Today is our Hilton Head Central Tour October 3rd, 2018. A lot of good properties.
The first home we saw is 27 Yorkshire Drive, a three bedroom three and a half bath for $649,000. This one has been on the market before. It’s very dated. When you come in – first of all, the windows are black. The door is brown. When you come up, you have eight steps to deal with right away. So, it doesn’t really have a welcoming feel. You’ve got a rounded wall. So, you’ve got to go either left or right. Right takes you to the living room. Left takes you to the half bath, the laundry, and then the kitchen. The kitchen has tile counter with grout which I cannot stand. You’ve got bigger tile in the island, but it’s very date with wood trim. So, it needs a lot of work. It’s just a tough house.
Next was 4 Knightsbridge Lane. It’s a five bedroom six and a half bath home for $1,850,000. This was a palatial feel home. It has a bonus room upstairs, a pool room that can be used as the fifth bedroom, and a very large bonus room. It has a pool with a spa. You’ve got a 70-foot dock to place your yacht. It’s one person living in it as a second home which is why they are selling it. It has a very nice turnaround driveway and a beautiful curb appeal.
Long Cove Plantation.
First, we went into 1 Combahee Road. It has three bedrooms and two and half baths for $437,500. It’s a cute little home. It has a nice lagoon view. It’s dated, but it has a lot of potential. Right off the kitchen it has a cute screened in porch with wooden decking etcetera. So, it’s a pretty basic home.
Our second home was 1 Pendergrass Court, a four-bedroom four bath home for $775,000. It has a very contemporary feel. It’s been updated to the wahoos. It’s very sleek looking with a European style. The home has a gorgeous golf view. Nothing needs to be done to this home.
Lastly in Long Cove, we had 5 Rosebank Lane. It’s a four bedroom four and a half home for $950,000. This one needs a lot of updating. It’s a very choppy house. It has a dated kitchen from the 80s. The laundry room is all the way on the other side of the master. The colors were horrendous even though the cabinetry and countertops were very high. They all need to be updated.
The first one we went to was 37 Kingston Road. It has three bedrooms and two and a half baths and is listed for $749,000. I found it to be a little expensive, however, this thing has been done to every little detail. It even has nice hardware on the two-car garage door. They even have nice hardware on the front door. It’s turn-key, but I found it a little expensive for Shipyard. Again, nothing needs to be done to this house. So, I was pleasantly surprised.
The second one was 3 Port Au Prince Road, a five bedroom three and a half bath home for $699,900. The curb appeal is pretty nice. It is kind of on a corner lot. It is a very choppy house, and it is extremely beat up. There are lots of different finishes. I felt like I was dealing with multiple personalities. It was not my favorite. I would say 37 Kingston Road if you want Shipyard, despite the price.
Port Royal Plantation.
The first one was 9 Rampart Lane with three bedrooms and three and a half baths listed for $899,000. It has endless marsh and water views. It is cozy in a nice little cul-de-sac. It has a really large swimming pool for someone who likes to do laps. It is multilevel. I didn’t care for the rounded garage doors. The house needs updating, but, again, it’s very private and secluded with a killer marsh view.
4 Ordnance Place with three bedrooms and two and a half baths listed for $479,900. It’s a small house with a turnaround driveway on the corner. It needs updating, but it’s great for one or two people. It didn’t thrill me at all.
2 Magazine Place. It has very high ceilings to the point that it’s almost odd. You have a fishbowl entry way in the living room right when you come in. It has three bedrooms and three baths for $569,000. Again, it’s a little odd. It’s hard to create something as wanted.
48 Fairway Winds Place, a four bedroom four and a half bath home for $685,000. It’s really close to the beach. I like the price. It has a small kitchen that also needs updating. It, kind of, felt very squeezed in. Even though the curb appeal is good, and it was at the end of the cul-de-sac. It has a golf view with the lagoon, but on one side you have the back of another house. So, it was okay.
For you southern belles, I went to 18 North Port Royal Drive, which is a five bedroom four and a half bath home for $1,625,000. It’s a second-row beach home. It has a little view of the beach with two staircases coming up – all in wood – which is a little dated and needs a lot of maintenance. It’s very southern with a big wrap around porch in the front. It’s choppy inside, but very cozy. It has an open kitchen and a back porch. You can walk to the beach. It’s an interesting home.
