Today is October 16th, 2019 and we have the South Tour of homes for Hilton Head Island. The South Tour is comprised mainly of Sea Pines and then Forest Beach and Off Plantation. It has been pouring down rain all day, but the sun did come out in the afternoon after I had finished touring all the homes. It was a great day to be a duck. So, let’s go ahead and get started in the South Beach area of Sea Pines.

South Beach Area of Sea Pines

We started in a lovely South Beach Club villa which was #1934. It’s a four-bedroom four and a half bath for $1,695,000. This South Beach Club Villa is one of only four penthouses, two in each building. There is an extra code on the elevator to get on the fifth floor. Gorgeous views of the sound and the water. It has high ceilings and has good bedroom separation with an open floorplan. It’s a little bit dated but not too bad. It is a lovely, lovely unit. 

In Lands End we have 24 Lands End Court, a four-bedroom three bath listed at $1,299,999. It has been updated. I have seen it before. It has a marsh view and is gorgeous with nice floors, a midrange renovation. So, for me, not being on the sound side and being on the marsh side, it seems like it’s a bit on the high side. We’ve got one that faces the Harbour Town Lighthouse that is at $1,095,000. Granted, it’s a three-bedroom but I don’t think $200,000 is the worth of a bedroom.  

16 Lands End Court is a three-bedroom three bath for $999,000. It is well priced and has nice decking outside. People love these Lands End units. The quality of construction is cottage like, but some of the finishes inside have been done nicely. For this one they brought the wall down in the kitchen. So, it’s open and you’ve got the nice view for the small kitchen. The bathrooms have been redone and it has smooth ceilings and it’s under a million. So, again, a nice and interesting property. 

1419 South Beach Villa is a four-bedroom four bath for $1,255,000. The cool thing is, these are some of the oldest villas in Sea Pines, but a limited number of them are the ones facing the water that were rebuilt in 2008 because of a fire. So, it does have a little bit more of an open floorplan than some of the other units in here. The one next door sold, I think, last year. So, again, these are nice units and spacious but pretty lock and leave. 

To round out the South Beach area we have 38 Gull Point Road, a four-bedroom three and a half bath listed at $1,725,000. It has nice finishes and nice curb appeal. It’s in a great neighborhood. There is its own little POA. So, it is very elegant and exclusive. Lots of young families live there and so, it’s a great street and it’s nicely updated. It has a gorgeous marsh view. So, not much more to say there. I love the location and view.

29 South Beach Lane is a four-bedroom four and a half bath for $1,469,000. Our brokerage had this listing before. It is as nice rental place with a split level floor plan. It’s priced well. It’s a little older than 3 Sandhill Crane, which again, I think this one is a great value, but we’ve also got 3 Sandhill Crane which is a five-bedroom five bath at $1,595,000. So, please keep that one in mind if you happen to be reading this and are an ocean-oriented buyer. 

That covers it for South Beach. From there I went to Club Course. 

Club Course in Sea Pines

147 Otter Road is a three-bedroom two bath for $424,000. I think this guy is just trying to break even on it. He bought it not too long ago from what I could see and, you know, furnished it a little more but if you were in it before, you really can’t tell a difference. So, Zillow folks might kind of scratch their heads on that one but nevertheless, it is what it is. Someone is trying to break even. It’s small but it’s cute and turnkey. 

87 Club Course Drive is a three-bedroom four bath for $510,000. This was an interesting property and again, nothing has really been done to it, but I love these houses that have only had one owner. They have a really cool golf view, but they are private enough and they are past marsh view. So, you have a lot of privacy. The curb appeal, it’s a little overgrown in the front. So, you kind of need to chop all that up because the curb appeal is just 'eh'. It has an indoor pool that was added on, a covered indoor pool which is either kind of cool or kind of funky but if you take that out of the equation, the floorspace, you know, you’d have to put new flooring in but it could be a very interesting house considering I sold 71 Club Course that was kind of a cool house. I think this one has tremendous potential and, I think, is priced pretty well. So, call me if you are interested in this one or any other one. 

32 Isle of Pines Drive is a three-bedroom three and a half bath listed for $455,000. It’s funny, I walked into this one and I liked it. I said, you know, “Nice pavers. New windows. I like that. Nice foyer.” It has wood and stone sort of inlayed which looked great. It has great curb appeal, but it doesn’t have a garage and I’m like, “Okay. Well, it’s still at $455,000 and is very nice on the cul-de-sac.” Then when you get inside, the stairs are kind of up there. So, it’s not completely open but what really bothered me was there is this parking lot view of the Sea Pines Country Club and it is sort of the back end of it and the air went out of my sails so to speak because I was getting really excited about it. So, that is kind of a tough sell and a tough objection, but it is priced well and for someone looking for value that can be created with doing landscaping back there, that could be a very interesting one. And for someone that wants to really make it their own and has some vision, I really like it. 

27 Pine Island Road is a four-bedroom four bath for $1,100,000. It is priced very well and has an infinity pool and a marsh view. You know, it’s kind of midline. It is a basic house. The curb appeal is okay. It’s a nice house with those views. So, there’s nothing wrong with that. 

39 Governors Lane is a four-bedroom three and a half bath for $975,000. This one has really nice curb appeal. It’s on a beautiful lot and is a very different view. You have an approach of the green and then you have a golf view. It’s kind of set in the corner with a lot of easement and a beautiful garden in the front. It’s a really lovely home. I actually think I like the inside of the house than I did in 27 Pine Island. So, Pine Island has a marsh view and this one has a double golf view. 

