Tour Central Hilton Head Island - July 11, 2018

What a beautiful day for a Realtor Tour! Today we had 3 in Folly Field, 19D Fiddlers Cove, A208 Hilton Head Beach and Tennis Ocean Villa, a one bedroom for $208,000. The Fiddlers Cove is high at $187,870 for 2/2 but has been completely redone. Those prices have been creeping up in there! 101 Island Club Villa for $325,000 for 2/2 was the third. I did not go to 29 Bradley Beach Road, a 3/2 beach oriented home for $489,000. My next stop was Port Royal Planation. 114 Coggins Point Road was a redone 4/3.5 but fourth bedroom was a loft area with two twin beds. Nicely redone living space but bathrooms still original. Also cabinets were painted but not new. Pool was small and many cracks in Driveway and did have a circular stairwell and priced at $659,000. 70 Planters Row was a funky but back in the day cool architectural oceanfront home for $3,399,995 or 3.4 mio. Dramatic staircase coming in but needs a lot of updating or limited buyers for that style. Gorgeous view front and back. 1 Ensis Road is listed as a 4/2 for $549,000 and looks like it was cleaned up. Did not move me. 4 Barnacle Road at $599,000 intrigued me. Nice curb appeal. Located right at the edge of all PR timeshare outside gate so view and layout was to the side and they are splitting the lots which means at some point a new home will be built there and this home will be claustrophobic with no view but curb appeal. Dated but clean clean Clean with an artist room. Priced ok but location questionable for future. 26 Outpost Lane was intriguing at $519,000 for a 3/2.5. Nicely updated and clean as a whistle and great starter home in great area and view. I was sad that not a tree on the property but its a great turnkey home at great price, iF trees are not your friend. :) I then went to see 6100 Newport Villas although I usually don't do villas, many of my clients like these and I have sold a few in there. Close to Shelter Cove Mall area. 3/3 for $535,000 on ground floor. Layout ok and pretty view of lagoon right there. Corner lot but found it high and not a wow. Would rather then be in Penninsula area for a bit more. In Palmetto Dunes we had one other villa, 203 Captains Quarters for $285,000 1/1. The homes were five:41 Saint George 3/3 for $714,000 - intrigued by price, it was dark, wooded view and had small kitchen and sunken living space. Very odd layout but potential. 7 Saint George was larger newer home, 4/4 $1,099,000 - good as rental but eh. 3 Strath Court 3/2 for $649,000 was great. Had a cute pool, end of cut de sac, two car garage and showed nicely! Favorite so far!! 39 Port Tack had awesome views of lagoon and a little dock. Dramatic wide open spaces 4/4 for $1,400,000 a bit pricey. 37 Haul Away was also newer home with lots of draperies (remove if you buy) and nice pool and priced well at $989,000 for 4/4. Runner up to 3 Strath. Wexford had 65 Bridgetown 4/6.5 for $1,999,000, 20 Wexford on the Green 4/4.5 for $675,000 with nice view, 22 Castlebridge Court 4/4.5 for $1,949,999 and 31 Oxford Drive for $759,000 for 5/5.5. All ok. I had time for one more before my appointment so I skipped Shipyard villas 240 Evian $449,000 3/3, 301 Golfmaster $375,000 3/3 and 113 Windward Village Villa 2/2.5 for $274,900 and went to Long Cove. 8 Rosebank Lane, a 3/3.5 home for $499,000. Light and bright. Pool with lovely view.Priced well. A lot of house for someone wanting to live there a few years ,remembering that the annual POA is $12,021. If you are a golf afficionado and the POA does not scare you, then 8 Rosebud was my favorite. Great home. Any area with lower fees that home would be at least $100,000 more. So there you have it. Tour - Hilton Head Island - NONE Today - HAPPY BIRTHDAY USA!!!

Happy Birthday America!!!! 242 Years.

These two jets flew by our Hilton Head Beaches today at 1:30 - reaching Sea Pines Beach Club at the Sea Pines Resort on Hilton Head Island. Sea Pines Plantation is my home since 1971. Will you come join me?

Tour South End Hilton Head-June 27, 2018

You can tell its Summer by the number of homes/villas on tour for Hilton Head Island. Today we had one home and four villas in Forest Beach (10 Myrtle Lane - $579,000), two Ocean Breeze Villas adn one Forest Beach Villas. Forest Beach Villas are ones that I really like but we are going to see a few come on the market due to a big assessment for siding and windows. Nevertheless, it remains a well built and solid condo near Coligny.

