, I think, get golf balls from the driving range every once in a while, but it is beautifully done with a nice, open kitchen and two masters. The view is mostly of the golf course but it you sit on that round side you can actually see the deep water, which I think is beautiful and you are right there by Marsh Drive in a very nice part of Harbour Town. It is a beautiful, custom townhome. 

 401 Baynard Cove Club. It has three bedrooms and three baths and is listed at $945,000. This one sits in the front and faces 15 of Harbour Town. You’ve got a beautiful back garden and lots of outdoor entertaining. There isn’t really a view but large outdoor space and privacy. It’s beautiful and tasteful. Just lovely.

405 Baynard Club is a three-bedroom three bath for $769,900. That one is right on the creek. You could take your kayaks and go right out but what makes Baynard Cove Club as unique is, they are fee simple villas and they have their own kayak and dock for the entire complex. They also have parties next door all the time. Every week they have a gathering. So, it’s a very nice way to get social if you want to get into a neighborhood. So, those two are of interest and lovely. 

4 West Garrison Place, in Heritage Woods neighborhood, is a four-bedroom four and a half bath listed at $1,329,000. It is a lovely custom older home. It has a nice pool. It is an old-school floorplan, but it is ocean oriented and I would love for people to move here and be part of this community. That is my hope anyway. So, it’s a love custom home.  

In Club Course we have 41 Governors Road, a three-bedroom two and a half bath for $718,500. This one is another great example of asking too much after a renovation. I have talked about this house before. It has been on for a while and has been on the tour at least a couple of times. A friend of my owned the house and it was sold in May of 2018 for $572,000. They put in an inexpensive kitchen and blew out one little wall and painted and put in a new floor – that’s it. They then put it on the market six months later at $799,000 in November of 2018. They’ve reduced it to $789,000, $788,000, $787,000, $786,000, $729,00, $719,000. It went under contract at $719,000 and then came back on and now it as $718,500. Again, if you get too greedy and try to flip quick, people will show you that they aren’t that stupid. Most people can really see that if someone can buy it for that much and put that into it, why is it now worth so much more? This is a great example of what I was talking about before. So, it is in the money now at $718,500. 

66 Shell Ring Road is a three-bedroom two bath for $525,000 located in Carolina Place neighborhood. It is on the other side facing the forest preserve but it does have its own tennis court and pool. This is a well-priced home at $525,000. It is, obviously, older and needs some work. 

That wraps it up for the homes. Now to the villas.

Villas

In Harbour Town we have 1087 Lighthouse One Villa, a three-bedroom three bath for $1,180,000. This one has been on the market before with two different brokers. My brokerage even had it. It was a little higher on the price then. It does have low ceilings. I think that is what the objection has been on this place. It has a beautiful deep-water view. It is choppy and it’s almost like being in a maze, but it is getting closer to being in the money. 

The rest of the villas are in South Beach. 

1654 Bluff Villa is a two-bedroom two bath for $419,900. 

1662 Bluff Villa is in the same building. It has two bedrooms and two baths for $399,000. 

1670 Bluff Villa, which is in the same building, is a two-bedroom two bath for $399,000. 

1588 Lagoon Villa is a two-bedroom two bath for $425,000. Lagoon Villas rarely come on the market. Again, I would rather see someone consider 5 Pender Lane because it is cute as a button.

Last is 12 Portside Drive, a four-bedroom four bath listed at $1,550,000. It is a little on the high side but again, people seem to love that area. 

That wraps it up for Sea Pines. 

In South Forest Beach we did go to one house which was 1 Bayberry Lane. It’s a five-bedroom four bath for $1,000,000. It is outside the gates. It is close to the Marriott Grand Ocean. It looks almost like third row because when you park, you can actually see the ocean from there. It does have circular exterior stairs. We weren’t able to go inside because we couldn’t find the lock box and get the code but when I went around the house, the service yard is all wooded rot. All the boards on the bottom have been cut and redone. It really looked like a hack job even though I hate to say that. You know, $1,000,000 is $1,000,000 and I just wish they would fix those things a little better.

523 Ocean One Villa is a four-bedroom four bath for $980,000. It is a little on the high side, but it is under a million and Ocean Ones tend to do very, very well on rentals.

308 Seaside Villa is a two-bedroom two bath for $399,950. It seems a little on the high side, but I haven’t seen the inside. 

At the Seabrook, which is an over 55 community, we have 2205 The Seabrook. It’s a one-bedroom one bath for $35,000 but your meal plan is in that. So, you have to take into consideration what the regime fees are quarterly.

18D Xanadu Villa is a one-bedroom one bath for $189,000. 

205 Breakers Villa is a one-bedroom one bath for $195,000. Those aren’t built that great.

Then, for people in the service industry, Broad Creek Landing is a great area and Anchorage Point has a condo there which is 1 Anchorage Point. It’s a two-bedroom two and a half bath for $339,950. That could be an interesting one for someone that wants to move here. The Point Comfort area is really a nice little secret area. 

That about covers it for the South Tour of Homes and Condos in Hilton Head. So, remember we have buyers agents that want to represent and serve you and find what is best for you.
