Today on Hilton Head Island we are having the North Tour of Hilton Head. There are always a lot on the North end. I think that is really where the last place was for smaller developments. I’m thinking Carolina Isles, Chinaberry Ridge, Fuller Point, Oak View, Silver Moss, Jarvis Creek, these are all little buckets of small pieces of land tract that basically have houses on them. They may have a pool. They may have a water amenity but that is typically all they may have. Some do have electronic gates that close at 7pm to give some security.

Palmetto Hall

In Palmetto Hall we started at a brand-new listing which was 59 Tucker Ridge Court. It’s a four-bedroom three back listed for $639,000. This is a brand-new build. The gentleman does a lot in Easley South Carolina and he just wants to have a little presence on Hilton Head. He is not going to be a spec home guy but again, what’s happening now is, builders are realizing people want newer homes. Not everyone can afford a custom-built home, especially in the Palmetto Hall area that is landlocked. This is a new home. What else can I say? It’s priced aggressively and it’s on the golf course. 

29 Lenox Lane is a four-bedroom, five bath, and one half bath home for $725,000. This one is also in Palmetto Hall. It has a little more upscale curb appeal. When you walk in, the view is absolutely stunning. It’s the lagoon with a long golf view. It’s one of the prettiest views I’ve seen in Palmetto Hall. The house wall colors leave a little to be desired. This home has very good bedroom separation and is very spacious with high ceilings. It has a nice kitchen and even the drawers have wooden dividers in them. It is not brand-new but it is very upscale with great potential. 

14 Stonewall Circle is a three-bedroom three and a half bath priced at $539,900. This home has a whole different curb appeal. It’s more of a plain Jane house. It’s smaller. It’s quaint. The pavers on the back side were nice. There is no real view but it’s a homey home. If someone is more budget-conscious, this one would work well for them.

We have 12 homes and three villas in Hilton Head Plantation. I won’t go through the villas due to time constraints.

The first one was in the Crooked Pond neighborhood, the first neighborhood and right by the main gate. 4 Fisherman's Bend Court,  a three-bedroom two bath home listed for $429,000. It’s tastefully redone on a patio lot. I think the biggest thing it has going for it is that it is in Flood Zone C, which makes it a little more positive. Also, you’re in and out of the gated community pretty quickly. It is an okay house. There was not much to say about it. It’s priced okay. I hope they do get a four in front of it. 

54 Cypress Marsh Drive is a three-bedroom two and a half bath priced at $389,900. This one is also on a patio lot. It is in the Headlands which is a slightly lighter, brighter and larger neighborhood and I believe it has been on the market before. I don’t know if it went under contract. I think it went under contract and came back on. It’s a cute little house. I don’t know why it came back on at this price, but I see it as a great opportunity. It has smooth ceilings, is turn-key, and is under $400,000. It has a cute little garden and well-maintained. 

6 Hummingbird Court is a three-bedroom two bath home for $389,000. The 3/2’s that are patios are usually under $400,000. So, that is the only thing that concerns me about that Fisherman’s Bend Court at $429,000. But back to 6 Hummingbird Court, this is an old school original owner house. I couldn’t go in it because I was in there before 11 o’clock and they weren’t going to have any showings. I think the owner was not feeling well which is a shame because I’m sure it is a cute little house and it is priced really well in the Rookery area of Hilton Head Plantation which is a neighborhood that folks seem to like. 

28 Chickadee Road has three bedrooms and three and a half baths and is priced at $397,000. It’s priced well at under $400,000. I love this house. I don’t know why. It is just like all the other ones I’ve just seen. It’s just clean as a whistle with a newer roof. I like the way it was done, and I like that it’s under $400,000. The crown molding has been added. It just feels right and good out of all of them but again, I’m not a buyer. All I can do is advise and show all of them and I also always liked the road Chickadee. It just sounds like a fun place to be. But of all of the ones that are in the low fours or under four, this one is my favorite so far. 

9 Catalina Court is a four-bedroom four bath priced at $500,000. It’s priced well. It has a basic floorplan. The fourth bedroom is by the garage and the laundry. You have a small living area and a basic feel. I do like that it has Hardie board siding. So, this one was okay. There’s not much to say about it. It doesn’t have the love but it’s priced okay.

