Today is December 4th, 2019 and we have the South Tour on Hilton Head. On the weather front, it’s a little nippier than we had last week, when we were in the 80’s and now the early mornings are in the high 40’s  but beautiful, crisp weather and a nice breeze and the ocean is just gorgeous every morning.
So, lets begin with Sea Pines

Sea Pines

48 Shell Ring Road in the Club Course area has four bedrooms and three baths and is listed at $730,000. This is a newer house with good curb appeal. It’s a newer house with high ceilings. What’s not to like?  I am not keen on the location way in the back of Carolina Place, but some folks don't seem to mind.

185 Club Course Drive is a four-bedroom three and a half bath priced at $869,000. This house has some open space and it has all been redone. I wanted to say it was a flip but what I really didn’t like is that there is the green and the house just looks like it has nothing of the view but you sit and look at the woods rather than the green that is angled towards the back right. The layout is not great. I mean, it looks great on the computer. It is probably done on CAD, but it doesn’t take advantage of the view and the flow is okay. So, I decided to go back and look, and this house was built in 1982 and they gutted it. Interestingly enough, it looks like they bought it for $200,000 which absolutely the LLC did. I don’t know, I have a hard time with it. It seems way overpriced even though it is a newer house. It doesn’t really appeal to me. If it had been torn down a built new, sure but that doesn’t look like that was the case. 

In the Harbour Town area we have 18 Turnberry Lane, a five-bedroom, five bath, and two half bath home for $1,779,000. I know these folks. What a great party house. It is not brand spanking new, but it has a lot of charm. There are a few things on the outside that I think need to be taken care of but it has a pool and a pool table and it is just a great compound family house with an indoor pool and even a little par 3 on Harbour Town that you get to watch them putt in. So, it’s a fun hole if you’re a golfer and want to take advantage of the Heritage Golf Tournament. It is on the cul-de-sac. The flow of the house is okay. Again, it is a very special house and is a great multifamily party house. 

I did go into 815 Clipper Court. It’s a three-bedroom three bath listed for $414,900. You’ve got a view in the living room of the parking lot and you come in and you go through this narrow hall. It just feels very cramped. You’ve got all these steps to get to the top floor and then your view isn’t that great. So, it’s not cozy. It’s okay possibly as a rental.

19 Mizzenmast Court is a three-bedroom three bath for $1,149,000. It has a spectacular view. The steps are very steep and there is no garage, but you can’t beat the view. It has potential. It is a cozy and kind of tight fitting, but I think it has tremendous potential and is priced okay if you can do without a garage. So it may make my short list.

34 Baynard Cove Road is a six-bedroom eight bath for $1,849,000. This is a newer house. It probably does quite good on the rental market. You don’t really have a view and it just kind of is missing that je ne sais quoi. So, it would not be my ideal. It is a big old house. It does have two master suites and the covered area that people are looking for. It is an okay house and it has been on the market before. What’s interesting is that these folks bought it in 2008 right at the height of the market for $2.5 million and they have brought down the price another $100,000. Again, it is an okay house, but you’ve got to want six bedrooms. It is probably on the rental market and is a newer house, you know, there is not much to say either way on it. 

77 Baynard Cove Road is a six-bedroom, five bath, and two half bath home priced at $1,850,000. Obviously, these guys are going neck and neck. This one does not have a three-car garage, but it has a lot more charm and a long lagoon view. It is not as close to the beach, but I don’t think you would walk from 34 Baynard Cove. It’s not that close to walk.  So, they are comparable. I think I like 77 Baynard Cove a little more because it is a little more unique. The other is just a little too cookie cutter for my taste but it is a newer house. 

25 North Calibogue Cay Road is a four-bedroom four and a half bath for $3,500,000. There was a house just down the street, I think it is number 39, that was five bedrooms and it went under contract and it was a gorgeous house. This one is unique, and it is a shame they did not do the dock. So, you are going to spend $85,000 doing the dock. It has carpet upstairs. It is kind of utilitarian. The master is upstairs. It is a great party house and has a wow deep water view but at $3,500,000 you do have a lot of things you need to do. So, I’d like to see a different price because of all that it needs although I like the house. It just needs a little tweaking.

15 North Sea Pines Drive is a three-bedroom three and a half bath listed at $910,000. This one has been on the market before. It is right near the main gate. It is a great rental house. These people bought it a year ago and they are already selling it. I don’t know if they decided that it just wound up being too much but I wouldn’t want it to rent it because the when you are in the back pool area, the people in the neighboring house are staring right at you. So, you have no privacy and you are on the main road. It is a cute house inside but again; you can’t change location and view. You can change everything else. I don’t think I would spend $910,000. I can find you something else if you are looking to buy at that price unless, of course, you want to be on the beach but for a three-bedroom, there are other opportunities I think that are worthwhile to look at. So, I didn’t really care for this one. 

