Today is February 19th, 2020. It’s a balmy 63 degrees on Hilton Head, an extraordinary fabulous day for February. Today is the South End Realtor tour for homes for sale on Hilton Head. There is nothing in Shipyard and only one condo in Forest Beach and a couple of condos in the Point Comfort area. The rest is all Sea Pines.
We have a total of 29 properties to look at.
Sea Pines - South Beach
We had our meeting at 9 Bald Eagle Road, a four-bedroom three and a half bath listed at $1,199,000. This on started at this particular price back in November of 2018 but the difficulty was that it was very dark, and it had a lot of stuff in it. Now they have put new floors in, a nice luxury vinyl. They painted everything white. It is still an upside-down older home that was built in the 70’s but it has been freshly painted and is right there on the beach walk. So, it certainly shows a lot better than it did prior.
2 Gadwall Road is a four-bedroom four and a half bath listed for $1,395,000. I remember this home. It was sold in August of 2017 for $1,195,000. They have really great rentals. It smelled a little musty, but it might have been closed up for a while. It’s a little choppy but has been redone. There is a view of the South Beach marina area and, fortunately, it does have an elevator. So, if you are looking for great rental numbers, they had $111,000 worth of rentals. That could make it promising, and it is in a great location close to South Beach.
2 Black Duck Road is a five-bedroom five and a half bath home priced at $2,195,000. I love the tabby walls on this house. It is newer and the cabinetry is soft close and has a gas range. I think the only negative is that there is not a lot of working counter space in the kitchen, but it really doesn’t seem to matter if you’re on vacation. This is a second row home because Black Duck is a short street. It is a nicely done house and is well-priced.
3 Painted Bunting Road is a five-bedroom five and a half bath for $3,295,000. This home was actually under contract as it was being built. I heard the buyer backed out and that is why it’s on the market. It is absolutely gorgeous. Yes, it’s on the main road but it has the most amazing butler’s pantry and a six-burner gas range. I love the gorgeous antique reclaimed barn floor. It is absolutely stunning. It’s an open kitchen concept and the mudroom has brick flooring. Every attention to detail in this home has been observed and it is absolutely spectacular. I really, really like this house especially for someone looking for something new. You’d definitely have to consider this one.
9 Seaside Sparrow Road is a six-bedroom seven and a half bath for $3,099,000. It came on the market in May of 2019 at $3,699,000 and every month they ratchet down the price $100,000. They withdrew it at the end of the month at $3,150,000 and now they come in at $3,099,000. If I had been the new lister, I would have just gone right under $3 million because it is a tough house. It was built in 2009 and you come in and you’ve got some steps and it is kind of choppy. It has great rental projections. It has features that are looked for this day in age, but it’s a tough house to show. They might do well at $3,099,000. I’m just trying to speak honestly and that is what I would do. I would be a little more aggressive, but bottom line is that they started way too high on this home. It has only been on the market for six months. I think too that people aren’t looking for these big McMansions anymore with six, seven, eight, nine bedrooms anymore. I think those are really tougher sales. So, that’s it for the South Beach area.
Sea Pines - Heritage Woods
36 Baynard Cove Road, a four-bedroom three bath house for $799,000. This one has been shut up for a while. It has a musty, but not moldy, smell. It has lots of good natural light. It could be a teardown although it’s a little higher than lot price for Baynard Cove. It is not on the deep-water side, otherwise I would say it is lot price. The bathrooms are small, and you’ve got popcorn ceilings but it has great rental potential as a redo, especially for someone who just wants a ranch in a very nice address because Baynard Cove is a very distinguished address in Sea Pines. It sits on a large lot and has tremendous potential by opening up wall from dining to kitchen. What remains are small master baths though.
52 Baynard Cove Road is a five-bedroom four and a half bath listed at $1,275,000. This has an old-school curb appeal, but I was absolutely wowed inside. What was not to like about this house? It is really beautifully updated. I like everything about this house. I love the floors. They redid the kitchen. It is open. It’s furnished. It’s at a great address and not too big. It has a nice pool. I really, really like this home a lot. It was nicely redone.
