Today is our Hilton Head Island North Tour Real Estate tour for brokers! We have three houses that are Off Plantation and two villas. We also have 16 homes in Hilton Head Plantation, one of the largest communities on Hilton head, three homes in Indigo Run and two in Windmill Harbor.

I do want to mention that I am the director of the Hilton Head Board of Realtors and this day of Realtor touring has been very limited for me because we had a leadership conference for the local board of realtors and the Beaufort Board of Realtors. So, I was unable to visit all of these homes. So, I ask forgiveness, but please remember that I will be happy to tour any of these homes and even face time you with a home. I am at your disposal. So, don’t let my static blog of homes watched on the RealtorTour be of a limitation to you. I am at your disposal and have agents that can also help you in your search for property on Hilton Head Island! :-)

So, first up is Windmill Harbor. I saw two properties in Windmill Harbor. 

The first that I went to see was 2 Leeward Passage which is a three bedroom three and a half bath listed for $549,900. It has a nice open floorplan, an elevator and was in a quiet area close to the South Carolina Yacht Club. So, it was well priced. It needs a little bit of sleeking, but it’s a nice property.  

Next, I went to 17 Spindle Lane which is a three bedroom two and a half bath home listed at $850,000. It’s as corner property and a townhome. When you come in, it feels a bit like you’re in Charleston. The stairs are right there and there are lots of walls. There is no open concept. It’s cozy and I could see it in a northern area of the country, but I didn’t find that it had the curb appeal that people are looking for or the openness that people are looking for. The price is very high and it’s very close to the South Carolina Yacht Club. It’s the road that everyone uses to get to the Yacht Club. So, I didn’t find that the location, being busy and having a lack of privacy, to be appealing. It did have a view of the harbor, but only from the corner. So, it is not my favorite.

I’m going to note the three in Indigo Run that I did not go to see. 

In Broad Point, which is a waterfront development, there is 35 Wiler’s Creek Way. It’s a four bedroom five and a half bath listed for $973,900. What can I say about the price? It’s a great location, the marshland road is growing more. It is a two-way highway, but you get a lot of house for your money there. 

Next, we have 27 Cotessworth Place which has four bedrooms and four and a half baths and is listed for $779,000. Please keep in mind that Indigo Run is landlocked. 

11 Brunson Court has four bedroom and four baths and is priced for $530,000. It’s well-priced for an entry-level in Indigo Run, but again, it’s a landlocked community. 

Now I’ll mention the properties that are Off Plantation.

48 Bermuda Point Circle has two bedrooms and three baths and is listed for $1,090,000. I wish I had been able to see it in person because it seems kind of high, but it has amazing water views. It’s kind of like a New York loft from what I understand. It was built in the heyday, built in 2004. He is probably wanting to get his money out. It’s a very unique property. So, it could be of interest to someone.

6 Tansyleaf Drive is a four-bedroom three bath priced at $408,000. Gorgeous update in a small community.

Lastly for Off Plantation, we have 60 Shamrock Circle which has three bedrooms and two baths and is listed at $272,000. That is in the Wild Horse area which is sort of a native islander area and close to China Berry and the he high school, middle school, and elementary school of Hilton Head. It's been on the market recently.

Hilton Head Plantation

I started at 26 Flagship Lane which is a four bedroom three and a half bath listed at $649,000. It has a pool and a view of the lagoon. It is open but seems to have a small kitchen and I don’t like houses that when you stomp on the floors, on the main floor, they kind of feel flimsy because it’s hollow underneath. It just looks like they may need to do a little updating. The finishes were low-end. So, based on the view, it seemed like we could probably work on that price, but again, there is more in Hilton Head Plantation. 

294 Seabrook Drive has four bedrooms and two and a half baths and is priced at $875,168. That’s quite an interesting number. I was wowed by the view!!! It has the marsh view, and, in the distance, you can see people playing golf and putting into the cup from the green area. The pool area makes you feel like you’re on vacation. It has a nice master, and everything is nice and upgraded with nice finishes. There are soft close drawers in the kitchen. It’s a little on the darker side, but it has a spectacular view. 

17 Bayley Point Lane is a four bedroom three and a half bath listed for $829,000. I did not see this one. Has awesome curb appeal and high ceilings and newer built.

17 Stonegate Drive has four bedrooms and three and a half baths and is listed for $699,000. It’s a well-liked area because all of the homes are stucco and it’s a smaller neighborhood within a neighborhood, but I did not get to see it in person. However, it is in a very nice location and lots of interior finishes. 

In the Rookery Neighborhood within HHP,  we had 42 Rookery Way which is a three-bedroom four bath priced at $485,000. It’s well priced. 

18 Wild Laurel Lane has three bedroom and three and a half baths for $675,000. Peaceful lagoon view.

37 Eagle Claw Drive is a three bedroom three and a half bath priced at $479,000. It is well-priced. I didn’t see it so there isn’t much to say.

In the Dolphin Head area, which is a popular area near the Sound.

5 Sparrow Hawk Court has three bedrooms and two baths and is listed for $479,000. Keep in mind these are patio lots and not large, full-sized lots. Nicely updated.

10 Wing Shell Lane is a three bedroom two and a half bath listed at $439,000. Again, I didn’t go and see either of these. 

Crooked Pond, interestingly enough, had four houses on the market tour this week. So, the Crooked Pond neighborhood is the first one when you come into Hilton Head Plantation and it’s a very convenient location. A lot of young families that I know well, live there. 

12 Fisherman’s Bend Court has three bedrooms and two baths for $419,000. It’s well-priced with nice colors, cathedral ceilings. Won't last long, I believe.

48 Crooked Pond Drive is a four bedroom three and a half bath. I did try to go in this one. It has a low country feel, but the owner was there, and I didn’t have much time. So, I didn’t bother going in. It’s priced at $549,000. It does have a pool and Lowcountry feel.

Next to this home is 50 Crooked Pond Drive, a three-bedroom two bath priced at $459,000. You know, that’s $90,000 less and totally updated with the same type of view. It’s well-priced. It has white cabinetry and I really liked it.

The last one I want to talk about in the Crooked Pond neighborhood is 44 Crooked Pond Drive. It’s a three bedroom two and a half bath listed at $474,500. It’s a little pricey for what you are getting because it’s on the edge of the Hilton Head Plantation. So, it has the wired gate to the edge of the plantation. It faces toward the airport area. The house is very dark and has a lot of wallpaper. It’s very dark didn’t seem to have a lot of natural light. I’m a big fan on natural light houses. That’s one of the reasons we live in the low country, so you don’t have to put lights on everywhere. 

That was a rush through everything, but hopefully you get a sense of what’s on the market. Like I said, I would be happy to face time you and show you any of these properties or anything on my site because I am your Hilton Head agent. 

If I had to pick on this time, I think I would pick 50 Crooked Pond Drive. It’s turn-key and conveniently located although it is a small house.  If I had to pick a second because I’m all about the view, Bermuda Point Circle is a little tight in there. I get a little claustrophobic in there. So, I’m not ready to pay a million dollars for that. I think I would choose my second favorite as 294 Seabrook Drive. It has a spectacular view and is the one with the crazy number choice for the price.
