Today is November 6th, 2019 and we have quite a vast tour of South properties on Hilton Head Island. Our realtor tour actually has 43 properties. We have 23 homes in Sea Pines, 10 condos, six villas, and three homes in Forest Beach and then a little condo in Point Comfort. So, let’s get started.
Sea Pines
8 Marsh Drive is a five-bedroom four and a half bath home listed at $1,349,000. This is a redo. I had friends that lived in this house for many many years. Lagoon view in the back, no pool, and you have a marsh view for right now but at some point, that is going to go away since it looks like they are soon building a house across the street, which will block the view. Essentially, a lagoon view home on a very nice street. So, they did a nice job on the remodel. It’s medium grade but nicely done. They took out one wall and opened the kitchen up to the living space. So, that is a lovely home to consider and it’s priced quite well.
145 Harbourwood Villa is a two-bedroom two bath for $375,000. I would say this one needs a lot of redoing but it’s on the Harbour Town golf course and a lot of stuff is still original, but it has a lot of potential and is priced accordingly.
8 Muirfield Road is a three-bedroom three bath home priced at $675,000. This one has been on the market before. It’s a townhouse on the 10th of Harbour Town and not the first like Harbourwood villa. It has a fireplace. It’s nice. They came down on the price $20,000 and it’s a new brokerage but, you know, still considering that number four went for five something, this one still seems kind of high.
55 Stoney Creek Road is four-bedroom three and a half bath priced at $870,000. This is a two-story house and I found it to be very choppy. The kitchen has been redone and is quite nice. It has a lot of fogged windows which is a shame, given the killer marsh view. It has a nice pool in the back but the house, when you come in you have a sunken down living room to the left and then you have a foyer. All of the bedrooms are upstairs. Everything needs to be redone. It will cost at least $300,000. It will put you at over a million. You still have an older house. Granted there is a new house that went under contract in Stoney Creek, but it just seems like this is a big project and not for the weary that’s for sure. Structurally, too, you can’t change the way it is configured unless maybe you put the master down where the sunken living room is but again, I think you are dealing with plumbing and so on. It could be too big of a project. It has potential but someone with a lot of skill and imagination and not weary of blowing out walls.
I was excited about 1 Mizzenmast Lane, a four-bedroom four bath home listed at $999,000. I like the tabby walls but there isn’t much of a view. It has a circular stairway and I found it to be dark inside. It is choppy. You can tell it’s a rental and it just doesn’t have any je ne sais quoi. It doesn’t have any appeal to me at all.
26 Gunnery Lane is a three-bedroom three and a half bath listed at $629,000. This one is priced okay. It has a more open feel than one that I will talk about on Greenwood Forest. I like the pavers on the driveway and that it has an open feel, but the inside really doesn’t do it for me. There is no pool and no garage, but you’ve got three bedrooms and three and a half baths if that is what you need.
14 Forest Drive in Greenwood Forest is a three-bedroom two bath home priced at $614,900. It has nice pavers. I don’t like the wooden steps going up and then there is tile. It could be an intriguing project. With a pool and a one-car garage and I think it has potential. I kind of like this one better than Gunnery and I also like the location better because Greenwood Forest has its own playground, tennis courts, and pool even though this one has a private pool also. So, they did $51,000 in rentals from what I hear. So, it could have very good cash flow on this house.
In the Lawton Woods area, we have 6 Indigo Lane, a two-bedroom two bath for $465,000. This looks like it was almost a flip and they left he outside just as it is. The curb appeal is not that great. I was unimpressed because it should have a lot of potential. It looks better in the pictures than it really is. Apparently, they are going to put a new roof in soon which would certainly help but it just seems to me that they bought it for $315,000 in November of 2017 and they certainly haven’t put in $150,000 worth of work. So, I’m all for people making some money but that seems a little on the high side but again, maybe they will hold onto it.
18 Woodbine Place is a four-bedroom four and a half bath for $1,249,000. It has a really nice golf view. I don’t care for the curb appeal, it’s sort of average. The inside, too, I know that someone in our brokerage had 22 or 24 and it went for less than that and it was a better house than this one. This one just doesn’t flow well at all. So far, I still haven’t found anything that I really care for.
Now we’re going to hit some of the beach homes. Let’s start at 5 Brown Pelican Road. It has five bedrooms and three and a half baths and is listed for $3,295,000. I was curious about this one because this one, I think, had been bought later at some point. I have to say though, I was somewhat disappointed because the potential of this house is amazing. I think it has a great view. Someone bought it for $2,850,000 from this lovely couple that has owned it for quite some time. I think they were the original owners. It is an upside-down house. The kitchen is upstairs, but it is still very cool. They bought it for $2,850,000 and they painted some walls, put some new furniture in there and now think they want $400,000 more. I have a hard time with that. Everything else is exactly the same. So, they have owned it for almost two years. They do have some rental history, but I don’t know, it is a shame because it could be a great house for someone that wants to have an ocean-front house with not a lot of space. The potential is great on this house, but I was not impressed with the redo that they put into it. Sorry.
