Today is a very chilly and windy day even in the South here on Hilton Head Island. It’s November 13th, 2019 and we have a Central Tour. We have 25 properties and, of course, many of these are villas. 

Palmetto Dunes

28 Heath Drive is a four-bedroom four and a half bath for $995,000. This house was built in 1999. So, it is a little elevated and it’s a stucco house with a nice patio in the front. It’s light, bright, airy, and open. It has a pool and everything. It has good rentals and a big bonus room. So, it’s a lot of square footage. 

11 Armada Street is a six-bedroom six and a half bath priced at $4,295,000. This is an ocean-front house right when you come into the mariner’s side of Palmetto Dunes. It has great views of the ocean. This house was built in 1998. Right when you come in you see the ocean right there and it is a sort of casual sitting area with a wet bar area and then, when you go the left you come around to see the kitchen. It has a master suite in the first room. There is a lot of selection though for ocean front. So, it’s a nice house. I love the views. They took advantage of the ocean views on this house unlike some of the other ones you’ll see. 

10 Armada Street is a five-bedroom five and a half bath listed at $1,695,000. This one was built in 1981. It’s a cool house but it is old-school, and it has been on the market. I thought I saw it before. It’s a great family style house. I remember it being on the market, but the history isn’t showing it that way. It’s a second-bedroom house. Even though it is older it has a very big cool factor and it’s worthwhile for the money. 

169 Mooring Buoy is a three-bedroom two and a half bath for $799,000. This house is elevated. It is very close to the beach. It has its own pool and has a lagoon view. It does have granite and stainless steel. It’s priced well. I just found the condition and the love of it to be a little eh because even though it was built in ’91, it is kind of a very choppy floorplan and it has a little see-through for the kitchen but you have to go down this dark hallway. It just is very choppy, and the half bath is in the middle of the entry/foyer and it feels really tight. It just didn’t have anything to speak of other than its close quarters to the ocean but again, I think there are others that one could also take into consideration.

40 Full Sweep is a four-bedroom four and a half bath listed at $865,000. This one I have also seen. It was listed in March for $895,000. They did bring the house down $30,000 in mid-October and it is being sold furnished. I kind of like this house. It has a really great curb appeal. It’s close to the ocean. It is spacious and it looks like the pool might have been refurbished. I like this house. I like the setting on the lagoon. It’s probably one of the nicer ones I have seen because I also went to 12 Full Sweep.

12 Full Sweep is a five-bedroom, four bath, and two half bath home listed at $1,495,000. Now, the good thing about Full Sweep is, because it’s not that close to the beach, you do have a lot of neighbors that use it as a second home. It does have a sweeping lagoon view, but I did not go into the house because I have seen it before. It is in nice condition and it is a big house, but they have been trying to sell it for almost 10 years and the good news is, it expired in October and they did bring it down another $100,000. So, they may be getting a little more realistic. At some point it will sell. It is on the 11-mile lagoon system that Palmetto Dunes offers which is a big plus. 

26 Off Shore is a three-bedroom three and a half bath house for $599,000. This house is really cute. The kitchen has been updated. It’s an older home. I think the biggest downside to the house, and it has also been on the market for a while, is that it overlooks 278. It has a pool and a golf course view. It really has everything one needs. They started in April at $619,000. They have brought it down now to $599,000 at the end of October. It just needs some planting. If you could put some landscaping up, I think it has really good potential. I kind of like this one for its potential because it is a 3/3 and a half. You just need vegetation to block 278. I would almost call this a best buy in Palmetto Dunes. 

5 Down Wind is a three-bedroom two and a half bath listed at $700,000. This one has been on the market since February of 2018 so, over a year and a half. They lowered it from $725,000 to $700,000. It has some nice features but the curb appeal, I just don’t feel the love. It does have a pool though and the colors are nice, but it just didn’t do anything for me. I’m happy to show it to anyone interested. Again, I think if it was a 3/3 and a half, then I could see the $700,000 price.

