Hello and thanks for reading about our weekly Realtor Tour for homes and condos in the Hilton Head Island area.
We started at 221 Grandview, a three bedroom 3 1/2 bath condominium within the Skull Creek neighborhood within the Hilton Head Plantation Community. This second floor unit is a luxurious 3000 ft.² condo. The backsplash in the kitchen has been updated but everything else seemed to be the developer grade when these were built and the floors were pretty scratched in the living room. Of course, that can all be updated and fixed. My main negative was the master was to the front of where you drive in, and being on the second floor, it did not allow lots of privacy or view (which was the entry road). Large terrace off the bedroom but its view was not of the water. The third bedroom had the best view of the water but at this price I felt like there are other opportunities.
Next we went to 10 Royal Crest Dr. this is in the Port Royal Community, a large beach community that is not very known by visitors or potential buyers. Five bedrooms six bathrooms and one 1/2 bath for $2,495,000 This was an extremely unique home it was built in 1973 but had many additions to the main home and boasted of 7000 ft.² It was a very unique home with a master suite area that included a spa exercise room, a hot tub, plus a Japanese car garden complete with Koi pond! The entryway had a great room facing some stairs to the second floor, but a very cool architecture. Upstairs had its own bar area with hang out space and a beautiful view of the green. The kitchen was walled in and not open, but had a Butler's pantry with the dining room to one side and the breakfast room to another side. Large rectangular pool in the backyard and an out side kitchen. This was a really nice entertaining homes I have recently seen. Worth the visit but again not what every buyer is looking for these days.
Next we went to 13 Full Sweep in the Palmetto Dunes community's Mariners area. a six bedroom 6 1/2 bath home ,brand new built and listed at $3,695,000. What can you say to a new home it was absolutely beautiful! This property backed up to a small lagoon but there is no dock to put your little boat into. If newer is what you were looking for then this one is one to consider but please keep in mind it's proximity to the beach is more of a bike ride. Beautiful new home.
Next we went to 35 Full Sweep, a five bedroom five bath home $2,199,000. I actually liked this one more than the newer home and it's $1.5 million less. This property was also special because it was on the lagoon system and had a dock. That made it very cool but it's smaller and not as new as #13.
502 Queens Grant was a 2 bedroom, 2 bath condo with 1,447 ft2 for $669,000. It was an amazing modern chic villa, but I felt it was very dark and had nothing to do with a beachside community as in Palmetto Dunes as most buyers are looking for a Lowcountry or "Beachy" look. I pictured this condo more in the mountains of Colorado. It was beautifully done, no question about that. Again for a buyer that longs for the mountains and wants a darker place with black ceilings in the bedrooms this is the chic one for you.
We then went to 5 Saint Johns Pl. in the Shipyard community. Five bedroom, three baths two half baths for $1,249,000. This home had a lot of space and was built in 1984 with a lagoon in a pool and a 3875 ft.² The faux walls and interior design was beautiful but very feminine. My new associate Jack did not seem to care for this one as much due to its very feminine but unique style. The master bedroom is on the second floor and the third floor was attic space that was built out. An interesting property nonetheless.
The last one in shipyard was 101 Townhouse Tennis Club, a three bedroom three bath $775,000. I showed this one recently so I did not go see it today, but I can tell you that it's nicely appointed and clean as a whistle. There were some areas that still had popcorn ceilings and the floors did squeak a little bit on the second floor. Beautifully appointed nice corner unit. The curb appeal was lovely the backyard looks into the regime pool. One bedroom up two bedrooms on second floor.
Lastly I went to 2507 Fairway Oaks Villas, a two bedroom, two bath $799,000. It does have a garage and is priced appropriately for a two bedroom condo within Sea Pines. Nice smooth ceilings but there are no rent short term rentals are allowed. Beautiful golf view and about 1846 ft.² That about wraps it up for me the properties were wonderful to see. Unfortunately I did not have time to see a new build at three Creek Landing Trace, a three bedroom 2 1/2 bath for $599,900 in the Spanish Wells area.