Beachside II #19 is a four-bedroom four bath for $949,000. All of these are in the South Beach area right next to the tennis courts. Priced okay. They are kind of smaller and do very well on the rental market.
Then we had a couple of retreads. 84 South Sea Pines Drive, I think it’s on the second or third broker. It’s a three-bedroom three and a half bath and is listed at $759,000. They had it on the market for $40,000 more. They started at $874,990. They kept ratcheting it down. In June, it ran out at $799,000. There is just no love in this house but at least they brought the price down $40,000. So, I think they are a little closer to being in the money for this listing.
Then we had 80 South Sea Pines Drive, which is two doors down. It has three bedrooms and two baths and is priced at $749,000. This one is priced a little better. It’s the same thing. It’s two houses down. I think this one has a little more potential. I like the garage a little better and the flow. It’s lighter. It’s just a more spacious old-school house but well-maintained. So, I actually, for $10,000 less and one bathroom less, I kind of like it and see more potential on this one but they are both on the main road and are seventh row ocean. You just have to cross the street to get to the ocean.
43 South Sea Pines Drive is a five-bedroom five bath listed at $1,775,000. People aren’t holding on to houses as much as they used to. This one also, I think, was sold just a couple of years ago. It is a newer build, but it is right on the curb. The house is amazing. I like the house and priced well. It has a nice pool and is a great rental. It’s an updated house. For whatever reason, they are moving on which is a shame.
10 Seaside Sparrow Road is a seven-bedroom eight bath home for $3,995,000. This is a second-row new house. I like the architecture, but I don’t like North Carolina spec home builders that come in and build a house and try to make it a rental machine. Paying $4 million for second or third row. I think there are other houses that one has to look at to compare but it is a nice, new house. Obviously built to be an investment property. Not many families have 6 children these days.
13 Royal Tern Road is a five-bedroom five and a half bath for $3,895,000. This was not a newer home, but it really intrigued me. Royal Turn is a short road, but it has oversized lots in it and some of the older-school houses are in it. This house is a little timeliness. I love the you have a view from the kitchen sink. You have two bedrooms, including the master, that have a view of the ocean and you are second row. So, if I was going to buy a family house, I think this one is intriguing. So, I’ll keep it on my short list.
10 Laughing Gull Road is a five-bedroom six bath for $3,195,000. Again, it’s a spec home from a builder. It’s new. It has no love but for someone that wants new, you’d probably have to look at this one.
6 Green Herron Road is a five-bedroom four and a half bath for $1,950,000. I thought this one would be competition for 3 Sandhill Crane. I think 3 Sandhill Crane has two living spaces and this one only has one. The pool is just as nice because this one if very cramped. So, even though this is a newer house, 3 Sandhill Crane has better space and larger rooms and, I think, is a better home. Sorry. This is a new home though, but I just didn’t like that it only has one living space and the kitchen is very small.
14 Canvasback Road is a five-bedroom four bath home for $1,199,000. This one too has been on the market before. I think we have gone through a couple of realtors on this one. I have seen this house many times. Actually, these folks bought it for $950,000 and they think they can sell it now for $1,199,000. I didn’t see anything that was done to this house. So, if you could get it for $950,000 or close to that, then we’re talking.
In the Club Course area, we have 37 Oyster Landing Lane, a three-bedroom two and a half bath listed at $739,000. I was really excited about this price because it has a killer marsh view. It doesn’t have a garage, but it has room for one. It is an end unit. Inside you really have to like that your kitchen is not open. You are kind of tucked away in the front. It would be an expensive redo to have a view from the kitchen but again, for the right buyer and someone who wants to downsize, this could be very interesting. So, I see the potential for someone wanting to downsize.
15 Sand Fiddler Road is a three-bedroom two and a half bath for $635,000. I do have to say that I love the curb appeal on this one. As you drive in it has really nice curb appeal. You’ve got a two-car garage. It is charming. I like the curb appeal that it has. The people bought it for a great price, and it is sort of market price. It has a pretty lagoon view and it is a nice house. I think this one has a lot of appeal. I think it will make my short list.
8 Club Course Lane is a three-bedroom two bath for $450,000. It needs work. It’s priced well. It’s on the deep end of Sea Pines. It’s not my favorite because if you want to ride bikes or do anything, you are kind of off the beaten path all together. So, you are a little far from everything that Sea Pines has to offer but the price point is one that could make it attractive to some buyers.
67 Shell Ring Road is a three-bedroom two and a half bath for $699,000. It seems a little high for the Carolina Place area but remember that this one has a two-car garage, everything has been done, it is an open floorplan, and everything was beautifully done. It has a nice lagoon view. It’s turnkey in a great neighborhood. It might have some wiggle room. It is being sold unfurnished but I’m sure that the furniture would be great to go with it and that is how I would make an offer. I like the house. It is turnkey and not a lot of the houses are in the 600’s.