Shipyard had one home on 37 Kingston Road for $749,900 for a 3 BR/2.5 bath. Did not even go look, sorry. Sea Pines had an interesting 2827 Residents Club and 163 Fairwood Villas. Seldom on the market for both these condos. 1902 South Beach Club Villa is on the market - not sure why we have so many for sale in there right now. Everything from Penthouse down. Thsi one is a 3/3 for $1,195,000. 163 Fairwood Villa was cute cute cute 2/2 at $429,000. However, I would rather sell 10 Rice Lane for $395,000 - its cute, has an upstairs and if one wanted to change curb appeal, at some point build a garage and add bedroom to front to change it. That seems possible since it sits way back. Just a thought. Very private. No pool and bedrooms upstairs (two ). 18 Spinnaker Court at $695,000 for 3/3.5 had great curb appeal. The AC was blaring. All baths need to be redone but priced well if you like townhouse in HT. Had a water view to side. 15 Dewberry Lane in Greenwood Forest at $450,000 is very attractive for a 4/3 and on a cup de sac. Issue is funky layout BUT has mother in law suite. Pie shaped lot and no room for expansion or garage. Priced well though. 36 S. Beach Lane was near where I grew up and learned to ride my bike. That neighborhood can support a 3/3 home at $1,699,000 but it was quite dated. Only plus was you only had to cross south beach lane to get to beach path. Still - needs work but nice and very very clean. Know that sweet couple. 90 Club Course Drive at 3/2.5 was a bit high for condition but had great green view BUT cart path looked straight into house. At $656,000 a bit pricey for CC. 38 Shell Ring was a 4/3 at $569,000. I don't like the way some of those were built so not sure about this one. No view but privacy. Needs updating too. All original. 32 Forest Drive in Greenwood was $625,000 (compared to 15 Dewberry in same area at $450,000). It was on main road but was updated. Eh, not my favorite. Upgrades OK. 15 Wood Duck is overpriced for the hood at $779,000 for a 4/3.5. It is very large for area and had large deck but traditional home with MIL suite. Steps. Staged nicely. 108 Baynard Road has new listing agent but all same - very dated and needs a lot to get up to level. $875,000 but on HT golf course. One car carport limits it. And lastly, 30 Audubon Pond and 22 Audubon Pond. 30 is 4/4.5 at $1,095,000 and 22 is 3/3 at $649,000. Both have pools. 22 just changed listing agent. Needs work but boy, what a view and potential. Oh, almost forgot 16 Acorn Lane at $$399,000 for a 3/2 at Club Course. It smelled and needed a lot of work. Evergreen cute one just went under contract at $429,000 and it was cute cute cute. So all in all I would say 10 Rice Lane and 22 Audubon Pond were my favorite. Yes, they need work but the updated ones are just too expensive for what they are, even though most buyers here want that. I say, location, location ,location and put some money in them. You will get return on it if done smart. Over and out!

Realtor Tour North June 20, 2018 for Hilton Head Island

Today the heat index should be at about 103 so I am quite glad that I went early in the morning! Today we had a total of 32 properties, of which 5 were villas and you all know that I don't look at those unless there is something very unique and particular. 

3 were in Windmill Harbor, 3 in Palmetto Hall, four in Indigo Run and 15 in Hilton Head Plantation and 3 Off-Planation, namely 72 Crosswinds Drive at $849,000 6 Creekstone Drive at $328,990 and 16 Sterling Pointe Drive at Oakview for $599,000. Today I went to Windmill Harbor and two of them had been on tour recently or on the market. 41 Harbor Passage used to be over a million and now its empty at $987,000. The floors are the main objection to this one, but boy, what a view! And it has a pool. the next one was 38 Millwright Drive at $1,195,000 - it was on tour just a few weeks ago so not sure why its on again - same agent. Nevertheless, its has a lot of trees in the back but great water/marsh view beyond that. If the road noise to the front is not an issue, this one could be interesting. 10 Old Ferry Point was supposed to be on tour but they cancelled so not sure - $1,800,000 it should be lovely. Stay tuned.

Palmetto Hall had 3 new ones: 223 Fort Howell for $700,000 4/3.5, 19 Clyde Lane $579,000 for 4/3.5 and 6 Oglethorpe Lane at $690,000 4/5.1 which was on before. Airport extension might be hurting the Palmetto Hall market right now.

Indigo Run ha 22 Wilers Creek Way for $699,000 for 4/4.5 which cannot have a marsh view and is off Marshland Road not in Indigo Run. Nice newer neighborhood. 8 Brewton Court is $479,900 for 3/3, 20 Primrose Lane at $821,900 for 4/4.5 and finally 24 Whitney Place for $549,000 for 4/3.5.

