Today is January 8th, 2020. Happy New Year! This is the first realtor home tour on Hilton Head Island for 2020. I hope everyone had a really great new year. It’s the South Tour today. There is not a lot as people start gearing up again and, I guess, people haven’t had time to go to listing presentations and so on.
55 Heritage Road is a five-bedroom five and a half bath listed at $1,925,000. This is a new home built in 2018. It is on par three of Harbour Town, that’s a plus. Heritage Road is a thruway road connecting Plantation Drive and Old Military Road/Greenwood Drive. Does have a pool. It is okay, medium build. It just seems a bit high for Heritage Road. They knocked down the house that was there before and it just seems on the high side, but it is what people like: brand new. It’s contemporary and basic build but new for someone looking for new.
23 Wildwood Road is a five-bedroom three bath house listed for $649,000. This is in the Greenwood Forest neighborhood and it’s a funky house. I don’t really care for the curb appeal and it just seems a little high. I remember I had a five-bedroom on 43 Forest a year ago that sold for $509,000 and it was closer to the Sea Pines Center and had a private, beautiful lagoon view. This one, they said there is a lagoon in the back, but I didn’t see it. You had to go upstairs for three of the rooms. It was an interesting house; I have to say. I just think buyers nowadays are very demanding. I don’t know what they did to this house other than the furniture is a little different. The smooth ceilings were there before when they bought it. Also, even though the cabinets look very modern, they are the old-school cabinets, but are painted a beautiful grey. I think there is a lot of old and tired and if you’re going to be old and tired, you need to be aggressive in your price and this isn’t aggressive in the price, but it is in the money so to speak. Time will tell.
14 Baynard Park Road is a four-bedroom four and a half bath for $1,099,000 on a very coveted and upscale street in Sea Pines. This one was listed prior with someone that I respect. I know when they had it, they started a lot higher and that is the last time I saw this house, listed at that time for $1.2 million and that was last Summer. It does have a very big pool to the front of the house behind gates that did not open very easily. The rooms are kind of choppy, but it is on Baynard Park. There is lots of different flooring. The one part that was so funny was, upstairs they have exterior circular stairs that go up to the deck. It’s a beautiful place to watch the Heritage. Anyways, down the hall upstairs, was a little door that all it did was go out to a little deck where you could even close the door. It was like a smoking room or something and was screened in. Was about 4 feet wide by 3 feet long. Smallest 'deck' I ever saw. Anyways, house is on a great address on a great golf hole on Harbour Town. I think it has potential again, because of location BUT as new listing with new broker I would have pushed for new price. Remember my old thing that I always tell everybody, “Location and view you cannot change. You are stuck with that, but you can change everything else.” Has potential.
58 Stoney Creek Road is a three-bedroom two and a half bath listed at $799,000. Again, here we have a 3/2 and a half bath. I think it has tremendous potential but the price is steep. It is on the cul-de-sac end of Stoney Creek. The kitchen is sort of open. This house didn’t totally excite me (price), but it didn’t turn me off either. I think based on what is going on in Stoney Creek, this one is light, bright, and open. It does have some things that are very original and very early 80’s but you are close to Harbour Town.
10 Spotted Sandpiper Road is a six-bedroom six and a half bath listed at $2,999,999. Let’s just say $3 million, people but I get it. This house was absolutely spectacular. There is nothing I did not love about it. You could tell it was a brand-new build. Whatever they did to it, I absolutely loved it, IF you don't need a view, want to be close to gate and Beach Club and easy walk to beach. You’ve got to want six bedrooms though. It was built in 2012, but seemed newer. The colors are beautiful. The only thing is, I don’t understand how people can buy something for $2.2 million, do a few changes and think it’s now worth $2.9 million. Granted, they didn’t use it much and that is why they are selling, but I just scratch my head on that. I don’t understand that and when it was newer and only three years old, I did absolutely love this house and I loved it back then for a third row. I loved this house on Spotted Sandpiper.
Lastly, as far as homes go, 16 Wood Duck Court is a three-bedroom two bath priced at $542,000. Okay guys, you are going to think I’m horrible, so let me preface that I’m for flippers making money. I think you put in the time and you do the sweat equity so, you should be able to make some money on your home. However, don't be greedy. This one was done, again, medium build. I remember this one as it was under contract before I could even go see it. Seemed like it was a done deal before it came on. It sold for $270,000 in August 2019. In four months (they couldn’t have spent more than $100,000) in it. They did an HGTV cosmetic renovation but left the original sliders and I just have a problem with that. You know, they got rid of the shrubbery in the front and lowered the tall cement wall a bit. If you were flipping at $490,000, I would say, “You know what? That’s being fair.” You’ll still make a very good amount of money. I’m sorry, I know I’m lecturing and rambling, but I really care about both sides of the people and I just don’t think that one should be overly greedy, but that’s just me. Nevertheless, it’s a nice renovation. It’s the same thing that everybody is doing. I think the main negative on this house is that you do see Greenwood Drive on the other side of the golf course, only a 3/2 AND no garage. So, you have to keep that in mind.
