Hi there! Today I’m taking you on the Central Tour of Hilton Head Island homes. We have 17 properties on tour. Six of them are homes and 11 are villas. Of the homes, they range in price from $439,000 to $2,497,000. The villas range from a one-bedroom listed for $275,000 all the way up to a three-bedroom listed at $995,000, but as you know, I don’t tour villas, although I sell them.
I started at 21 Salt Spray. This house has been on the market before. It has five bedrooms and four and a half baths and is listed for $2,497,000. It is sound front and it’s right next door to the newly built Port Royal Beach Club. Now, some people say it’s sound and it is. Anything to the left of the beach club is technically sound. Then, to the right is beach and goes toward the Westin Hotel, but I would say this one is about as close to beach as you can get and at a great price. There is really nothing wrong with this house. I am shocked that it’s still on the market. It has gone down in price by another $98,000. I think it’s nicely appointed, move-in condition, and in a nice neighborhood. It has views of the water in front and back, and a newer grey kitchen.
5 South Shore Drive is a four-bedroom four and half bath house priced at $1,325,000. It’s nicely appointed and has a long lagoon view. There’s nothing negative to say about this house. It’s a great family home. It has a great feel in it.
27 South Shore Drive is also a four-bedroom four and a half bath. The home is listed for $1,250,000. It also has a pool and a two-car garage. It has a prettier lagoon view - I believe - and it has been on the market before. It shows much better now because they had gaudy furniture back in the day. I think the kitchen is also small and kind of isolated. So, that’s probably one of the reasons it’s still on the market, but again, the previous home is more buyer friendly so to speak.
4 Rosebank Lane is one of two homes in Long Cove. It has four bedrooms and four baths for $439,000. I’m in awe of the prices in Long Cove even though they have a high initiation fee and a high POA fee. If you keep it for ten years you still get a lot more house for your money, but you also don’t have as many of the amenities that you do in some of the others. However, if you’re a golfer, then you really need to Consider Long Cove. So, on to the details of the home: You can see the house across in the back. It looks like it’s set back far enough that you really don’t have room for a pool, but it’s set nicely on the corner. It does have a little bit of a smell, and it does have an older roof. It looks like the decking and entry stairs need a little TLC. All in all, it’s a decent price at $439,000, but you would have to put some money into it.
The second home in Long Cove is 27 27 Long Brow Road, a five-bedroom four and a half bath house listed for $765,000. This home is a beautiful home. It looks like it’s been nicely painted, has smooth ceilings, and a newer roof. It has a very pretty fairway view. I think it’s the 17thor 18thfairway. It’s a lot of house at over 5,000 square feet. It does have saturnia floors in the foyer. The deck is wood and this would make a great family home.
43 Wexford Club Drive is a four-bedroom four bath home listed at $599,000. It’s a cookie cutter house that has old cabinets in the kitchen. The fourth bedroom is really an office because you come to it right when you walk in and it’s to the right. I would almost have it listed as a third bedroom with an office. If you want to be in Wexford it is entry-level at four bedrooms and four baths, but it does need some work.

Shelter Cove / Palmetto Dunes
Unit 7131 Harborside Villa is a two-bedroom two bath listed for $325,000.
Unit 7151 Harborside Villa is a one bedroom one bath for $275,000.
517 Barrington Court villa has one bedroom and one bath for $405,000. It’s ocean front and in a nice, five-story building.
2 Beach Villas is off Mooring Buoy Road right inside of one of the PD gates. It’s a three-bedroom two and a half bath listed at $995,000.
The ever-popular entry-level Queens Grant Villas has Unit 570 available. It’s a two-bedroom one bath listed for $246,000. It is one of the smaller ones.
The first villa in Shipyard is 279 Evian Villa, a three-bedroom three bath listed for $450,000. That may seem a little steep, however, please keep in mind that this Evian is a stand alone one and they are quite rarely on the market. Lastly, 5D Waterford Villa, a 2 bedroom 2 bath listed at $235,000. These folks either love for their quirkiness or hate them.
