Today is October 23rd, 2019 and we FINALLY have a chill in the air. We’ve had quite warm days and a couple of rainy days, but we needed the rain. Now we can say Fall is really in the air.
So, for the Hilton Head Tour of Realtors today we have the Central Tour. There were a lot of properties, 34 to be exact, but a lot of these are condos which I will not be going into. Let’s start at Port Royal.
Port Royal Plantation
Port Royal has a couple of interesting homes. 35 Outpost Lane is a three-bedroom three and a half bath listed at $449,000. It’s a really good price. I don’t like the dipping deck and the front rail that really kind of scares you unless you are a builder. There are popcorn ceilings, but I like the flow of it. It has stainless steel appliances and boy, there is a magnificent tree in the backyard that really gives it some great potential, but it does need a little TLC. With the right person, that could definitely be accomplished.
75 Fort Walker Drive is a four-bedroom four and a half bath for $1,075,000. This one has been on tour before. I vaguely remember it, a low country house which are rare in Port Royal. I like that it has hard-i-plank siding. I also like the trek decking and a large green space in the back and then you see the tennis courts. It is a bit choppy and the master is upstairs, but it does have many rooms. The color scheme is, obviously, easy to change. I think the choppiness and just that top area by the master where you go through double doors and you can see down to the bottom of the entryway. I don’t know, it didn’t really appeal to me and I found it at $1,075,000 to be a little bit high for what you have.
70 Fort Walker Drive is a six-bedroom, six bath, and two half bath listed for $1,599,000. It’s also in the Robbers Row Golf Course. Boy, this has a lovely setting with a three-car garage and a really open floorplan. It has high ceilings. The pool and the view of the green is just amazing. It has a really nice feel. Obviously, you know, you’re spending $600,000 more but boy, what a difference between that and 75 Fort Walker. They are very different houses and very different price points. The only thing I didn’t care for, and again, it’s an easy fix is that the kitchen has traditional doors that don’t go with the contemporary feel of 70 Fort Walker but it’s a very lovely home.
6 Heyward Place is a three-bedroom three and a half bath listed at $739,000. This one has been on the market for a while. They bought it for $639,000 and then they tried to sell it for $1,149,000 and then they went down to $1,129,000 then $999,000. Then they went to $795,000. In February of this year they tried to sell it at $800,000 and now they have the third or fourth realtor at $739,000. It is a second row but really a teardown. There is no reason to put more dollars into that house. So, what I would do is just go ahead and put it on the long-term rental market until you get your plans and can build your dream house. If you could get that in the high sixes or low sevens, you’ve got yourself a fantastic second row water property. So, it is finally getting to where it is a realistic price. Great value for location.
20 Sovereign Drive has been on the market before. I didn’t go in there. I know these folks. It’s in a lovely setting and also on a very nice street. There’s not much I can say. It’s a five-bedroom three and a half bath. They lowered the price a bit. It’s at $1,157,500. It’s a really odd number but okay, whatever. So, there you go. It’s a nice family home.
4 Sherman Drive is a three-bedroom three bath listed at $885,000. They bought it in 2011 for $700,000. So, it’s $185,000 more. Granted, it’s a different market than 2011. It’s a mission-style architecture house with a really cool layout. They really did some nice things to it. Light and bright. I like the honed countertops. Upstairs is a master suite with an open office looking down into the living space. There’s no view out of the master bedroom but it has high windows, a his and her vanity and shower and closet. That whole master area upstairs is all open with no doors. They small tiles ceiling to floor in tiny half inch squares were a little dark and much for me. I really enjoyed the house, the view and the location, and it has been updated. What I didn’t care for is that they have a brick wall in the front, and it adds nothing to it. It looks like they filled the pool in because there is a lot of cement in the back. So, it’s a European-style house but intriguing and would make my short list.
3 Catesby Lane is a five-bedroom, five bath, and two half bath listed for $1,449,000. This one has been on the market before. They have been trying to sell it since March of 2018. I know these owners, they are a lovely couple. It’s a beautiful home with lovely architecture and it’s richly appointed. High ceilings and the lovely wood floors. I love the outdoor fireplace, the patio, and the bar. It is just a nice outdoor space that you can use here in our warm climate. Three-car garage and I love the lovely crushed shell siding. It’s private yet it has a golf view. So, it’s a lovely home and I think they have come down on the price since it was last listed.