11 Grey Widgeon Road is a five-bedroom five and a half bath listed at $2,850,000. This is a second-row house and I remember this house when it sold before. It sold in 2014 for $1,825,000. They did a nice job renovating it. It is a little more updated, but it just seems a little on the high side for me. Maybe I’m wrong but it is a cool house and I like that it has two masters on the top floor and it’s a very artsy house. I think it is unique enough that I would certainly show it and I think it has tremendous potential on the rental side.

13 Spotted Sandpiper Road is a five-bedroom five bath home listed for $1,795,000. This one too was a second row and I think it is a cooler house than Grey Widgeon. I think the upgrades are nicer. You still actually have a view and I really think that it speaks more than Grey Widgeon and it’s $1,000,000 less too. I think this one needs to be looked at. It is old-school. So, the footprint is not as grand but the other one wasn’t as open of a space either. 

5 Black Tern Road is a three-bedroom two bath for $699,000. This one is off of Audubon Pond Road which is my neck of the woods where I grew up. The curb appeal is a little tough because of the way the rooflines are. It is in great condition. It has a nice backyard. It is a cute house. I think not having a half bath, I remember having a house like that. If it had a half bath it would probably be a little better but again, you’ll probably find a buyer for that house.

52 South Sea Pines Drive is a four bedroom three and a half bath for $1,195,000. This one was on the lagoon. It is a dated house. It is dark when you come in. It really is so close to the lagoon and you’ve got big curb appeal which takes you away from the main road. It is not my favorite location, and you know I’m all about location. If I’m going to spend $1.2 million, that wouldn’t be my first choice. 

Just down the street we have 8 Gull Point Road, a four-bedroom three bath for $1,399,000. This one has a spectacular view. You can even see the deep water and there was tons of bird activity while I was here. It has a nice, new lap pool. It is contemporary. With this flip they really put in everything high-end. A lot of times you’ll see it is a Lowes and Home Depot type of finishes.  I don’t think it is ideal as far as the way the lot is and they put new windows, which are gorgeous, but I kind of like sliders so that when you’re having a party you are going to have to everybody kind of shimmy their way through the kitchen to go outside and when you have guests, I don’t think it is a party house in that sense but I can see how people would enjoy the house. It has nice curb appeal. It only has a one-car garage though. So, keep that in mind but Gull Point is a beautiful street with very high-end homes. 

17 Lands End Road is a four-bedroom three bath listed at $1,299,000. This one needs to be updated. It basically looks like it is original everything and in poor condition. Considering I sold 43 at $1,360,000, this one seems to be on the high-end side because you’ve got at least $100,000 and it always winds up being more than that anyway. It needs a lot compared to the other one, which was turnkey and also, the view in the back, when you go out you kind of see all the walkways. So, it’s not like you have just a water view and you can’t change that. That kind of bugged me a little bit. So, again, it is not ideal. I would almost rather have the other side, the four-bedroom, that is turnkey but that’s just me. 

35 Hearthwood Drive is a four-bedroom four and a half bath for $1,525,000. It has a killer marsh view. It would be a great family home. The master is upstairs though, and I didn’t like that the cabinets are the old-school cabinets. So, that is commanding top dollar. So, you know, it was okay, but it didn’t wow me. 

In Greenwood Forest we had 7 Wildwood Road, a three-bedroom two bath for $569,000. You know, you either love or hate the Greenwood Forest area. They bought it in May of 2018, and I can’t tell what they’ve done with it. It is priced okay and they are probably just trying to get out of it. Again, with it being a two-bath house, it makes it kind of hard.

18 Forest Drive is also in Greenwood Forest. It’s a three-bedroom three bath home for $525,000. I like the price better on this one if you can overcome the cat smell. It has nice pavers. It is not as close to the amenities although it is closer to the bike path, I’ll give you that. It has a one-car garage, which is a plus, and a third bathroom, which is a plus. It has potential and again, knowing what 30 Forest Drive went for, if you can get this in the high fours, it could be an interesting house. 

1 Duck Hawk Road is a four-bedroom four bath listed for $1,545,000. It seems kind of high for a four-bedroom being on the main road. I like the pool in the front and the pavers and kind of the outside space. The indoor space has older cabinetry and it’s a little high for what you’re getting. 

Let’s knock out the villas. 

We have 14 Lighthouse Road Villa, a three-bedroom two bath listed at $475,000. 

In Plantation Club we have 483 Plantation Club Villa, a two-bedroom two bath for $362,500. It has no view. 

476 Plantation Club Villa is a two-bedroom two bath for $369,900. It also has no view. It’s just okay and nothing to write home about. 

44 Night Herron Lane is a one-bedroom one bath for $240,000. Considering you can get in the South Beach area for $299,000 and you have the beach and all the amenities right there, that speaks more to me. 


