Today we had our South Home Tour of homes and villas for Hilton Head Island. The South Tour comprises of Off Plantation – namely the Point Comfort area – Forest Beach, and Sea Pines. We had 49 homes/units to see, and as I was preparing for this last night, I realized that 20 of these are from a broker and these have been on the market, some of them as far back as May 2018. There was actually one that I found that was May 4th, 2016 and it was a villa.
So let’s subtract it to 28 homes and villas and I haven’t split that up. What I’m going to do if it’s okay with you my friendly reader, is I’m going to just go through what I saw and then, I will list all the ones I did not see. I can comment on them if you have any questions, but I know them, and they’ve been on the market for over six months.
So, hopefully this Spring we will have an upswing because it really was a quiet Fall even though all in all, we’ve had a great year in 2018.
The first one was 22 Wood Ibis Road. It’s a five-bedroom four bath priced at $1,899,000. It has a beautiful fire place surround in copper. It's a unique Lowcountry beach home. The kitchen has been updated and it’s a nice layout with the kitchen upstairs and the bedrooms downstairs. It’s second row and in great condition. A Lowcountry feel and right on the walkway which is a huge plus. People seem to like that.
Next, in the South Beach area we went to 9 Baynard Peninsula. It’s a four-bedroom four and a half bath listed at $1,249,000. Now, Baynard Peninsula is really cool. You cannot short-term rent in there and it’s the road right after Baynard Cove. You feel like you’re on an island. I mean, the name and the address say it all. The house needs a lot of updating. It’s got Mexican tile and it was built in the 80’s but it’s got a fantastic, spectacular view. The house on the left of it has about $2.8 million in it and the one to the right has about $2.6 million. So, even though it’s at $1,249,000 and you probably – to be conservative – have about $500,000 of upgrades to make it fantastically yours, you have a great potential. If someone is not scared of doing a renovation, then I would certainly consider 9 Baynard Peninsula.
From there I went to 10 Belted Kingfisher. It has three bedrooms and two and a half baths and is listed at $925,000. I would prefer to see it under $900,000 and in the $800,000’s but it’s a very unique home. The pool is in the back. It’s almost like a third row to the beach. It’s not on the walkway, but it does have a pool and a unique layout with an open courtyard. So, again, an ideal buyer would be one that just puts it on the rental market until they can build their dream home.
Next was 6 Painted Bunting. I do recall seeing this one on the market before. It’s a four bedroom four and a half bath listed for $1,250,000. It’s a cookie cutter house in kind of tired condition. It’s also not on the walkway but is priced okay especially if someone needs a rental market property. The one across the street is also for sale. More money but also much nicer including curb appeal.
I did go into one oceanfront house. It’s also been on the market for quite some time, I think since July of last year, and that is 24 Belted Kingfisher. It’s a seven-bedroom eight bath house for $5,495,000. It’s an okay beach house. With the rounded walls, it’s a little different and has no love. There’s not much to say about it. Probably been on the rental market, one can tell. If you wish to spend this much on it, I have an oceanfront pocket listing that is a great buy compared to this one.
Next was 14 Surf Scoter Road with four bedrooms and three baths listed for $849,000. The pool is toward the front. It is old school, but you’ve got the HVAC ductwork like we did back in the 70’s. It’s an all original kitchen and has a funky floor plan. You are exposed in it and you’re really two lots from the walkway but it could be an interesting investment type of property.
Next, I went to 32 Oak Court in Club Course which is a three-bedroom two bath listed for $472,000. It’s really, really cute. It’s kind of small but it really has a lot of charm. The kitchen overlooks. It’s got beautiful curb appeal and sits on a corner lot. So, it feels very spacious as you’re looking in the kitchen and so on.
We also had 27 Oak Court just down the street on the other side. It’s a three bedroom three and a half bath priced at $574,000. It looks like a flip. It does have a big back yard and no garage. This one only has a very small parking pad, large master is on the first floor. The kitchen has a very tough working triangle and no counter space, but it’s very pretty if you know what I mean. All the sliders are still original and there are popcorn ceilings. So, again, nice lipstick on this one.
Central Sea Pines
50 Plantation Drive which is as two-bedroom two bath. The price is $595,000. I got excited on this one because my first house that I bought with my boys was a two-two and I made it into a three two without any effort whatsoever and then, obviously, I expanded it later on because it was a huge lot. Plantation Drive is a busy street. So, it’s not the ideal location and it’s really, really tough to put a third bedroom somewhere. Avery funky floor plan. I love these people that are selling. I happen to know them. The house is tough to upgrade and right now it’s a little above lot value. It’s a tough house to work with at this price level and location, I’m afraid to say.
6 Greenwood Court is the house that was actually just purchased a year ago today for $1,150,000. It’s a three bedroom three and a half bath. You know, $1,150,000 is what he paid for it. It’s in nice condition with great curb appeal with the pavers and higher elevation and nice colors inside. There’s really nothing I can say about the house. I wonder why someone only bought it for a year and is then selling. I hope it’s nothing traumatic but that one was one of my favorites so far. So, note 6 Greenwood Court.