Hilton Head Planation had 15 homes on tour ranging from $339,000 to $785,000 on Big Woods Drive which is pricey for that area but its 4/4.5. Its a big house.7 Field Sparrow at $379,000 had nice curb appeal but a bit tight.2 Hermit Crab Court at $565,000 was a bit dark. 6 Chickadee Road at $435,000 had a pool and seemed price to sell for someone that does not need a garage - something in the heat of Summer is quite coveted. 21 Margarita Court at $769,000 for 5/5.5 was a bit much but ok for someone needing lots of bedrooms. 44 Bear Creek Drive was a cool house but a southern style for $549,000. Great price and condition although original. Its a keeper for my FAV. 75 Deerfield Road at $659,900 for a 4/4 seemed like a redo if I remember. I bit high but turnkey. 49 Headlands Drive for $549,00 for a 3/3 was ok. 25 Winding Trail Lane fro $469,000 for a 4/2 I missed seeing due to time constraint. 2 Hermit Crab Court was low curb appeal and not much inside - very dark and very choppy. Scratch that one at $565,000 even if Hickory Forest. 3 King Rail Lane was ok for Patio Lot at $429,000 but could be lower. 79 Oyster Reef Drive at $579,000 for a 3/2.5 was a bit high but nice curb appeal and nice kitchen. 15 Savanna hTrail at $339,000 for 3/25 was for someone wanting a lot of work/project. 28 Pineland Road at $358,000 for a 2/2 was 'ok'. 7 Field Sparrow at $425,000 for 3/2.5 was ok and 8 Sunset Place at $439,000 for 3/2 was great for a dog since it had a fence.

All in all, 8 Sunset, 44 Bear Creek and 6 Chickadee were my favorite - and since I think garages are important and pool nearby, will pick 8 Sunset Place as my FAV this week. Thanks for reading and over and out!

Realtor Tour Central - June 13, 2018 for Hilton Head Island

This was a very short tour and with the Summer heat and humidity that was fine by me. There were only 18 properties, most of them being condos in Palmetto Dunes Resort. Since I only go to homes unless it's a unique condo, I saw three homes in Port Royal Plantation, 27 Fairwinds Place, 63 Outpost Lane and 33 N. Port Royal Drive. Liked 27 Fairwinds Place - close to new beach club, ocean in distance, golf AND lagoon view!!! But then I am a sucker for killer marsh views, evident on 63 Outpost Lane. That one is $899,000 list compared to Fairway Winds at $679,000. Both are great. 33 Wexford Club Drive did not have a pool and was like a huge man cave and listed at $979,500 in Wexford, the only one. Palmetto Dunes had 51 Off Shore Dive for $529,900 which was interesting and made the short list. 20 Port Tack at $875,000 I could not get excited about. The rest were villas like Captains Walk, Hampton Place, Villamare, Windsor Court and Yacht Club Villas in Shelter Cove. 10 Oakman Branch was on the market again in Long Cove. So all in all, I think I have to choose 63 Outpost Lane for $899,000 unless I had a lower budget. Then 51 Off Shore at $529,900 would be my next one and a very tied or close third to 27 Fairway Winds at $679,000.

Realtor Tour South June 6, 2018 for Hilton Head Island

So Wednesday was a short one since 19 properties to see in Sea Pines and of those, eight were villas such as 153A Harbourwood Villas, 667 Mariners Way Villa, 2372 and 2368 Racquet Club Villas, 2824 Residents Club and 256 Stoney Creek Villas. Shipyard only had one villa, 301 Golfmaster Villa. 100 Ocean breeze villas was also on the market. All of the above I did NOT go and see.

There were two homes in Ashton Cove. 52 Ashton Cove Drive for $349,000 and 11 Ashton Cove Drive for $360,000 and having one less bedroom but in better condition. I started at a brand new home at 19 Belted Kingfisher for $3,950,000. Hard to follow but a cute traditional Sea Pines home at 1 Piping Plover. Needs a bit of polish but great layout with 3 BR AND a den for $889,000. That one is worth noting. 14 Deer Run Lane was next, a 3/2 for $715,000 but eh. 1 Twin Pines was a very large house for a family but dated somewhat but wow, lots of space and nice kitchen for $1,159,000. 339 Greenwood Drive was a newer house but eh, you're on Greenwood for $1,595,000 - have better options. 10 Mizzenmast at $699,000 furnished and 3/2.5 was cute. 22 Genoa Court was meticulous and move in ready and refined. Miami meets the Lowcountry and what a view!! Lots of garage space etc. all for $1,895,000. Hmmm keeping that in mind for a favorite at this tour.