39 Heritage Road is a five-bedroom four and a half bath for $1,549,000. I remember this house. This used to be the house of this cute lovely elderly couple that attended my church. They listed at $945,000 and they wound up moving it at $840,000 from a professional flipper. They added a bedroom over the garage. You have a beautiful golf view. It has been totally redone and is medium build. You’re on the Heritage Golf Course and a pool was added. There is a lagoon and then you have the Heritage Golf Course behind you. So, it’s a beautiful setting. It is beautifully redone for somebody that wants a house that has been completely updated.
In Greenwood Forest we have 23 Hollyberry Lane, a three-bedroom two bath for $569,000. I didn’t like that the third bedroom is right off the kitchen. It is really a two-bedroom two bath house. It does have a one-car garage with lovely pavers. It’s on the cul-de-sac and very private. Again, that was the only part that I didn’t like, that the bedroom was off the kitchen. It’s kind of small but it’s cute and I think having a one-car garage and being on the cul-de-sac are definitely bonuses for the home.
16 Dewberry Lane is a three-bedroom two and a half bath priced at $500,000. This is a harder house to work. It is kind of tired. I also saw it as a two-bedroom. You’ve got a stepdown living room off the kitchen plus another living space but there was a bath in that area. So, that could be your third bedroom. There is no garage, is also on the cul-de-sac. It’s kind of a funky house and it does have a spiral staircase inside and green carpeting and popcorn ceilings. So, you’re going to spend some good money in there. It is old and tired though. A great project for someone?
Next, near Harbour Town we have 6 Sylvan Lane. It’s a four-bedroom, four bath, and two half bath listed at $1,649,000. This is a very pretty home. The windows are kind of high off the ground, limiting the natural light inside but does give privacy. It’s very cozy and a beautifully done newer home. It has pavers and is on the cul-de-sac. You can walk to Harbour Town and it’s priced well. So, for someone looking for a newer home, this one is definite one to consider.
We did not go into 5 Jessamine Place, but I can tell you about it because we had the brokerage on this home before. It’s a four-bedroom four bath priced at $850,000. It has a wooded view. The folks have it on the rental market. It is now under a new brokerage and priced a little higher. We had it down at $829,000. It’s a great rental and it’s surrounded by large homes that are second homes but it’s a tough sale because it is old and tired.
23 Pine Island Court is a three-bedroom three and a half bath home for $1,195,000. Now, someone might say this is high for the neighborhood, but you need to go into this townhouse. Pine Island Club is very unique and does NOT allow short term rentals. I had a listing there and I had a tough time selling it because a lot of people didn’t know where it was, and this was only a two-bedroom. This one is a three-bedroom but the attention to detail on this house is great. It’s tastefully done. It does have an elevator. It has beautiful natural light and is beautifully done. Anyone looking for something that is turnkey definitely has to keep this one under consideration. I think it’s gorgeous in every way.
38 Pine Island Road is a five-bedroom four and a half bath for $1,199,000. This was a friend’s house and it sold not too long ago. So, I was very stunned to see it back on the market. They, obviously, sold it and what I can’t understand is why it’s on the market again so quickly. They bought it in June of 2019 for $1,175,000. So, I’m very stunned by it but it’s a great family house with lots of great areas and spaces. You do feel a little claustrophobic because the kitchen in on the bottom floor and it has low ceilings. It has a sunken living space right when you come in. So, it’s a little choppy but it’s a great family house and because it just sold, it’s in the money. Again, it’s going to take a particular buyer for this house.
52 Club Course Drive is a three-bedroom two and a half bath listed at $719,900. This one has been on the market before. They got it at $729,000. So, they just lowered it another $10,000. They tried to sell it all last year. It is cutely redone. I think the hard part about this house is that the wet bar area and this little space that’s off. It’s a little high for the area and the type of renovation that was done because the rooms are kind of small, but it has been redone. I can see that the biggest drawback is that sort of family sitting area that is neither here nor there and has that wet bar area that is a little on the odd side.
142 Otter Road is a four-bedroom three and a half bath listed at $559,000. I like this house. It’s light and bright. It has a good feel and a nice view of the golf course. Kitchen was nice also. It was used as a second home apparently and you can kind of tell because it is in great condition. So, I doubt this one will last long but that is just my guess. What do I know?
6 Governors Road is a four-bedroom three and a half bath for $685,000. This one has a beautiful golf view and has bedrooms all to one side. Older kitchen. I feel like my sweet grandma lives in here. It is very close to the club and priced at market.