Lastly, we have 45 Mooring Buoy which is a three-bedroom three bath priced at $999,000. I saw this house and I remember it. I had to look it up. It was actually sold in 2016 for $952,000. One of the reasons to live in these gated communities isn’t just to have a house but all the amenities that afford these homes. The location at 45 Mooring Buoy has you right on the 11-mile lagoon. You can walk to the beach. It has a nice deck and you can look at and see a golf view. So, if you can handle the three-bedroom house and the fact that it’s elevated it’s great. I don’t care for the dark color of the house but that is something that is easily changed. It really is in a great location and is a worthwhile short list home to keep in mind. 

The Villas in Palmetto Dunes

1776 Saint Andrews Common is a two-bedroom two bath for $399,000. These are right when you come in and people usually love them, or they hate them because they are elevated and in clusters of four, but they are in a decent location and listed at a good price point. 

In Leamington we have 302 Windsor Place. It’s a one-bedroom two bath for $479,000. It’s on the third floor and these are newer buildings right on the ocean front. They are great rental units or a great place to be on the ocean.

On the mariner’s side we had 36B Hickory Cove Villa. It’s a three-bedroom four bath for $448,500. 

In the Shelter Cove area, we have 253 Captains Quarters Villa, a one-bedroom one bath for $325,000. 

Folly Field

In Folly Field we have 30 Moonshell Road, a four-bedroom three bath for $784,900. Why not just make it $785,000? They took $100 off and I have to laugh. This house is an intriguing house. It’s cute as a button. You can see it’s on the rental market. Even thought it was built in 1981 it’s elevated and they did something in 2014 when they bought the house for $560,000. The pool is nice. It has as two-car garage and a nice deck in the front. It looks like all they did was change the furnishings because the flooring, I believe, was the same. So, it seems like they are asking a lot, but I think it is something to consider for someone that wants to be beach-oriented and doesn’t really care about being in a gated community that affords more amenities. 

We had one villa in the Folly Field area. 16G Fiddlers Cove Villa is a two-bedroom two bath for $179,000. 

Port Royal

26 Royal Crest Drive is a three-bedroom three bath for $599,000. This one is in a cul-de-sac. They added a two-car garage. It is connected to the house but only in the corner. So, you have to kind of go outside to go back in. You feel like granny lives in this house. It’s really nice because it’s on the cul-de-sac and has a nice, long golf view. It’s kind of small. The three bedrooms are all pretty separated, but the third bedroom is more like a den. It has pocket doors that open up to the living room. The master bath to the back is a little small and then you dip down to get into a nice little porch. So, it has potential, especially since Royal Crest Drive is a nice address in Port Royal, and you are on the cul-de-sac. So, if someone doesn’t need a really large house, this would be one to consider. 

5 Royal Crest Drive is a four-bedroom four bath for $710,000. This one intrigued me a little more because they added to the original house a two-car garage and two bedrooms that are above the garage. It is a little choppy, but it has a pool. It has a view and you are somewhat close to the beach. So, that one could be intriguing for a family that is wanting something in Port Royal which is the only truly private beach-oriented gated community on the island. 

Lastly, we have 55 South Port Royal Drive, a three-bedroom three bath at $1,155,000. You know, it’s funny because when I saw it, I thought it was $1,555,000 and said it was grossly overpriced. So, I made a big mistake in my assessment. Somebody bought it for $900,000 in 2017. They held onto it for a couple of years. I do like that they added new window treatments. They really updated the landscaping, which is lovely. It has a nice lagoon view. It’s kind of a tight parking situation there and it is a little more on the contemporary side. So, it is kind of a tough sell but it’s nice and interesting. It was updated by the previous owner. So, I do believe it’s a little on the high side at almost $250,000 more than the previous owner had it for. That seems a little high and like a little too much. 

