Seems like forever since we have had a tour! Last week was 4th of July and Hilton Head was as busy as ever! Families enjoying the beaches of Hilton Head, waiting for the fly over down the South Carolina Coast, a picnic hosted by CSA for all Sea Pines Property owners and family - lots of great happenings last week. Let's not forget the fireworks off Skull Creek Marina, Shelter Cove Harbor and those by the Calibogue Sound at Harbor Town in Sea Pines. So the Central Tour of July 10th had a lot of retreads. Furthermore, I had a Buyer Client in town and did not want to leave her high and dry trying to navigate through the many inspections, architects, insurance agents on her own. One condo - The unit is 501 Island Club Villa. 3 bedrooms and close to the beach. $395,000. High ceilings, nicely appointed.
8 Gracefield Road, a four bedroom, 5 and a half bath home listed for $1,995,000. Granted the view is absolutely breathtaking but the floor plan/layout left much to be desired. Did like the cool patio up front and the back yard. One will have to look at other options in this price range.....
12 Rice Mill Lane has four bedrooms and 4 and a half baths for $749,000 in the same community. No, the view is not as spectacular. Bet you could have guessed that one! It is a brand new home and on a golf course view. It does face Highway 278 known as the William Hilton Parkway so not my favorite. A bit cookie cutter and mediocre finishes and ok.
18 Midstream is a for bedroom, three and a half bath home on a nice lagoon lot. Nothing has really been done to this home in the 5 years and so although I like it, seems a bit on the high side. Lovely home.
27 S Shore Drive is four bedroom and 4 and a half bath at $950,000. This one has been on the market since July 2018 and I did talk about it then when price was $1,299,000. Now its been under contract and had 5 price decreases and one increase (why? go figure). Nice setting but again, the kitchen was a definite afterthought and flow is "EH".
Two condos in here: 210 Main Sail, which, in actuality is in Shelter Cove Marina and a high rise, two bedroom, two and a half bath at $699,9000. 3121 VILLAMARE is a two bedroom two bath for $499,000. Without seeing these two, I can guess that Main Sail is nicely appointed and VILLAMARE needs updating so you have to choose which is more important to you: condition or location (and of course, price!). ;-)
18 Donax Road - a second row home in this private beach community is on again. Four bedroom, four bath at $1,295,000. For the life of me I cannot understand how folks think they can buy a house October 2018 for $1,190,000 and turn around 6 months later and put it on for $1,295,000. If you want this one, please let me help you and offer what these folks did. :) Sorry for my smart aleck comment.
204 Crown Reef Villa is condo with 3 BR/3BA and outside the gates of Port Royal. Priced at $389,000.
We only have villas in Shipyard so lets go through them. 262 Evian is 2/2 unit at $379,000. Nice setting, light and bright and priced well. This one should not be on very long.
D-1 Golfmaster Villa - 3/3 at $385,000. These are spacious and well liked. I lived in these after college when I returned to Hilton Head. These are in phase 2. What we liked about it was the space and convenient location to work and beach.
1F Waterford Village is a 2/2 at $265,000. Nicely appointed and convenient to the gate near 278.
109 Windward Village - two bedroom, two bath at $285,000. Nice high ceilings, good flow and great potential. Won't last long either.
All the Wexford homes are retreads and surely some great buys for someone out there. 44 Wexford Club Drive is a four bedroom four and a half bath home on the main drag at $974,900. It was priced well when the lovely Sellers were trying to sell it and now it is bank owned. Great location, condition and price.
17 Bridgetown is five bedrooms, four and half baths for $950,000 that sits on the corner. I had friends that lived in it. It has potential but needs something and I cannot figure out what. Some rooms were great but the baths are dated. The view is covered to the Harbor. Someone can do some magic and transform this one!
3 Castlebridge Court is a six bedroom, six and half bath at $2,900,000. It sits on two lots and is harbor front. The finishes are nice and I like the back stairs (reminds me of growing up with live-in help). Nice home.
22 Castlebridge Court is four bedroom and 4.5 baths for $1,495,000. These folks have also tried to sell for over a year and lowered price by a whopping $500K now. Impressive garage and has an elevator. Worth a look at this price.
Two condos H7 Palmetto Commons, a 2/2 for $152,000 and 3237 The Spa at Port Royal Sound, also a 2/2 for $123,000. I can't believe how much The Spa has gone up in price since recession (over 50%) and they are pre-fab. Lots of pools, tennis courts and is on the sound (water). that is most likely the draw.