27 Governors Road is as four-bedroom four bath for $829,000. This was a newly built house. It only had one owner. It is newer and large and has lots of space. It’s a good house with good bones. It overlooks wood duck road and the lagoon I drive by every day. Bet this was a spec house build back in the day.
31 Governors Road is a three-bedroom three bath for $680,000. This one has been on the market before. It backs up to Wood Duck Road on that lagoon i just mentioned. It’s very spacious, light and bright and good spaces. I think at $680,000 you really can’t beat that. My folks that were looking at that before wound up buying in Hilton Head Plantation or they might have reconsidered it.
23 Shell Ring Road is a four-bedroom four and a half bath for $775,000. We were going to go in this house but there was a moving truck in it and I just didn’t want to get involved with the moving. So, obviously, it’s going to be empty soon. It is in the interior side of Shell Ring and has that long porch alongside the entire second floor of the home. I always did want to see this house.
98 Shell Ring Road is a three-bedroom two bath home for $449,000. This is a cute, adorable house. It has been on the market before and was very cluttered at the time. They have decluttered it. Looks toward the tennis and the pool. It’s really a cute, cozy home. I love the entryway because it’s brick and not wooden. I really like this one for the price and condition.
92 Shell Ring Road is a three-bedroom three bath listed at $429,000. This one has been on the market before with a different brokerage and I think they just basically changed the brokerage. It’s a tough sale. They did bring the price down $5,000. It has a garage, but it needs a lot of work. It’s very hollow when you walk in it and the kitchen is in the center of the house with very steep steps from the garage below.
I think of the ones in Carolina Place I really like 98 Shell Ring the best.
That covers Sea Pines homes. Let’s look at some of the condos.
63 Fairway Lane Villas is a two-bedroom two bath for $399,900. These condos do very well. People love to rent them. It is really awesome. It probably won’t last long.
379 Briarwood is a two-bedroom two bath listed at $535,000. It’s in the money. It doesn’t really have a view. We could not see this one as it was taken off the tour. I have #395 coming on the market at $495,000 and it has a spectacular long golf view. So, keep that one in mind if you are reading this and liking Briarwood Villas.
Turtle Lane Club unit #39 is a four-bedroom three and a half bath for $1,375,000. It seems a little on the high side, but I didn’t go see it.
Lastly, we have 1651 Bluff Villa, a one-bedroom one bath for $292,000. I have seen this one. It’s a ground floor unit on the building that kind of looks toward the woods and looks toward the Atlantic Ocean. 1691, mine that is one the third floor, has a peekaboo view of the sound, but this one has been beautifully done. They use the owner’s closet for the stackable washer and dryer. It’s in the money and is a nice garden unit for someone that doesn’t mind being on the main floor. This one also makes the short list.
Outside of Sea Pines we have 64 Forest Cove. It’s a two-bedroom two bath for $177,000.
6A Shipwatch Point is a three-bedroom two bath for $219,000. These are wooden structures.
In the Forest Beach area, we had 322 Forest Seascape Villa, a one-bedroom one bath for $189,000. Seascape Villas are those round buildings right across from the grand ocean. They are kind of funky and you either love them or you hate them but for someone looking for a one-bedroom, if you don’t have to be in Sea Pines this is obviously something that is in the money.
So, all in all we have some great homes today on the market. Looking at brand-new, I would have to say 3 Painted Bunting was absolutely gorgeous but, you know, you’re at a $3.3 million dollar price tag.
If you are looking for value and sort of a family home that is large and spacious, I liked 52 Baynard Cove Road. I love the way it was redone inside.
If you are looking for turnkey with every attention to detail, 23 Pine Island Court with three bedrooms and three and a half baths for $1,195,000. It also makes my short list.
So, all in all we have some fabulous homes. We’re seeing people either upgrade, which is why some of these are on the market or downgrading and downsizing but we’re starting to see a lot of people wanting to bring theirs on the market now so that they can upgrade into something larger.
So, no matter what your choice is, especially in Sea Pines, whether you want a one-bedroom condo in the $300,000 range or a seven-million-dollar oceanfront house, Sea Pines has a varied number of properties and we would be happy to help you secure the best property for your needs.