4 Sweet Gum Lane which is a three-bedroom two bath for $519,000. It’s really cute. It’s got a one-car garage and sort of an open floor plan. The rooms are kind of small, but it’s got a little back area that’s really cute and cozy. The kitchen is plain but the home is very charming and it has a nice curb appeal with the pavers and the turnaround driveway in a cul-de-sac street. The floors felt 'hollow' when walking, probably because of crawl space underneath, not my favorite feel, but a cute home.
30 Forest Drive was the next one with three bedrooms and two and a half baths. It’s listed for $489,000 and being sold as is. It’s much nicer now that they’ve cleared it all out. The living area is really cool. You have to gut the bathrooms and the kitchen is very old school. So, it’s got tremendous potential with someone that has vision. I think it’s a great buy to consider.
91 Lawton Road is a three-bedroom two bath for $599,000. When I walked in, the curb appeal was kind of average, but it has a private pool. It’s really, really cute inside. It’s solid and the finishes are nice. It’s in great condition. It’s priced a little high, but I did like it.
4 Cotton Lane has been on the market before. It has three bedrooms and two baths for $429,000. I think it went under contract and then it fell through. So, that was that.
I did go in some villas today. So, let me tell you about them. Two of them were Greenwood Garden Villas. They are very popular with my clients because they are not allowed in the short-term rental market, are all on one floor and have a fabulous density of green space ratio.
There’s #332 Greenwood Garden, which is a three-bedroom two bath for $429,000. It’s priced really well. Everything is inside. Then, #333 Greenwood Garden has better colors and is in better condition. It’s a three-bedroom three bath for $479,000. This unit has the two bedrooms across from courtyard and not connected interior to the main part of the condo. It really depends on what type of layout the buyer needs.
I went to 830 Ketch Court Villas. It has three bedrooms and two and a half baths and is listed for $450,000. It’s a cute villa and I can’t say anything is wrong about it.
That about covers what I saw. So, now for what I missed. I’m not going to go into detail on all of them but let’s start in Forest Beach.
In Forest Beach we had five homes and seven villas. Like I said, all of these have been on the market for at least six months:
58 Dune Lane is a four-bedroom three and a half bath priced at $1,079,000.
78 Dune Lane is a four-bedroom two bath listed at $799,000.
116 Dune Lane is a four-bedroom three and a half bath for $1,274,000.
111 Dune Lane has six bedrooms and five and a half baths for $3,995,000.
11 Seahawk Lane is a five-bedroom three bath listed for $2,475,000.

On the condo side, we have 113 Continental Club which is a three-bedroom three bath priced at $549,000. These I like because even though they are across the street from South Forrest Beach they are really close to the beach and they are very quiet and unassuming. Everyone kind of knows everyone there. It’s a very small villa complex. They are well-built condos.
81 Courtside Villa, you either love those or hate those. That’s been my experience with buyers. They’ve creeped up on there. It’s a two-bedroom two and a half bath now listed at $325,000.
4 Ocean Club Villa has been on the market for a year. It has two bedrooms and two baths and is priced at $424,500.
424 Ocean One Villa has been on the market for two and a half months. It has three bedrooms and three baths and is priced at $489,000.
511 Shorewood Villa has two bedrooms and two baths for $799,000. It’s ocean front and it’s a big complex but it does great on the rental market. People seem to love those.
We have two Sea Crest Villas. One is 2410 Seacrest villa, a two-bedroom two bath priced at $699,000. This one has been on the market for over three years. Then, 1404 Sea Crest Villas is a two-bedroom two bath for $695,000. They get to be popular in the summer because they make great rentals.
They just reduced the price a bit, I think. It’s 6 Sea Olive Road. It’s a great entry-level into Hilton Head with three bedrooms and two baths and it’s listed at $349,000. It’s clean. You could cozy it up and it’s in a very nice neighborhood. It doesn’t have a water view but is very close to the water.
Now to the ones in Sea Pines that I missed.
9 Bald Eagle Road has been on the market for three months. It’s a four-bedroom three and a half bath for $1,199,000.
68 Baynard Cove Road has four bedrooms and four and a half baths and is listed at $899,000.
13 Belted Kingfisher is a six-bedroom five and a half bath priced at $2,149,000. It has been on the market since July.
3 Possum Lane is a three-bedroom two bath listed for $333,900. It has been on the market since 2017.
147 Otter Road has three bedrooms and two baths and is priced at $425,000. It expired in November at $399,000 and now they have raised the price to $425,000. So, I don’t know why they raised the price and think they can get it. They should have left it at $399,000, especially having and REO just down the street.
74 Otter Road has four bedrooms and three baths for $414,000. This one is really ready to sell now. It is an REO property. They’ve been trying to sell it and I think it could be interesting, especially with four bedrooms.
5 Magnolia Crescent Road is a five-bedroom five and a half bath for $1,199,000.
23 Red Cardinal Road has seven bedrooms and seven baths for $3,995,000.
25 Ruddy Turnstone has six bedrooms and six baths for $2,295,000. I’ve seen all these houses and you’ll have to look online for those.
16 Whistling Swan has five bedrooms and seven and a half baths and is prices at $7,295,000. It is, obviously, ocean front. It’s a little high but it is a newer home, I remember that.
2624 Calibogue Club, these are very popular. They are on the rental markets and this one is a two-bedroom two bath for $529,000. A couple have sold there recently.
Mariners Way we have two units, #671 and $675 for $649,000 and $435,000, respectively. First one is a 3 bedroom and second as a 2 bedroom.