Long Cove

1 Hobnoy Court is a three-bedroom two and a half bath for $529,000. This used to be a builder’s personal house and even though the garage is detached there is a backdoor to get to the house. What I think makes this house interesting is, not only are you in Long Cove but it’s an elevated house and has a lot of trim work. So, you have to price that in, and a lot of houses don’t have the amount of trim work and newer cabinetry that this house has. So, if you have an appreciation for those types of things, this house needs to be on your short list. This one has been on the market for a while and, unfortunately, I think it started really kind of high when they listed it in April of 2018. It was at $575,000. They finally, last year, withdrew it to $549,900. Now they have it at $529,000 and like I said, this one has a lot of trim work. I have shown it before. It is worthwhile to look at because there are a lot of finishes in this house that make it a best buy 

398 Long Cove Drive is a four-bedroom four and a half bath listed at $499,000. This is a newer house. It was built in 1994 and the biggest objection to this house is that it faces 278 and so, there is not really much curb appeal. They have been trying to sell it since January 2018 at $550,000. They have come down to $499,000 in July. They put in a new roof and new HVAC and there are approvals for a pool. So, this could be a best buy for someone wanting something newer with lots of potential as long as being on the main highway to the front of your house doesn’t bother you. 

277 Long Cove Drive is a five-bedroom four and a half bath listed at $995,000. I was not able to go into this house. It is a country house and it looks beautiful. It seems a bit high but there was only a two-hour window from 10:30 to 12:30 because of young babies and I was not able to go see it, but I would be happy to show it to anyone that is interested. 

Lastly, we have 288 Long Cove Drive, a three-bedroom three and a half bath for $679,000. This one I found to be intriguing. It has a two-car garage and it is connected to the house. I didn’t care for the driveway. Unfortunately, these folks bought it at the height of the market in 2007 but they are willing to take a bite out of it. It’s at $679,000. It really is a nice lot with a nice golf view and lagoon view. It was more the driveway and the entryway. They sort of had two different entryways to the front of the house, but I love the Savannah brick in the entry. I love that it has a little deck to the front with some rocking chairs but again, there is a lot of competition in Long Cove. I would have to say that 1 Hobnoy Court has a little more appeal for me as far as value goes. 

Wexford Plantation

We only have one home in Wexford which is 12 Wexford on the Green, a four-bedroom four bath listed at $1,098,000. The one next door is also for sale, but it needs a lot of work. I think it is number 10 Wexford on the Green. It has the same view. This one is beautifully done from what I understand. They have updated the kitchen and everything. They have owned it for three and a half years. They are just not spending as much time as they had hoped and are spending more time in North Carolina. It has an elevator and is beautifully finished. It has a nice kitchen. Everything about it is really lovely and you might be able to get it under a million. 

Shipyard 

Shipyard has two condos. I did go in both of them because I have a buyer looking in Shipyard.

20 Sailmaster Villa is a three-bedroom two and a half bath for $365,000. This is a nice corner unit. The floorplans are all the same. The living space is on the bottom and it has a nice kitchen. Being an end unit, it’s very private. The three bedrooms are upstairs. They are leaving the furniture. So, that could be a turnkey condo that is ready to go. So, that one would make my short list and I’m glad I’m going to show it this weekend.

1401 Shipmaster Villa is a four-bedroom three and a half bath for $425,000. This one is on the other side of the circle. So, it’s closer to the beach and it is very intriguing because one bedroom is on the first floor. The kitchen is dated but, you know, she has lived in it for 15 years bless her heart and I think this one is definitely a potential for someone that wants something beach oriented. It too has made my short list. 

Last but not least – well, it is kind of least – is 3301 Hilton Head Resort. It’s Off Plantation on highway 278. They are what we used to call “stack-a-shacks” but they are prefabs and four buildings close to the beach. They are lots of fun and it feels like you are on vacation. It’s a two-bedroom two bath for $169,900, which is a decent price.
