Today is December 18th, 2019 and we have reached the last Hilton Head Homes Realtor Tour for the decade actually. So, this tour is for the North, which encompasses Windmill Harbour, Palmetto Hall, Indigo Run, and Hilton Head Plantation and some newer smaller communities off of Spanish Wells Road and Beach City Road.

Windmill Harbour

9 Crosstree Drive is a four-bedroom three and a half bath listed at $665,000. I really like this home. It’s cozy and has a two-car garage. It’s Charleston style and has an elevator for the two floors. I also love the outside space. It’s very cozy and well-constructed. It’s spacious but not too large. I really liked it. The only thing I didn’t care for – it doesn’t really bother me but I just want to make a note that you do hear the outside traffic from 278 when you’re sitting outside but I’m sure after a while it’s just white noise and you don’t hear it but for someone who is sensitive, I do want to point that out. 

51 Crosstree Drive is a three-bedroom three and a half bath for $629,000. This one was on tour three weeks ago. So, I’m not going to say much about it. You can just look at the North Tour from last time. The one thing I do want to point out that I remember about it is that someone is building next door. So, you are going to have a year of a lot of noise and disruption. So, just keep that in mind but I like it. It’s a different construct. It is a nice house and an okay house. I liked 9 Crosstree better. 

7 Reef Club is a five-bedroom five and a half bath listed at $2,995,000. I have been to this home several times and it is ironic because after the recession, there wasn’t much in real estate. So, I took a receptionist job at a highly regarded construction company, Highsmith Construction, and they were building this home. It was built in 2009 and the attention to detail is exquisite. So, it’s for that extremely discerning buyer. It has a beautiful view. Indian Hill, Reef Club, and Ferry Point are the three premier areas of Windmill Harbour. So, this is a very special one that will take a special buyer. 

There was a villa in Windmill Harbour. I didn’t go see it, but it is Spindle Lane #15, a two-bedroom two and a half bath listed at $299,000. It seems to be in the money and for someone that wants entry-level or something smaller, this could be a fit. 

Hilton Head Plantation

3 Old Fort Way is a three-bedroom two and a half bath home priced at $550,000. When you walk in, you see a bunch of walls. There is a golf view, but you see walls first and then a wall for dining room and a wall that breaks up the kitchen. There is a wall sort of in the center for the living room that divides the kitchen and then when you look to the right, you have stairs. So, I don’t particularly care for it at all. You’d have to knock down some walls. It is priced well but it is going to take someone with creativity to make that right but again, it does have a nice view and is in a great neighborhood. 

68 Santa Maria Drive is a four-bedroom three and a half bath listed at $1,400,000. This house is almost across the street from the Country Club and it shares sort of an entryway with three houses and then you go down a long, very private, driveway and get into this house that has a dramatic curb appeal and spectacular views. It is beautiful and everything in there is done very high-end and is very well thought out with every attention to detail paid but most people would probably want the wallpaper taken down and so on. So, there is some cosmetic work that this home would need but it has beautiful wooden floors and a nice floorplan and interior spaces, and everything is of excellent quality. So, one just has to overlook wallpaper and maybe do something different there but it’s a beautiful space and I think it’s a great buy because again, I always say, you can’t change location and view but you can change everything else and I love the location and the view. 

311 Seabrook Drive is a four-bedroom three bath home priced at $669,000. I really like the price of this one. It has a smell when I went in. So, that didn’t quite agree with me but, you know, it is priced well and has a nice view. I don’t like that the master is upstairs. So, one just needs to keep that in mind. 

7 Seabrook Landing Drive is a four-bedroom five and a half bath listed at $1,193,000. This home was done with every attention to detail. It has really beautiful curb appeal and when you walk in you feel the elegance of it. I love the spaces. It is very unique. I also love that you have the pool outside with a bathroom and shower with a drain in the center of the floor. It’s just a beautiful home for the discerning buyer and it’s priced well.

I do want to mention that Hilton Head Plantation is a very hot market right now. If we take everything we’ve seen so far, some of them have been in the market 23 days and they just didn’t make the tour date or whatnot, but from houses that have been on the market less than three weeks we have 14 homes that are already under contract and they were on the market less than three weeks. So, just keep in mind that Hilton Head Plantation is well-liked and pricing well and having a good product always helps. 

27 Pineland Road is a three-bedroom three bath listed at $498,999. This one was a flip and I remember that they bought it for like, $215,000 according to the records. It was probably the worst house. They needed mold remediation. There were people who wouldn’t even go in the house. It was very disgusting, and they did a nice job on this renovation. You still have the sunken living room though and they did take one wall down. It’s a good house, it’s just not for me. 

21 Cottonwood Lane is a three-bedroom two and a half bath for $569,000. Now, 35 Cottonwood Lane went under contract in one day and this one here is asking $120,000 more. I have to say that even though this one is a nice house and is on the lagoon I still just feel that, to me, it doesn’t seem it should be $120,000 more than the other Cottonwood that went under contract. It seems priced high. You still need to do the popcorn ceilings and so on. I’m not excited about the price but it has a pretty view.

5 Oyster Shell Lane is a four-bedroom three and a half bath for $789,900. I remember this house from before. They did put a metal roof on it. The curb appeal is okay. It’s not necessarily my cup of tea. I think it would make a good family home and you really have to love wood for this home. There is wood everywhere and then in the bathroom they kind of have it white. I didn’t feel it but everything is done nicely. It’s going to take a unique buyer for the house. It is very special. 

We’ve just completed the Dolphin Head area. We are now going to go to the Hickory Forest neighborhood. 