12 Bayley Point Lane is a three-bedroom three and a half bath priced at $850,000. This one is in the Elliott Point neighborhood of Hilton Head Plantation. Those do command a little more. I still expected it to be a little more in the sevens. It’s an elevated stucco house. Interestingly enough, it was already under contract. So, I wasn’t able to go see this one. I’m sure it is nice inside. You’ll have to look at the pictures for more information. 

21 China Cockle Way - three-bedroom two and a half bath listed at $1,500,000. I found the price to be a little high. The curb appeal is kind of that of the old school, low country houses that you find on Hilton Head. What I found interesting is, and I love this, is that it has sort of an oyster shell front which is really very cool. But what I really like about this house is, when you come in, you have this dramatic sound view. You have a stepdown living room and dark floors. It’s richly appointed and nicely done. It just really has that wow factor. Everything is tasteful and nicely done. I think for $1,500,000 I would have to show a lot of other things to see if whether in the end you would pay that much for it with it being a three-bedroom two and a half bath but it is a gorgeous home with a wow factor. 

67 Hickory Forest Drive has three-bedroom two and a half bath priced at $569,000. You can command these prices on Hickory Drive. This one is nice enough. I like it. Pavers and a really nice gate but it’s really hot walking down to the main door. The main entryway doesn’t do much. I don’t like that there are old tiles and then, you come to the dark floors. The windows are kind of dated but it’s richly appointed. It has a nice view. For a three-bedroom two and a half bath it’s okay. I can’t say much about that. It doesn’t wow me.

16 Dolphin Point Lane is a three-bedroom, three bath, and two half bath home listed at $919,000. This one has a really cool view of the water. It reminds me of a man cave. This is one where I decided to look at the pictures again and the pictures make it look better than what I saw. My main concern is that there is a lot, I believe, next door. I may have mixed that one up, but it looks like a man cave. The kitchen has old appliances in it. I think it really needs renovation and at $919,000 and being a 3/3, I guess it could be done into something absolutely fantastic. So, it has potential, but I wasn’t pleased with it and my biggest concern is that I really want you to be sure that you can’t build next door. That is something that I think is extremely possible, that there is a lot next door that will be built upon and then, the views from the side windows will be completely taken away. But again, it’s something unique for the right buyer. 

9 Old Fort Drive - four-bedroom four and a half bath home priced at $1,075,000. This one also has a spectacular view and it doesn’t need as much work. It’s not as unique architecturally as Dolphin Point Lane but for someone that is a little more value driven, you are close to the Country Club. You have more bedrooms. You have a beautiful water view. It needs a little bit of updating, but it’s really move-in ready. I think the kitchen is in a little better condition and I think it’s priced well. I like it and I think many buyers would like this home very much. So, it does stay on the short list. 

I almost forgot to mention Tall Pines, which is in the Bear Creek neighborhood. People really do like the Bear Creek neighborhood. 8 Tall Pines Road is listed at $565,000. It is a medium-built home. It’s elevated. I don’t like the windows. It would make a really good family home. You are kind of in nature in the woods for real there. It’s a little choppy. The kitchen is kind of tight even though it’s newer. It isn’t one that gave me a good feel but, what do I know? In the end, I will definitely show it to somebody that would like to see it because it’s a four-bedroom house listed in the $500,000’s in Hilton Head Plantation. So, you’ll have to consider that. 

In the Spring Lake area, we have 15 Highbush Drive. It has three bedrooms and two and a half baths and is listed for $349,000. It is well-priced. These do well. It’s aggressive.

I want to talk about the condos in Hilton Head Plantation really quickly. I did not go into them. 

102B Indian Springs Villas is a two-bedroom two bath listed at $548,000. 

312 Mariner’s Point Villa is a three-bedroom two bath listed for $530,000. 

67 Village of Skull Creek West is a two-bedroom two bath priced at $375,000. 

These have really crept up in price, especially Mariner’s Point and Indian Springs. So, that wraps up Hilton Head Plantation. 

Spanish Wells

In the Spanish Wells area we have 34 Spanish Point Drive. It has five bedrooms, four baths, and two half baths. It is priced at $1,099,000. This one has been on the market before. It just looked really familiar. It has a nice marsh view. It has an open floorplan. I think it’s priced better than it was. When I went and saw it at the end of December it was at $1,275,000. So, now at $1,099,000 I think they are a little more aggressive. It still needs a little work, but it has a private pool and an outdoor entertaining space and is in a very exclusive gated community with automatic gates. 

