Today we have the Hilton Head Homes South Tour. There are some exciting homes on the tour and even some villas.
We’re going to start at Forrest Beach. We have 9 Laurel Lane which is a five-bedroom seven bath home listed for $3,699,000. It’s an ocean-front home with Brazilian floors. It’s top of the line and close to the Sea Pines gate. It’s a good price if you want to be ocean-front.
Off Plantationwe have 38 Bradley Beach. It’s not really south end, but I’ll mention it since somebody input it incorrectly. It’s a four-bedroom three and a half bath priced at $579,000.
We do have 28 Quartermaster Lane with three bedrooms and two and a half baths for $355,000. It’s well-priced. These are on the South end and are well-liked. This one has been on the market before. They have been trying to sell since the fall of last year. It has a two-car garage. It’s a very good place for entry living and to be in the Broad Creek area because Broad Creek landing has its own amenities and it’s very convenient to the South end.
From there we’re going into Sea Pines. 10 Audubon Pond Road has five bedroom and four and a half baths and is priced at $1,375,000. This is a great little neighborhood. It’s a nice home and is priced according to the market.
45 Deer Run Lane is a four-bedroom four bath for $839,000. I have not seen this one and I am out of town. So, I don’t have much to say about it.
21 Spartina Crescent is a three-bedroom three bath priced at $998,000. This one is in the Lawton Oaks subdivision. The have a lot of newer homes. So, it’s priced well for someone that wants a newer home and not a traditional Sea Pines home that has been updated.
12 Canvasback Road is a five-bedroom four bath home priced at $1,050,000. This is an old-school house but it’s very close to the beach. So, it’s a traditional Sea Pines looking house, but again, at this price and being that close to the beach, it’s definitely a must-see.
6 Long Marsh Lane is a four bedroom three and a half bath for $1,499,000. This one has been redone. The folks have decided to move to Long Cove. It’s got a spectacular marsh view. You even see down to the deep water beyond Calibogue Cay. The biggest negative to this one is that the two bedrooms upstairs have a Jack and Jill bathroom and they are small bedrooms. The fourth bedroom downstairs is used as an office, but it has an on-suite bath. The sweeping views and the grassy area outside for exterior entertaining is really cool.
27 Oyster Landing Lane is a four-bedroom three and a half bath priced at $1,329,000. This one is also one I have not seen, but the Oyster Landing area is well-liked. So, that would be one to consider. They’ve got killer deep-water views.
29 South Beach Lane has four bedrooms and four and a half baths and is priced at $1,469,000. This one is right by the beach path and you don’t have to cross South Beach Lane. It’s open and ready to rent. I think this one is a spectacular one if you want to, you know, have a beach house on Hilton Head and rent it out and get some rental income.
26 Holly Berry Lane is a three-bedroom two bath for $459,000. This is in the popular Greenwood Forrest subdivision. It’s kind of a small house but priced accordingly.
26 North Live Oak Road has five bedrooms and six and a half baths for $2,795,000. This is one of my favorite streets and this is a newer home. It’s quite large and on a very, very coveted street.
Now to the villas. 42 Turtle Lane Club Villas is a three bedroom three and a half bath for $1,395,000. These are also very, very well-liked. I don’t know if this one will be on the market for long. It’s a great ocean-oriented condo. Actually, it’s fee simple. So, this is one that is quite attractive, and I always seem to like these.
In Forest Beach, we have 412 Forest Beach Villas with two bedrooms and two baths. It’s listed at $399,900. These are the ones that are solidly built condos. I keep hearing conflicted messages on whether or not they are going to be assessed for windows and siding. So, I’ll let that be for now.
2106 Seabrook is actually a retirement community. A lot of my clients that downsize from Sea Pines go into Seabrook or Tide Point. It’s a two-bedroom two bath for $139,000. It’s not really our market, but if someone wants to bring their aging parent down here and buy a house down here, that would be a great place to have them.
6202 Treetop Villas is a two-bedroom two and a half bath for $230,000. It’s a great entry-level for the Forrest Beach area.
601 Brighton Bay Villas is a three-bedroom three bath for $265,000. This is in the Palmetto Bay Marina. It gets a little loud in there and this one needs a little bit of work but it’s a great entry-level price.
56 Palmetto Bay Villas. It’s a two-bedroom one bath for $139,000. Right off Palmetto Bay Road.
In Sea Pines, the villas are 395 Briarwood with two bedrooms and two baths for $509,000. These do not allow short-term rentals. They have a very low density and their own private pool. It’s very spacious, light and bright with cathedral ceilings. There is a third bedroom/study. So, you can’t see it as a solid two-bedroom two bath. This one has a killer long view down the ninth fairway. So, again, it’s something for someone that does not need short-term rentals.
Then, in the Harbour Town area, 1031 Caravel Court has three bedrooms and three baths for $749,000. It has a beautiful marina view and you’re in the heart of Harbour town.
807 Clipper Court, these are near that large parking lot. Again, they are great entry-levels into Harbour Town. It has two-bedrooms and two and a half baths for $359,000.
To be a little further from Harbour Town, you can go to 2535 Glenneagle Green. These are near the Sea Pines Center. These are tucked away and only a few units. They’re very well-liked for people that know and it’s usually the veteran agents that know about these. It has two bedrooms and two and a half baths for $462,000.
2447 Inland Harbour is a three-bedroom three bath for $529,000. People seem to like these on the short-term rental market. It’s on the other side of Plantation Drive.
Mariner’s Way Villas - Susan Burak, who is a friend of mine, was on the board and really looked to change their entire appeal as you enter Mariner’s Way. These were not well-liked a few years ago as everyone seemed to avoid them. They seem to be popular now. She has sold a couple of them from her family and now, there are two more on the market. 679 Mariner’s Way has two bedrooms and two baths for $479,000 and 671 Mariner’s Way is a three-bedroom two bath for $649,000. Again, all of this is in the heart of Harbour Town.
1421 South Beach Villa, these are well-liked. It’s four-bedroom three bath for $790,000. Again, you get a lot of bedroom space in these and they rent very well.
Lastly, we have 20 Turtle Lane Club Villa which is a three-bedroom three bath for $869,000.
That about wraps it up. I did not go in a lot of these as I am out of town. Some of these I did see before the Realtor Tour. Right now, I’m in Colorado skiing with my sons. So, I don’t want to pick a favorite not having been in there and having gotten a feel for them.
