Today is Wednesday, March 6, 2024 and we had an Hilton head Island Realtor tour in four different areas.

I started in Sea Pines and went to 2060 Sea Loft, a two bedroom two bath at $699,000. These people bought it in November of last year and were going to renovate but life changes and are now selling. Sea Lofts are like treehouses within Harbor Town and in my experience, folks either love them for being so cool or, cannot stand them and are upset I even showed them one. Some folks have done amazing renovation to them but this one is pretty much original. Imagine living in the middle of a forest will give you a sense of these condos, built in 1971 and approximately 816 ft.²  

7 Genoa Court, a six bedroom 6 1/2 bath $2,190,000 with a small little pool in the heart of Harbourtown boasting 3000 ft.². It's been on the market for  almost 2 years now and they have lowered the price somewhat, having started at $2,600,000. I went and saw it today. It is on four floors and there's no elevator. The top floor has a little terrace but there is only view into other townhomes. It really rents really well and I see it more as an investment property than a home. The Renovation, with all due respect, is sub-par in some areas. The garage doors are still the originals and the entryway is not something I would consider for a townhome over $2mio. However, it rents almost $200,000 gross in rentals.

Long Cove

9 Good Hope Court ,  is a four bedroom 4 1/2 bath house with a two car garage. In December they listed shy of $2 million they did come down $100,000 in the beginning of the year. It's been beautifully renovated and turn key with beautiful bathrooms, flooring and new kitchen. The master bathroom floor is a little too busy for me as I almost got vertigo. The biggest drawback I thought was that the entryway brings you to the sunken living room with the primary bedroom suite to its right. I know it's only two steps but it is rounded and a bit tricky to walk around. I think that's the biggest drawback but this home is beautifully appointed 4200 ft.² Long Cove club is a wonderful community private golf community the initiation fee is steep at $50,000 and they have an annual fee of $17,434 but if that is not a deterrent for you, this is a turnkey and beautifully renovated home.

18 Combahee Rd, a four bedroom four bath (no half bath) with a two car garage. I didn't think this home was as attractive as 9 Good Hope. A little more dated than the prior home. The floor plan was OK but at the same price point with redone baths but not completely redone kitchen and not as updated.

Hilton Head General

F-1 Palmetto Commons condos two bedroom two bath (new sliders), $279,000 This is very close to the hospital , grocery stores etc. The tenant moved out in the end of February so they're cleaning it up a little bit. I think it could be a very good investment or entry level into Hilton head Island.

4223 The Preserve at Indigo Run, a two bedroom two bath for $519,900. Decent price as the preserve is well liked because it's a it has a electronic gate, two car garage, fireplace and it's it's a lovely place with 1665 ft.² and on the north end of the island.

Hilton Head Plantation

6 Lenora Drive, a three bedroom three bath $994,500 and about 2500 ft.² This is also a nice community with new vinyl plank flooring. These people owned it for three years.

19 Chickadee, a three bedroom two bath home at $799,000 and 1800 ft.² on a patio lot. Exterior was repainted, a newer HVAC, pex plumbing. New garage door and looks like a cute little home. I have to say I did not see this one because the time was very limited on when one could see it and I could not make that happen. In conclusion, for a 1031 exchange/investment, I would consider 7 Genoa Court For moving in if you can afford the fees,  I like 9 Hope Court. And if one is looking for entry-level I would say Palmetto Commons or The Preserve would be where I'd start.