67 Widewater Road - three-bedroom two and a half bath home listed for $639,000. This one really intrigued me. I found that it is in the cul-de-sac area of Widewater which gives it a lot of privacy. It has newer architecture. It has a nice gated entryway. It has wood trim on the traced ceilings and nice wood floors with a lot of carpeting. It really intrigued me. The bathrooms were a little mediocre. It’s private, open, and in Spanish Wells. I think if someone is really looking for privacy, it’s priced well. This one intrigued me and will make my short list. Typically, they don’t in Spanish Wells, but now they do. 

Indigo Run

We have three homes in Indigo Run. The first is 62 Wedgefield drive, a four-bedroom three and a half bath listed at $539,000. It’s a vacant, model home. It’s priced well.

3 Drummond Lane is a four-bedroom four and a half bath listed for $869,900. This one is a little on the high side because it is a newer build. It has the cart garage. I personally do not care for the architecture. I do like the outdoor space, but you can get that added at any other house. It even has the fireplace outside. It does have the boarding and the trim, and you can tell it’s newer with coffered ceilings. The curb appeal just doesn’t do it for me personally, but for someone who wants a brand-new house it’s great. I think they’ve lowered it because at first, they were at $884,900 and now they are at $869,000.Not that many new homes around Indigo Run. Many folks must like the golf very much and it is centrally located on the North End of the island.

56 Sussex Lane is a four-bedroom three and a half bath for $604,900. It’s a newer home. I like that it has lots of storage space. It has a nice feel to it. Again, it’s not my cup of tea when it comes to architecture. I do like the open loft and cathedral ceilings. It’s okay and it’s priced okay. It probably will be able to be purchase in the fives. I was not able to see it because of the tour times. 

Now let me run through what else is on the market Off Plantation

6 Little Harbor Manor is a four-bedroom three bath priced at $549,000. I’ve never heard of this place before. It’s on Beach City Road. So, it’s probably one of the newer last developments that you can do near Mitchelville. You are kind of far from everything though. So, just keep that in mind. We can probably find a better, more central place. 

In Jarvis Creek Community, which is a popular young neighborhood, we have 3 Jarvis Creek Way, a three-bedroom two and a half bath for $465,000.  


In Oak View, we have 37 Gold Oak Drive, a four-bedroom three and a half bath listed at $394,000. 

In the Silver Moss subdivision, 18 Lavender Circle is for sale. It’s a newer house and the way that people want them now. It’s a three-bedroom three and a half bath listed for $559,000. 

Off Spanish Wells Road, 10 Seagrass Landing Court. That is a friend of mine. So, I did go see this one. It’s a three-bedroom two and a half bath duplex for $435,000. It does face Spanish Wells Road but there is a lot of vegetation. So, you really can’t tell. It’s richly appointed inside, and I think it’s listed at a good price. For someone looking in that neighborhood that wants something upscale but doesn’t want the upscale price tag, this is definitely a consideration. 

Then in Carolina Isles, we have 39 Dewees Lane. It’s a five-bedroom four and a half bath for $420,000.

In China Berry we have 4 Kent Court. A couple of teachers that taught my boys live in China Berry Ridge. It’s a three-bedroom two bath listed at $279,000. It is very close to the high school. 

In Fuller Point, we have a four-bedroom three and a half bath at 38 Fuller Pointe Drive. It’s listed at $589,900. You just don’t have a lot of low density in there. 

There are two condos Off Plantation

One is very good for nurses and folks working in the hospital. H7 Palmetto Commons is a two-bedroom two bath listed at $152,000. 

The Preserve at Indigo Run unit 322 is a two-bedroom two bath for $319,000. 

That about wraps it up for the North Tour for today. I would say my favorite – drumroll please – is 21 China Cockle Way because of its dramatic wow factor. Although, the price … if I was really looking for something, I would have to say 9 Old Fort Drive with it’s four bedrooms and four and a half baths for $1,075,000. You might be able to get it under $900,000. It’s close to the Country Club. I like its location. I like its water view. It’s very spacious and has good curb appeal.

For the lower end and something more entry-level, I would have to probably pick Chickadee. It’s ready to go and I like that it’s 3/3 and not 3/2 and a half.