68 Shell Ring Road at $750,000 was a bit much. 8 Wood Duck Court $489,000 I did not see. 27 Duck Hawk was a wonderful redo oceanfront for $5,450,000. Nice but tight lot but think that one too will be a keeper for a favorite. 42 Sandfiddler was on last tour so they took it off and put back on. Not sure what happened but same listing agent and odd so that one is not one I saw or will have in contention.

So 22 Genoa Court and 27 Duck Hawk. Not much yard at 27 Duck Hawk, unlike fabulous 26 Sandhill Crane so I think the winner for my favorite will be 22 Genoa Court. Call me or your Realtor today to see these or any South Hilton Head properties.

Realtor Tour Mid-Island- May 23, 2018 on Hilton Head

Realtor Tour for Mid-Island was a bit small compared to the prior weeks. We had three off plantation including Folly Field, Five homes in Palmetto Dunes, seven villas in PD, two homes in Port Royal and three properties in Shipyard and one in Wexford. As many know, I only focus on homes since villas are the same shell except interior work. So lets start at Palmetto Dunes. 15 Off Shore at $599,900 was very exciting for me and then I was welcomed by a dead mole on the entrance way. Home was priced well. 12 Queens Way in Leamington at $729,000 for a 3 bedroom adn 3 bath was an average and good choice for Leamington but did not have much of Lowcountry, something that I sometimes look for. 81 Port Tack for $735,000 had a great lagoon view and dock with a boat - quite intriguing and made the short list.

6 Topside at $605,000 for 3 bedroom 3 bath was priced ok and decent location for PD. I think 8 Man O War at $4,695,000 is a very decent consideration. At the end of Mooring Buoy and oceanfront, this 6 bedroom home had two bedrooms on main floor, had elevator and was nicely appointed and had a close but very pretty ocean view. Stay tuned. Now two favorites in PD - both with water views. That is the uniqueness on the area.

So then Port Royal, one of my favorite gated communities on Hilton Head Island had 36 Fairway Winds Place. At $689,000 it was "OK". I have more expectations. 8 Heyward Place was an oceanfront contender at $2,295,000 but driveway, curb appeal and mostly the inexpensive kitchen cabinets really turned me off. Sticking with 8 Man O war. 19 Bridgeport Lane at $389,000 in Shipyard was intriguing and worth a pursuit. I went ahead and called two clients on it! :) 61 Kingston Dunes was choppy and needed work and corner pool is not my favorite. for 5 bedrooms at $699,000 would be great for a family that wanted South End. Did not go to 226 Evian Villas but it was at $324,000 so worth a look another day. I totally missed 54 Wicklow Drive but at $1,700,000 it better be awesome.

So all in all, I think 81 Port Tack at $735,000 was the winner winner, chicken dinner. If I had to pick oceanfront of the two, 8 Man O war is a perfect option.