We have one home which is 20 Herring Gull Lane, a four-bedroom four and a half bath for $975,000. I remember that this house has also been on the market for almost a year. It’s now empty. It did have furniture in it. It has a spectacular view but there is a lot of work involved there and I think when they started in March of this year, they were at $1,175,000. So, they brought it down $200,000. So, it’s priced a little better, but it still needs a lot of work. It does have a spectacular view and it’s a lot of house. So, you just have to keep that in mind. 

20 Savannah Trail is a three-bedroom two bath home. It’s in the Oyster Reef neighborhood. This one is probably for one person or it would be an okay house for a couple. It has a cute view. It’s on a patio lot. It has popcorn ceilings. I’m not a fan of the sunken living rooms and there is nothing you can do to change those. So, it’s not my cup of tea but it’s in that price range that is tough to get right now in Hilton Head Plantation. 

In Oyster Reef we also had 9 Persimmon Place, a three-bedroom three and a half bath for $465,000. I liked this one a little more. Again, you are asking for a little more money and this was a model house. It just seems like it needs a lot less changes and I like the high ceilings and it would be a little more workable, but it is a little higher at $465,000 but I like it better than Savannah Trail. 

There was 2 Water Orchid Court that I marked down. It has four bedrooms and four baths at $569,000 that was also in the Oyster Reef neighborhood, but it went under contract quite quickly. So, I wasn’t able to see it and I really did want to see it but unfortunately, we couldn’t see that one. 

Now let’s go to the Headlands subdivision. 78 Cypress Marsh Drive is a four-bedroom three and a half bath for $589,000. It’s funny because there are three houses for sale and we have one in the threes, one in the sixes, and this one is right in the middle. It seems a little high but what I like about it is that it’s all the way on the end. So, it’s very private for a family because you won’t get a lot of traffic going that deep into the Headlands neighborhood. You are about as far as you can get and on the cusp of Hilton Head Plantation. It is an okay house. I don’t have much to say about it. It felt okay and is nice and well-detailed but it’s just a little too cookie cutter for me but it’s a nice home. 

10 Winding Trail Lane is a four-bedroom three bath listed at $475,000. This home has been tastefully done. It has been updated. It is small and cozy. There is another house somewhere that it reminds me so much of. It is priced okay and they gave us salad for lunch. So, that was a plus. It’s a good little home. I’m still amazed at how the prices have really inched up into Hilton Head Plantation. 

And lastly, we have 10 Oyster Rake Lane, a three-bedroom two and a half bath for $499,900. I really like the feel of this house. It’s priced well. I love the backyard space. It needs some touchups, but I enjoy the flow of the house and I like its location in the Headlands. It is very conveniently located so you’re not that deep into it. I would say of all the ones in the Headlands, this one would be my favorite.

Let me mention two condos that we had in the Plantation. 

Grandview #223 is a three-bedroom three and a half bath listed at $1,250,000. My first gut instinct was that it seems kind of high. So, I looked it up and these folks bought it in 2012 for $850,000. Granted it has been almost seven years, but I don’t think the market has gone up that high. I mean, I guess you can ask anything you want but it just seems like it’s listed high, but they might take any offer. So, you can still keep it in mind. 

Village of Skull Creek unit 65 is a four-bedroom four bath for $995,000. These have killer views and this one, I think, has been updated. 

I didn’t have time to see homes in Palmetto Hall or Indigo Run or Off Planation, but I do want to round them up and talk about them quickly.

Palmetto Hall

18 Clyde Lane is a four-bedroom four bath for $595,000. It’s probably a decent Palmetto Hall house. We have one listed that is new and there is just not a lot of movement going on there right now. 

20 Club Manor is the other one. It’s a four-bedroom four bath for $659,000. 

Indigo Run

576 Colonial Drive is a three-bedroom five bath for $759,000. It is in the second gated neighborhood of Indigo run. So, you are close to Marshland Road and it is a different neighborhood with a little higher-end homes in there. 

On the Spanish Wells row, we have 25 Jarvis Creek Way, a four-bedroom three and a half bath for $449,000. It seems to be priced accordingly.

In the Old House neighborhood off of Spanish Wells we have 10 Ansley Court, a three-bedroom two bath for $319,900. 

In Timbercrest we have 34 Timbercrest Circle, a four-bedroom three bath for $335,000. 

There are also two new Spa on Port Royal Sound. It’s so funny, I remember after the recession that these were in the range of $100,000 and now you can get them for $184,500.

So, in the Spa on Port Royal Sound we have unit 1123, a two-bedroom two bath for $184,500 and unit 3213, a two-bedroom two bath for $174,900. It’s funny that really in the lower end stuff since the recession, those things have really doubled. I think I’ve learned that if we ever have another massive recession, buy the low-end stuff because those are the ones that are going to recover more. You’re almost better off buying three low-end things than one mid-range. 

So, that wraps up our last home tour of the decade. It has been fun sharing my thought with you through all of these home tours. Sometimes I have to run in and run out. So, I don’t look at them that closely, but you just get a sense of the smells or whatever we’re getting and how it feels. 

So, there are a lot of great things out there. The ones that are priced well seem to go under contract very quickly. So, we have a lot of buyers still wanting to come to Hilton Head. It’s a great place to live, work, and play. The amenities are second to none. Everything is within 15 minutes of each other and it’s just a great active community of islanders.

I refer out on the mainland to buyers because I don’t know that market very well, but when it comes to Hilton Head, I and my agents can certainly be of assistance to you.