135 Coggins Point Road is a four-bedroom three bath home for $699,900. It’s all on one level and is really set back. It has a two-care garage. It’s all been cleaned up and painted. I’m disappointed that they were the cheapest cabinets possible. They were white, but laminate. It’s clean as a whistle and ready to go.
1 Ensis Road is a four bedroom two and a half bath house listed for $554,000. It’s back on the market. It’s a tough one, because it needs a lot of work.
Lastly, we have 19 Donax Road. It’s a four-bedroom four bath house listed for $2,650,000. It is first row on a double lot. The house needs a lot of work. It has a drop-down living room. The kitchen has cheap cabinets in it. It’s kind of disappointing, but it has a very dramatic feel. It was great in the heydays of the 90s.
Eight homes on tour this week. First one I saw is 113 Mooring Buoy with five bedrooms and five and a half baths for $1,825,000. There’s not much to say there. The listing has since expired so I cannot give you the link, sorry.
14 Port Tack has three bedrooms and three and a half baths for $1,150,000.
Next was 176 Mooring Buoy with five bedrooms and six and a half baths for $1,725,000. It has 4,500 square feet. It has a nice pretty golf lagoon view.
25 Port Tack is a three-bedroom three bath home listed for $995,000. It seems a bit on the high side, but Palmetto dunes has also crept up in price.
9 Full Sweep has three bedrooms and three and a half baths and is listed for $849,000.
49 Off Shore is a four-bedroom four bath $775,000 home.
We had 8 Night Harbor with five bedrooms and five and a half baths with an ocean front view listed for $3,390,000.
2 Galleon has eight bedrooms and seven bathrooms listed for $2,385,000.
Obviously, all of the homes I listed in the past are rentals. None of them excited me. It’s nice to have an ocean front though.
They also had a bunch of villas. I’m just going to run through. I’m just going to run through these real fast.
429 Captain’s Walk Villa is a three-bedroom three bath villa listed for $760,000.
7834 Center Court Villa has two bedrooms and two bathrooms for $359,000.
57 Fazio Villa has three bedrooms and three bathrooms for $449,000.
7160 Harbor Side is a one bedroom one bath listed for $245,000.
7150 Harbor Side is the same thing with one bedroom and one bath listed for $298,000.
942 Inverness Villa has two bedrooms and two baths listed for $328,000.
806 Ocean Cove Villa is a three-bedroom three bath listed for $595,000.
Foley Field Area
21 Sand Dollar Road is a rental machine with seven bedrooms and six and a half baths. It’s listed for $1,445,000.
4 Azalea Street is on the market again. They did lower the price. It has three bedrooms and two baths for $427,900. It’s a little beach cottage.
We have 2 Fiddlers Cove both in building 5.
5A is a two-bedroom two bath for $181,000. That is on the first floor.
5K is on the third floor with two bedrooms and two baths listed for $164,900.
We have five residences. I didn’t go see any of them, forgive me.
We have 234 Caesar Place which is close to the high school and the elementary school. It has four bedrooms and two and a half baths listed for $337,900. Those are newer. You’re a little close, but it’s a cute little neighborhood.
It’s the same for 104 Crosswinds Drive. That is off Marshland Road. It has seven bedrooms and seven and a half baths for $1,125,000.
In the same neighborhood we have 21 Mossy Oaks Lane, a four bedroom two and a half bath home listed for $599,999. The first one has a water view.
5 Sandy Beach Trail has six bedrooms and six and a half baths for $1,199,000.
Lastly, 102 Victoria Square Drive is a three bedroom three and a half bath home for $379,000.
So, for the Central Tour on October 3rd, boy, it’s hard to have a favorite. I liked 1 Pendergrass in Long Cove, the four-bedroom four bath listed for $775,000. It has a pretty view. At that price, it’s kind of hard to justify 37 Kingston Road in Shipyard for a three bedroom two and a half bath, but it’s cute and is $749,000. It’s just tough to think of Shipyard in that direction. I think those would be my two favorites.