Realtor Tour South - May 16, 2018 Hilton Head Island

So today we had quite a few homes to see in south beach area. Two South Beach Club Villas - a 3bedroom with wide open views for $1,175,000 and a four bedroom elegant one for $1,899,000. 1598 Port Villa had a great dock and water view at $689,000 but needed work and paint was coming off ceiling. I don't usually look at villas but these 3 were curiosity for me. So we had two homes on Brown Pelican. Number 1 is a 4/3.5 at $1,740,000 and 8 Brown Pelican is a 4/4.5 at $4,299,000 - Oceanfront and gorgeous! This one might be my favorite one but lets keep looking. Then there was 20 Black Skimmer and 9 Black Skimmer both 4/4.5 homes but one was $1,200,000 (waay too much I think) and one was $2,950,000 but new construction and closer to the beach. #9 would be a project and at least all on one level which some buyers do want. 7 South Beach Lane is a 5/5.5 home at $1,595,000 - priced ok but did nothing for me. I learned how to ride my bike on that street so I have a love for it. 6 Belted Kingfisher was also newer at $2,550,000 but just a big home. No coziness. 34 Baynard Cove Road was a well built home but no view and at 6 bedrooms and 8 baths at $1,959,000 it was lovely but did not stand out for me. Then we went Sea Pines Central. 259 Greenwood Drive was a 3/2 at $599,000 - hard to renovate, I think a tear down. 337 Greenwood Drive was intriguing at 3/2.5 for $639,999 and a better location. Lets hold that one as a favorite possibility for now. 28 Willow Oak West was at $589,000 very very interesting price. Private location, right between harbour Town and Beach Club but it only had 2 bedrooms. Bring a visionary builder and THIS one has potential. Hmmmmm, make garage a room and expand to front......yes  - this one is also on the radar. Then 11 Ridgewood Lane - great address nice gold view and pool and updated home ready to move but the price: $887,500 AND across the street a house burned down and building next door. Bad timing on that one. 50 N. Calibogue Cay is a dramatic home that has been raised about 8 feet from the ground. Was fun to watch and has indoor pool that greets you when you come in. Large spacious kitchen and open feel to the left. Nicely redone but floorpan a bit funky for a mere $2,600,000 BUT you get one of the prettiest views the Lowcountry has to offer. 23 Stoney Creek also had a pretty view and was 'cozy' meaning a bit small. I could only live there alone. 3/3 $579,000 and small redone kitchen was well priced. No garage, tight lot and going to build to the left of it...  again timing. Hmmmmm9 Willow Oak Road was cute and lovely and totally redone and move in ready but at $1,150,000 its a bit much for a 3/3 BUT its all done and ready and CUTE CUTE CUTE! Maybe taht one is also on the final list. OK so lastly we went to Club Course. 2 Possum Lane $449,000 and well priced with garage and cute deck. A bit dark but paint can fix. 47 Oak Court as newer but tight also and a bit high at $779,000 for area. These paid in the 500s for same house a few years back. Anyways, then 42 Sandfiddler Road at 4/4 for $795,000 was interesting. Dramatic entry, nice marsh view, HUGE back yard and great family home. But dated. Asphalt driveway with tree in middle - a pine tree. Intriguing and might make it because of view and back yard but needs work and high end of that area on price before redo. Hmmmm. And lastly I went to 38  Pine Island Road. A redo by a friend - great family home 5 bedrooms and 4/5 baths at $1,395,000 with hot tub, golf view, marsh view, lots of space. The ONLY drawback to this one is the sunken living room with side area. Great home.

So now I have to pick my favorite. Oh wait, also went and saw well priced cute 6 Sailmaster in Shipyard. But not going to make the cut as its a villa So for me, I liked 38 Pine Island. Had lots of great views, redone and lots of space. Tough one thsi time as I liked a few.

Realtor North Tour - May 9, 2018

Today's tour had ten homes in Hilton Head Plantation, one in Indigo Run, One in Palmetto Hall and three in Windmill Harbor as well as nine in off-plantation areas such as Chinaberry, Jarvis Creek, Victoria Square, Middleton Place and fuller Pointe. 

I did not go see the villas of I-27 Marshside Villa, Summer House, 205 Berwick Green Villas or Spindle Lane in Windmill Harbour

So I really liked 38 Millwright at $1,195,000 but for that kind of money, I don't want to hear Highway 278 in my front yard. 91 Harbour Passage was lovely and needed updating but fabulous view with 4 bedrooms at $1,100,000. The bet value was 3/2.5 on 77 Harbour Passage for $895,000.But lets keep looking. Palmetto Hall only had 7 Hatteras Court for $759,000. Ho hum. 652 Colonial Drive in Indigo Run for $629,000. Also ho hum. So now to HHP. Two on Cottonwood Lane in the $300s but eh, lets move on. 4 Manor Court at $525,000, 3 and 13 Bobcat Lane, 55 Cypress Marsh Drive and 32 Hickory Forest Drive. 19 Oyster Bay Place seemed quite high at $799,000.So after all the homes, I think I will pick 19 Oyster Rake Lane. It ws a 4 bedroom, 3.5 bath home with pool and awesome curb appeal and backyard for $575,000. My second 'favorite' was 32 Hickory Drive at $597,000 and thirdly the 77 Harbour Passage in Windmill Harbour. You know I don't just go for the fanciest house but also think LOCATION is key. SO there you go - my favorite from today.

Realtor Tour Mid Hilton Head - May 2, 2018

So this week we had two homes in Folly Field: 28 Moonshell 3/3 for $850,000 and 130 Sandcastle Court 4/3.5 for $799,950. One is the difference of walking to beach or having nicer home. Location or condition. Pick one. :)

91 Singleton Road 4/4 for $1,250,000 finished off our non-gated homes on tour. we had three in Long Cove, Seven in Palmetto Dunes/Leamington, six in Port Royal and two in Wexford. Shipyard was incorrect with a 15 Sailmaster  - both wrong tour and a villa.

I think 49 Outpost Lane 4/3.5 at $895,000 was my favorite. I am a sucker for killer marsh view, open and spacious homes and this one fit that bill. Additionally, its in Port Royal, a quiet treasured secret for beachgoers and islanders that want to have social contact but not have too much hustle and bustle. Additionally, Port Royal is building a new beach house very soon. :)