And in Carolina Place, which used to be a villa, but 3420 Carolina Place is now listed as a home. This one has been on the market before. It’s cute as a button and a three-bedroom three bath for $399,000. It’s a great price point. So, all of the sudden being that it is not a villa, it might get a little more action. It is close to the water but very private. You almost feel like you are on an island or something that is all on its own.
Now to the Villas.
1023 Caravel Court is a two-bedroom two bath for $569,000. It has a really nice view and has great rental numbers. So, that is something for someone that is looking for a rental property and wants to be in Harbour Town. You really have to look at that one.
1270 Harbour Town Club Villa is a four-bedroom four bath for $575,000. I know the resort loves these for their golfers. If you could get it, I’m sure the rentals would be fabulous on that unit.
2351 Racquet Club Villa is a two-bedroom two bath for $379,900. Again, this could be a very interesting one for some folks.
725 Schooner Court Villa is a two-bedroom two and a half bath for $619,000. It’s okay. It has the beam and is dated and dark. I saw it after I saw 741 Schooner Court which was a wow.
741 Schooner Court is a two-bedroom two and a half bath at $769,000. Now, you are going to say, “Well, that’s $150,000 more,” but they got rid of the beam and it has marble floors and a gorgeous view. The 619 unit actually looked at the buildings across from it and you have an angled view of the water from it. 741 was really gorgeous. They did everything to the nines and gutted the place and it is beautiful.
251 Stoney Creek Villa is a two-bedroom two and a half bath for $399,000. This one doesn’t have much of a view and it has a second broker now. We’ve had it in our brokerage office before. It’s a tough sell.
360 Briarwood Villa is a two-bedroom two bath for $539,000. The sliders are old in this house. So, you’ve got to figure that you’ll spend about $30,000 in sliders. Then you are at $569,000. The view is spectacular and if you don’t mind a lagoon/sand trap golf/marsh view, this a corner unit. The floors are nice. The kitchen has been redone. It is a good competitor to 395 Briarwood which has a really nice long golf view but this one is priced very well.
540 Plantation Club Villa is a three-bedroom three and a half bath for $499,000. This one seems a little on the high side. I think they tried to sell it before. These folks bought it for $442,000 in December of 2016. They have owned it almost three years. It is a cute one. I don’t understand why it is still on the market, but they have lowered the price now. I think in July it was at $518,000 and now they are at $499,000. So, they might have a better chance at selling it. It’s a three-bedroom. It’s an interesting one.
Lastly, we have 1931 South Beach Club Villa. It is a four-bedroom four and a half bath for $1,449,000. It has been on the market. It is almost 4,000 square feet and has a different broker now but is at the same price that it was decreased to. It hasn’t been on the market in four months but again, it does need some updating but it is on the fourth floor and is not the penthouse. It’s not on the fifth floor. There are a few of those on the market but it is probably right for someone.
So, that is it for Sea Pines. As you see, we flew by everything. There is a lot. I didn’t go see these homes, but I’ll be happy to show them for you or preview them or Facetime you and even do a professional video if you would like.
North Forest Beach
In North Forest Beach we had 1 Roadrunner Street, a six-bedroom four and a half bath for $1,325,000. It is funny how now the investors are starting to sell the properties.
In North Forest Beach we also have one villa which is 222 Breakers Villa. It’s a one-bedroom one bath for $279,900. These are the prefab ones right in Coligny. It is priced okay.
South Forest Beach
Now in South Forest Beach we have 3 Dogwood Lane, a four-bedroom three bath for $799,000. It is an old-school house. I love this one. This one, I think, has potential but for a different price.
Then 215 Cordillo Parkway is a three-bedroom three and a half bath for $625,000. These are townhouses that are newer. I don’t like Cordillo. You basically have a house in the middle of nowhere with no amenities. You can’t go outside and walk around. What is good about these though is that Hilton Head Prep is nearby, and they have golfer students. So, if you don’t mind housing some students and getting some long-term rental money, that could be a good place to park your money and get some rental income.
On the villa side we have 114 Courtside Villa, a two-bedroom two and a half bath for $310,000.
74 Courtside Villa is a three-bedroom three and a half bath for $410,000.
15 Hilton Head Beach Villa is a three-bedroom three bath for $767,000.
508 Shorewood Villa is a two-bedroom two bath for $599,000.
5602 Treetops Villa is a three-bedroom two and a half bath for $279,000.

This was a big one. If I had to pick, for a turnkey home I would say 67 Shell Ring Road was my favorite and for updating with upside potential, I would say 13 Royal Tern Road. That one would be my favorite as a potential build although it is a big house and you will put some money in it but it is in good condition and very well built and high quality even though it’s dated.