Next, I’m going to move from the ocean gate back up through Sea Pines starting at 216 Cordillo Parkway. That is really outside of the gates of Sea Pines even though they have it listed as Sea Pines. It’s not. So, again, the input is only as good as somebody that puts it in there that way. It is ocean oriented. I think this is one that a lot of the prep kids use. It’s on the main drag. It is kind of tight, but it is a newer build. These folks bought it in January 2018, and they paid $640,000. They have owned it a little more than a year and a half. So, it’s almost like they are just trying to break even from there. I think someone must have told them they could rent those pretty well but they problem with those is, they don’t really rent that great. 

31 Baynard Park Road is a five-bedroom, five bath, and two half bath priced at $4,750,000. I didn’t go see this one because this one has been on the market before. These folks already bought somewhere else and I guess now they are sitting on this house. It’s a unique house. The curb appeal is okay. I know they put a lot of money into the house but it’s very unique. You’ve got to really find the buyer for that house. 

In Greenwood Forest we had two. 11 Fern Court is a four-bedroom four and a half bath for $999,500. It has a beautiful golf view and is really nice inside with an open concept the way that people like right now. A lot of buyers don’t understand our island and, you know, it is very expensive for the Greenwood Forest area however, for someone that is looking for a newer house under a million, this is definitely one you would want to consider although I would tell buyers differently but it is what it is. It will probably go under because that is what people want. They don’t care about location as much as they do that it’s a new house and they won’t have to do a lot.

11 Saint Andrews Place is a four-bedroom three and a half bath listed at $949,000. It has a lagoon view. It is a nice cul-de-sac address and has been on the market before also and it is a nice home with a two-car garage. 

I forgot that we have one more on Wildwood Court because now people put different things on subareas. 11 Wildwood Court is a three-bedroom three bath for $479,900. It’s a little high but not too bad. It would be great if it could be under $450,000. It has popcorn ceilings, but it does have new floors and it’s in a central location with a lot of upside.

26 Red Maple Road is a four-bedroom four and a half bath listed at $697,900. This was the Borders family’s original house back in the 60’s. They are a great family that had four kids. Two of them are still alive and I went to school with all of them. It’s a lovely home but has had about three owners. It is purely on the rental market. It is an extremely dated house. I don’t know if I would put more money in that one but it’s a great lot. I don’t know about it. A friend of mine actually had that listing. So, they have been trying to sell it for a couple of years at least. So, at some point, you know, make an offer. 

Let me talk about the villas in Sea Pines first. 

Villas in Sea Pines

3363 Lake Forest is a two-bedroom two and a half bath villa. Talk about going back to the original. It is an original one for $299,000. You can put your own cosmetic changes to that one. That could be a really fun project. 

2225 Heritage Villas is a two-bedroom two and a half bath for $429,000. It is the only one with a golf view. 

2404 Lighthouse Tennis Villa is a two-bedroom two bath for $290,000. 

B714 Schooner Court Villa is a four-bedroom three and a half bath for $949,000. I went and looked at it and what I liked about it is that it is kind of tucked away and hidden. It’s a corner unit. Right to the left of it is a huge garden area to play and you are right on the water. So, it is in a unique setting. I’m always a believer that you can’t change your location or your view but everything else can be changed. So, I really put a premium on something like this that is unique, and Schooner Court seems quite unique to me because it also has privacy and a big greenspace with the location being right there in Harbour Town which makes it second to none. It doesn’t have a garage though. So, keep that in mind. 

184 Twin Oak Villas has been on before too. It’s a three-bedroom three bath for $695,000. I’m not going to say much about this one. 

528 Plantation Club Villa is a two-bedroom two bath for $374,000. It looks like they came down on the price. They started at $389,000. I sold #513. It is under contract already. That one doesn’t have as great of a view but it’s cute. 

We also have a piece of land which is 18 Deer Run Lane. It’s listed for $459,000. I just want to remind you that I have a four-bedroom four bath on Deer Run that is at $769,000 and it just needs a little bit of tweaking.

So, outside in the Forest Beach areas we had 7 Lark Street, a six-bedroom, seven bath, and one half bath for $1,779,000. It looks like a good rental property in the Forest Beach area. There is not much more to say. 

2 Robin Street is deep down into Forest Beach and almost close to Shipyard. It has four bedrooms and three baths and is listed at $895,000. 

These are unique. There are only 15 of them and if you have a family, this might be something to consider. 106 Oceanwood Trace is a five-bedroom four and a half bath for $1,347,000. They have a little bathroom area for families. It is probably the closest one to the beach. So, it’s very family oriented. 

We also have a Seabrook. Seabrook is a retirement community for people that are over 55 on the South End of Hilton Head Island. I will mention 4108 Seabrook because it is a colleague of mine that has the listing. It’s a two-bedroom two bath for $30,000. Again, it is in a retirement community. 

In the Point Comfort area, which is off plantation, we have 5 Ashton Cove Drive, a three-bedroom two and a half bath for $395,000. It’s a cute little house that I think has been on the market before. It was withdrawn. They started in May with another broker at $412,000. They just brought it down another $4,000. So, it’s a great entry-level. Point Comfort is a very family-oriented place.