Shipyard

In Shipyard we only had one, which was 16 Sail Master Villa. It is a three-bedroom three bath for $389,000. It is priced okay. 

Off Plantation

Off Plantation we have 26 Sea Olive Road, a three-bedroom two bath for $459,000. 

57 Palmetto Bay Villas is a two-bedroom one bath for $119,900. 

11A Shipwatch Point is a two-bedroom two bath for $209,000. 

Forest Beach

Forest Beach area had a lot of properties on tour for this time of year. I went to 2 Osprey Lane, a four-bedroom three and a half bath for $925,000. Even though it is on the main road it is a cool house. It’s beach oriented. You are under a million so that is good. I like that and it is a good rental and a good second home. 

2 Driftwood Lane is a three-bedroom, two bath, and two half bath for $859,000. It is okay. I liked Osprey a little better. 

4 Wanderer Lane is a six-bedroom four and a half bath listed for $1,200,000. 

74 Courtside Villa is a three-bedroom three and a half bath for $410,000. I didn’t go in it but it sure sounds high.

114 Courtside Villa is a two-bedroom two and a half bath for $310,000. These have certainly crept up since the recession. They are not the best quality, but they are close to the beach.

I did show Hilton Head Beach Villa #15. It is a three-bedroom three bath for $767,000. It is on the ocean side of Forest Beach Road. It has been updated but the space is kind of tight. If you have three people in there, you are kind of getting in each other’s space. We were three people and constantly getting out of each other's way. Quite comical.  Again, you’d have to look and see what is out there if you are looking for oceanfront.

103 Ocean Breeze Villa is a two-bedroom two and a half bath listed at $269,500.

132 Seaside Villa is a one-bedroom one bath for $235,000. These are always on the market. Price seems to be in the money.

We had a Seabrook which is an over 55 community . So, don’t get too excited about this one. It’s 1402 The Seabrook, a two-bedroom two bath for $39,000. That is an amazingly good price but please keep in mind that it is a senior living and you have a high POA because you are required to eat in the dining room, and you have to be over 55. So, if you have Grandma or an older parent, this may be of interest. 

That covers everything here. I would have to say that picking my favorite is a tough one, but I think my favorite as far as potential was 13 Spotted Sandpiper. You have a five-bedroom five bath house. It’s old-school but very cool for $1,795,000. It’s second row in Sea Pines. It has an ocean view through the angle. At some point, someone is going to build there. There is a house already there and they aren’t going to knock it down today or tomorrow. I think 13 Spotted Sandpiper will have to be my pick. 

8 Gull Point is another cool house for someone who wants to move right in. 

I forgot to tell you about Beachside Tennis. I did go into two of them.

1838 Beachside Tennis Villa is a two-bedroom two bath for $879,000. It is the building to the left closest to the beach. It’s a fourth-floor end unit. I liked that. I like the view and the upgrades.

1882 Beachside Tennis is on the righthand side building. It’s a penthouse on the fifth floor. It’s a two-bedroom two bath for $895,000. I didn’t like it as much because their cabinets in the bathroom weren’t as nicely done but if you want penthouse versus a corner unit, this is it. I personally liked the fourth floor one more, but you can’t be penthouse in it. So, you have to keep that in mind. They are both priced appropriately for what they are and I still say 13 Spotted Sandpiper wins the vote for my favorite. 

I think we only have one or two more tours for this year because of where Christmas and New Year land on the calendar. We are only going to have one or two more of these. We have great inventory, especially for ocean oriented. I think it is really a great opportunity and there are some with great potential. I have a couple of ocean-oriented pocket listings too in Sea Pines. 

So, please keep that in mind and the thing that is changing is that we have great rentals in Hilton Head, but people are starting to realize that this is a great place to live. It is a great place to work. It’s not just a great place to go on vacation. So, as people are realizing that we don’t have a traffic problem, we have what you need on the island, amenities for intergenerational families, active lifestyles they are realizing what a great place Hilton Head is to have a second home or retire. So, all of the sudden, it has become more than just a vacation destination. It has become a place where people want to have a first or second home to eventually come live here full time. 

So, please keep us in mind if you or your friends have something that you want to look at and you want to be on Hilton Head. We serve our clients. That’s what we do. It is not about the sale. It is not just about our listings. We love our listings and we try and sell our listings, but we think it is important to find the right buyer for the right listing. 

So, if you have someone that is looking for something in particular, we are very good about zeroing in on what the best properties are for each need. Please keep us in mind for your friends, family, or yourself if you are looking to buy. We live on a fabulous island. We are so blessed. Also, the volunteerism and the charity work that gets done on this island, there isn’t a 12-mile area that has as much to offer as Hilton Head Island does.