Last in Port Royal we have 27 Audubon Place, a four-bedroom two bath for $599,000. This is at the end of a cul-de-sac. It is really a four-bedroom ranch with a sunken living room and a tiny little kitchen. The driveway is a little cracked up and it almost looks like a flip. It has an okay setting. With a little imagination you could do a lot, but at $599,000 I would almost prefer the other one at 35 Outpost for $449,000 that had that dramatic tree in the backyard. It just seems more intriguing and to have more potential in the space and so on. So, that is my two cents on Port Royal.
Folly Field
30 Oleander Street, a three-bedroom two bath for $379,000. I think when it came on the market, they were at $399,000, already come down $20,000. It is cute as a button. I think it’s something good to look at and it could be a great entry-level. Beach oriented and in a nice, quirky neighborhood and really cutely furnished. I don’t know if it’s going to be sold furnished, but you could put a long-term renter in there. You’ve got it for the dirt. It’s a fun neighborhood and then build your dream home as things go up in price.
Yacht Cove
37 Cobblestone Court, a three-bedroom two and a half bath listed at $319,900. It’s really well priced. What a nice entry-level home it is. It’s cute and clean if you don’t mind the steps. It has a little outdoor space in the front. I think it would be really cute for a young family or a couple. It has a nice little terrace in the back. Very clean and up to date and at a great price in a family friendly neighborhood.
Palmetto Dunes.
6 Sutherland Court, a four-bedroom three and a half bath for $829,000. When I first drove up to it, I thought it was kind of an okay house but then it had a beat up walkway to the front door. There is a smell inside, a really tiny pool that is down far below that you cannot really see it from the living space. Also, the floor dips. The driveway is asphalt and it’s sort of a split level home. At $829,000, I just don’t feel the love and it’s a rental house. If the numbers are good could be a great home for an investor or someone wanting to move down later.
84 Mooring Buoy is a five-bedroom five bath for $1,295,000. I scratched my head and I don’t usually say this, but I have to say that, to me, this house is overpriced. I have a colleague that has a better house in Sea Pines with same distance to beach but at under $1.1 now. These folks bought it for $952,000 in 2014. I honestly could not tell you what they did to this house because it looks very similar to the way it did a few years ago. So, it really didn’t make a great impression on me at all. This one doesn’t cut the mustard either.
6 Slack Tide is a four-bedroom three and a half bath for $819,000. I expected something close to Sutherland Court although this one is on the mariner’s side which has more homes than on the Inverness side. I like the mariner’s side a little better. I really liked this house with its pavers, the curb appeal is really nice, and it’s priced well. I love the walkway. You have a wow factor when you walk in because it’s an open floorplan and you kind of look down into the lagoon and the water. It has cathedral ceilings and is really cool and updated. I don’t know if it is sold furnished but it’s just a cool house and not your typical cookie cutter home. An older home, nicely done and a good price. So, I would say that if I had to pick one to make my short list in Palmetto Dunes, it would this one.
Long Cove
17 Lavington Road is a five-bedroom five and a half bath for $849,000. They bought it in 2008 and remodeled the home. A low country home from the outside and formal inside, very traditional. The house is very close to the lagoon in the back. There isn’t much backyard space but it’s neat, tidy, and clean and it was cozy.
4 Otranto Court is a five-bedroom, six bath, and one half bath home. It’s priced at $1,499,000 and this house is perfection. Wow! You open the door to a courtyard to a pool and fountain. You come into open space. There is a nice sitting area in the back with a long lagoon view with the putting green to the left of it. A beautiful kitchen and is beautifully appointed. I love that when you go to the master’s side, which is on the right, you have this whole very spacious his and her closet area. Then, the lady of the house has a little sitting/resting area and that actually had an area to the outside to get to the front courtyard where there were two seats where you could just sit and relax. So, it is a very unique home with every attention to detail. Just lovely.
Wexford
42 Bridgetown Road is a five-bedroom, four bath, and two half bath for $974,000. I like that it is under a million. It was on last year but I am not sure why they took it off and put it back on. It has a nice setting. You forget that the higher numbers in Bridgetown, the closer you are to using that little bridge to get to the club, so you don’t have to go all the way around, making it a quiet and a nice location. I told the listing agent that they should take the lattices off the window. It breaks up the windows and dates the house. It has angled rooms just FYI.