Villas
Let’s go through the villas. There are five that I do want to talk about.
2246 Heritage Villa is a three-bedroom three bath listed at $469,000. This one seems to be in the money. There is another that is a three-bedroom for a little less, but it faces the tennis court. So, this one is competitive. There was a three-bedroom that sold for $449,000, one for $480,000, and one for $519,000 since the beginning of 2018. So, again, it is in the money for someone that wants to be in Heritage and people like Heritage Villas because it is a great central location and a popular entry-level as you want to get to explore Sea Pines if you don’t know exactly where you want to be.
819 Ketch Court Villa is a two-bedroom two and a half bath for $365,000. Someone is in it. It has been on the market for a while. It’s a corner unit and what else can I say? It’s Harbour Town.
78 Fairway Lane Villas is a three-bedroom three bath listed at $529,000. These are well-liked and have gone up in price. These are situated in a very quiet area and people like them because of their proximity to the beach and you get a pretty serene lagoon view.
1866 Beachside Tennis is a two-bedroom two bath priced at $739,000. This one is also in the money. I think this one is pretty original but again, they rent very well, and people like them.
1674 Bluff is a three-bedroom two bath listed at $449,000. Bluff is funny. They were hot as cakes for a long time and then it was like everything came to a standstill. What’s nice is, you have three units like this that have sold in Bluff Villas. It does have the popcorn ceiling but has an open kitchen with bar plan and again, it’s very rare that you get a three-bedroom for sale. It was sold in 2017 for $365,000.
Forest Beach
There were three residences in Forest Beach, but we only went to one which was 66 Dune Lane. It’s a five-bedroom five and a half bath listed at $1,595,000. This is like a southern house and boy, a lot of house. Cute front porch along the entire length of the home. Second row adn in the money price. Believe me, you could not get this in Sea Pines. It is on the tighter side of Dune Lane and not where you have the paddle locks and the house is kind of built back off the road which makes the pool area a bit cramped in the back, but it has a fun and different floor-plan. You sit in the dining room with a skylight and you are in the center of the space. The kitchen was dated but again, I bet you the rental numbers could be very strong. Overall, it was an interesting home. I don’t think it will be my favorite because I still have one in mind for that, but I really liked it.
Then we had 13 Pelican Street, a three-bedroom two bath for $539,900. It’s a cute little ranch. It is priced at land value as is expected nowadays. I glanced at the photos and I think they brightened it up a bit. In the money for a ranch in Forest Beach.
13 Sandpiper Street is a three-bedroom two bath for $769,900. I hate to say it, but it’s a very high price. considering its past. I know these folks tried to sell it in 2015 for $659,000. They got the price all the way down a year later at $599,000 and it still didn’t sell. Now why they think between 2016 and November of 2019 that people would want to spend another $170,000 more when nothing really has been done? I suppose because it has a pool, they think that they might be able to get it. There may be a buyer that says, “You know, the inventories are low and there is not a lot on North Forest Beach. So, if I can make the rental numbers work, why not?” I bet maybe you can make the rental numbers work but it’s a three-bedroom TWO bath and not a four-bedroom four bath. I think if it was a four bedroom, I would be more inclined to accept that it has a pool and so on.
Condos in Forest Beach
Obviously, these are in South Forest Beach. I’m just going to run through them. I did not see any of them. If you want me to make a private tour and video on them, just give me a shout. I’d be happy to do so.
21 Beach Arbor Villa is a two-bedroom two and a half bath for $269,000.
109 Ocean Walk Villa is a two-bedroom two bath for $255,000.
405 Tanglewood Villa is a two-bedroom one bath one and a half bath for $239,000.
H7 The Hedges is a two-bedroom one and a half bath for $120,000.
Shipyard
In Shipyard we had one condo which was 189 Beach Walk Villa. It’s a three-bedroom three and a half bath for $425,000. That one seems to be in the money. It has been renovated and it is deeper in there.
So, that concludes the first Hilton Head Homes Realtor Tour of 2020. There are some great homes out there. I love to analyze the market. I always give people a good inventory of what has sold before they are even making an offer because you guys can only see what is ON the market. I love to advise and guide.
