Happy New Year! Today we have the South Tour for Hilton Head Island. It’s a very small tour since we’re just starting the year. We had a total of 11 but now it’s down to 10 because 79 Forrest Gardens was put under contract. 

Just so you know, that’s a two-bedroom one bath home in Forrest Gardens listed for $182,000 and its unit 79. So, that was cancelled. We have three villas in Forrest Beach, one is near Point Comfort, two villas in Sea Pines and five homes are in Sea Pines. 

2371 Racquet Club Villa is a three-bedroom three bath listed at $420,000. It’s priced appropriately. It’s clean, but it needs updating. It does have a very pretty view right of the green. So, it’s a great location and has tremendous potential with its cathedral ceilings. It has one-bedroom downstairs and two upstairs. It has great rental potential. So, that could be very interesting, and it’s priced well. 

Yes, you probably noted I am going into the villas just because there are two of them and they are in Sea Pines and it’s a short tour sheet this time. 

Next, I went to 802 Clipper Court which is a two-bedroom two and half bath priced at $480,000. That actually has a view of the marina. It’s cute as a button and it’s right there in the heart of Harbour Town. So, I think that is also priced very well. It’s newly updated, fun, and ready to go. 

48 Heritage Road is a home with three bedrooms and two baths for $549,000. It’s in the Harbour Town area. You do not have a view of the golf course, otherwise that thing would have been snapped up already. It is on the road. It has one house between it and the golf course. It needs a lot of work. It’s got a lot of different flooring going on and it is a choppy house, but it has great, tremendous potential. It’s all one floor living. It’s priced okay. 

50 Hearthwood Drive is a three bedroom two and a half bath listed at $649,000. It also needs updating. It has a pretty lagoon view. It is newer and it’s in the 90’s. It has decent curb appeal. The biggest negative to this one is, you can’t be in and out because you can’t do a U-turn there on Plantation Drive. So, you basically have to go through the entire neighborhood and take a left on Calabogue Cay, to then get on Plantation Drive. So, it has tremendous potential and it is priced well. It is original, and it needs some updating. 

27 Oak Court has already been updated. The curb appeal is average. It is on a patio lot. It has a big back yard, but you have two houses on either side that kind of are on top of you, but it’s been cleaned up. It’s a three-bedroom three and a half bath listed for $598,000. It’s priced okay with whatever else is out there on the market. 

In Club Course we have 2 Water Oak Drive which is a three bedroom two and a half bath priced at $799,000. It is on the golf course, but it doesn’t have a really good golf course view. It’s priced a little high. It does have a two-car garage. It is in the Club Course area right on Water Oaks. It has been cleaned up, though. 

19 Bald Eagle West has seven bedrooms and six and a half baths and is listed for $1,695,000. This one also needs a lot of updating. It is in the South Beach area. You do have to cross the main road to get to the beach. So, to me, I think it’s priced high for where and what it is. 

So, now we’ve covered all of Sea Pines. The villa Off Plantation is 38 Palmetto Bay Villa. It has two bedrooms and one bath for $149,000. It’s priced well. It’s been updated. 

We have two Forrest Beach Villas. #220 is a two-bedroom two bath priced at $379,000. It’s open and tastefully done. Then, one floor up with the view of the lagoon is unit #321 Forrest Beach Villa. It has a better view but it’s a darker unit. It’s a two-bedroom two bath listed for $359,900.

435 Shorewood Villa is a three-bedroom three bath ocean front priced at $899,000. They are pushing it a little bit, but again, starting the season, people are starting to start a little high. 

That’s all for today. Choosing my favorite is tough, but I actually would have to say 802 Clipper Court is my favorite. I think to be in the Harbour Town area in a rental or even living there, it’s small. None of the homes really spoke to me and I guess if I had to pick one with the most upside potential, I’d have to say 48 Heritage Road just because of it’s address and it’s surrounding those huge homes. I think it’s one that you could probably clean up and put on the rental market until you want to build your dream home on a pretty street.
