Today is a lovely day on November 20th, 2019 and we have the North end of Hilton Head. You can see things are slowing down as we get close to the holidays. There were 27 total including villas. So, let’s get started at Hilton Head Plantation.

Hilton Head Plantation

I actually did go and start at our meeting at a villa which was 202D Indian Springs Villa. It’s a two-bedroom two bath listed at $625,000. When I first saw this price tag, I thought it was way overpriced, but this unit has been taken down to the studs. It is absolutely gorgeous. The interior décor is just beautiful. It’s turnkey with a water view, really is beautiful. I think if this was a three-bedroom it would be gone lickety split but it is a two-bedroom. For someone who wants turnkey, this is your unit. 

10 Carma Court is a four-bedroom five bath for $735,000. I like this house. It’s in the Skull Creek area which is one of the higher end areas. It’s not Ribaut Island but it is a high-end area. It has Brazilian Cherry wood floors and nice curb appeal with high ceilings. It’s very spacious and a good family home. It has decks on two levels and a fire pit. It’s a really, really nice house and is priced well. 

14 Bayley Point Lane is a five-bedroom five bath for $1,200,000. This one has a beautiful marsh view. I didn’t find the curb appeal to be great. It’s a stucco house. The roof is kind of stained. It has a nice backyard and is light and bright. It has nice architecture and lots of bedrooms with a little more square footage but after being in a house that was $750,000, $1,200,000 just seems kind of high, especially since the cabinets seem to be the original cabinets in this older home. I can’t recall the year the house was built but nevertheless it seems to be a little on the high side. 

8 Sugar Pine Lane is a three-bedroom two and a half bath priced at $369,000. It’s a little bit of an odd house. It has a great address. The washer and dryer are in the garage and it is probably a complete gut, but it has fantastic views. You’ve got a lagoon and a golf view and so, there is potential in this one and you wouldn’t even maybe need to gut the whole thing. I see the potential in it, especially at this price.

3 Oyster Shell Lane is a three-bedroom two and a half bath listed at $499,000. This is a corner lot and has really nice curb appeal. The roof seems a little old but it’s very spacious and has a great backyard space that is really lovely. Again, I think the biggest thing on these is just doing the upgrades. 

1 Nut Hatch Road is a three-bedroom two bath home priced at $359,000. This is the lowest one in Hilton Head Plantation other than Spring Lake. It has potential. Again, it’s another old-school one. We seem to have a lot of these today in Hilton Head Plantation, but this one really has a cat smell or some smell that is hard to look past even though it’s a less expensive home. Smells go a long way in my book. So, I didn’t care for this one as much.

7 Broomsedge Court is a three-bedroom two and a half bath for $239,9999. These are good entry-levels and are right by all the activities in Spring Lake. They are smaller and priced okay. 

7 Bank Swallow Lagoon is a two-bedroom two bath for $389,000. This is in great condition. I was very impressed. It’s old-school but has a wow lagoon view and is on the cul-de-sac. So, I think the biggest challenge is that it’s a two-bedroom two bath, but it’s priced well and has an interesting view. Again, you can’t change the view or location. I bought a two bedroom house and converted to three bedrooms.

2 Wild Laurel Lane is a four-bedroom four and a half bath for $575,000. The coolest part about this house is that there is a hanging American flag over the trees when you come into the driveway. It’s a lot of house for the money. It’s kind of tucked in. I like the pavers as you drive in. It is being sold as is. Other than a few colors, it’s ready for a new family and is priced okay. 

97 Headlands is a four-bedroom three and a half bath for $489,000. This is a little bit of a darker home right on the edge and all the way in the middle of the Headlands facing the fence. It’s priced well. It is a low country style home and a little darker and choppier. It has an upstairs and is priced okay. It has a smaller kitchen and is a smaller space in general all throughout. 

Lastly in Hilton Head Plantation we have 6 Edgewood Court, a three-bedroom three bath listed at $459,000. This one is in the Crooked Pond neighborhood. It is completely updated and is bright and spacious. It didn’t wow me but it’s nice to see one that has been updated. It could be a good little buy. 

Windmill Harbour

In Windmill Harbour I started at 51 Crosstree Drive. It is a three-bedroom three and a half bath for $629,000. It’s a little choppy and seems a little high but I like the little nook of an office on the first floor and the kitchen is kind of small but again, it’s a lovely one in Windmill Harbour. 

113 Harbour Passage is a five-bedroom four bath for $1,058,000. It has a killer marsh view. The kitchen is decent. I like the finishes in this house. It is priced extremely aggressively. I wouldn’t be surprised if this one gets picked up very soon. 

54 Millwright Drive is a four-bedroom four and a half bath listed at $1,198,000. This is a huge house. I have never been that far into Millwright Drive. It is absolutely the last house on the street. It’s a lot of house on a big piece of land. I didn’t like the drive to it because there is a bend in that road that really scares me and the thing that really got to me is, you know, it’s a big house and of good quality with a nice marsh view but the road noise is a lot. I mean, granted after a while it becomes white noise but I did not care for having 278 not only in the front of the house but I went out on the deck in the back, which was nice, and you hear it even from the side because this part of Windmill Harbour is on Jenkins Island. It just didn’t appeal to me at all. So, if I’m going to spend a million dollars, I’d rather have less house and less noise. That is just me but it’s a beautiful house. So, for someone who doesn’t care, you should keep it under consideration. 

Let me go through the two villas now. We have two side-by-side villas.

71 Spindle Lane Villa is a two-bedroom two bath for $245,000 and 73 Spindle Lane Villa is a two-bedroom two bath for $274,500. 

There were two villas that weren’t supposed to be on there in Palmetto Dunes. I’m just going to mention them since they might be on the tour next time and they might not.

8105 Windover Dunes Villa is a two-bedroom two bath for $599,000.

8107 Windover Dunes Villa is a three-bedroom three bath for $799,000. 

Off Plantation

Lastly, Off Plantation we have one residence in Allenwood. That is the one near the school. It’s an entry-level neighborhood with an automatic gate. 68 Ceasar Place is a four-bedroom three and a half bath listed for $325,000. 

We had four villas.

K13 Marshside Villa is a two-bedroom one bath for $174,500. These are very close to the school. I know teachers and elderly single people that live in these. 

2111 The Preserve at Indigo Run is a two-bedroom two bath listed at $272,500. These have a lot of professionals that live in them. Some of them have garages. 

In the Broad Creek area, these were built right before the recession and are in a decent location. We have two this time. 

2205 The Residences at Edgewater is a four-bedroom three bath for $399,000. L

2103 Edgewater is a three-bedroom three bath for $349,000.

Again, these are nice entry-level condos. One of the home managers at Sea Pines lives here and he is extremely meticulous. So, it just goes to show that it is a good price point and you get a lot of newer amenities in this complex. The only drawback is that you have an old building that you look at. They look like Greek ruins. So, if one can overlook that, there is a price point that is very attractive. 

That about wraps it up for the North Tour on November 20th for Hilton Head Island. If I had to pick a house, I would probably pick 10 Carma. It’s the middle of the road in the sevens but it’s a big family house. It has a pool and is in the Skull Creek area which is a lovely area. 

Actually, it would be 202D Indian Spring Villa. That was just a gorgeous villa and is just turnkey and ready to move in.