Last in Wexford was 40 Wexford Club Drive with four bedrooms, three bathrooms and two half baths for $1,195,000. It’s an older home. It was at $665,000 in October of 2018. Then they did a remodel and now they have increased the price. There is a pool and it’s on the canal that leads to the harbor, a great plus for boaters wanting their yacht in their back yard. I can think of a couple of better homes to show anyone interested in this price point in Wexford. Obviously, I would show it to someone just for comparisons sake and buyers know what they want better than I do. You’re just hearing my humble opinion. So, I found it a little high for what you’re getting and for being on the main road and not really having the updates. It has a big master area, but I just didn’t feel it. The update wasn’t what I expected.
Shipyard
50 Kingston Dunes Road, a three-bedroom two bath for $429,000. I thought it was $419,000 and it had a little bit of updating. The rooms are small, has a carport and would be great for just a single person or a couple. It is all overgrown in the back yard but if you chopped that up, you would have a beautiful golf view. I see tremendous potential and you just have a little bit of imagination and have a budget. I think this one has tremendous potential because you’re close to the beach and in Shipyard. So, again, that one could make the short list for value.
Villas
10I Fiddlers Cove Villa is a two-bedroom two bath for $159,900. Those have certainly crept up.
In the Hilton Head Beach and Tennis we have a few ocean villas. The first one is A338 which is a one-bedroom one bath for $183,000.
C348 Ocean Villa is a one-bedroom one bath for $232,000. Obviously, one has been renovated and one has not.
A309 is a one-bedroom one bath for $229,000.
Lastly, A137 is a one-bedroom one bath for $209,000. Keep in mind too that the higher up ones are closer to the beach.
Then in Sandcastle Plaza, we have unit 3B with two bedrooms and two and a half baths listed at $459,000. That was in the Folly Field area.
2121 Cotton Hope Villas is in the Fish Hall subdivision off of Dillon Road. It’s a two-bedroom two and a half bath for $119,500. It’s a prefab condo.
The Hilton Head Resort Four Seasons unit 4423, which is the building furthest from the beach and closest to the gate and 278, is a two-bedroom two bath for $185,000.
In Palmetto Dunes in the Shelter Cove area we have 7406 Anchorage Villa, a two-bedroom two bath for $319,000.
Unit 7428 Anchorage Villa is a two-bedroom two bath for $289,900. So, you have two good options there.
7169 Harborside Villa is also in Shelter Cove. It’s a three-bedroom three bath for $509,000.
In the Leamington area of Palmetto Dunes we have 7623 Huntington Villas, a four-bedroom four bath for $795,000.
Then 955 Inverness Village Villa, which is up on the Inverness side, is a two-bedroom two bath for $409,000. It’s great for golfers and kind of off the beaten path.
Another great entry-level is 778 Queens Grant, a two-bedroom one bath for $263,333.
Lastly on the Inverness side near Inverness Village we have 284 Turnberry Village, a two-bedroom two bath for $439,900. That one sounds familiar and might have been on the market before.
The only other thing that I did not mention is that there is a piece of property in Wexford for sale. It’s 18 Wexford on the Green. It’s a home site listed at $249,900. Again, we have limited home sites. So, that might be something but don’t forget that you’ve got very high dues in there. So, I just want to mention that.
We had wonderful houses this time. I was very excited that I got to see all of them, and I think in Palmetto Dunes I was intrigued by 4 Sherman Drive. It was in the high eights, but it was an intriguing and different house. In Palmetto Dunes I liked 6 Slack Tide for $819,000. I kind of wish Sherman was in the same realm. In Long Cove, 4 Otranto was just perfection for the discerning buyer. I suppose for the value wanting to maybe do a flip or something in a gated community, 50 Kingston Dunes Road. However, for a young family, if they came in, I would want to show them 37 Cobblestone Court.
So, there are lots of great things plus we have inventories in other areas of Hilton Head. So, if you are ready to buy, our town is working diligently to keep the airport full of flights coming in. We are working on our amenities and working on our land management ordinances and no matter what, Hilton Head Island is a great place to live, work, and play. We have a nice cross section of children, and families, and retirees, volunteers, workers – everything. So, please keep Hilton Head in mind. I think that there is no place that balances nature and humanity with as many amenities we have on this island in such a lovely way.
