Can I get There from Here?

Hilton Head Island, can I get there from here?

You can easily fly to Hilton Head Island these days, but ultimately you will be driving around.

The easiest thing about driving on Hilton Head Island is that there is one main road. US Highway 278 East is the road that brings travelers from I-95 or South Carolina 170 through Bluffton and to the bridges of Hilton Head Island. Once over the bridge, US 278 East runs through the North end of the island, around the middle, and on to the Sea Pines circle All other road, it seems, turn off of this major artery. For that reason, when directions are needed, it is helpful to determine if the destination is North, South, or mid-island. 

Hilton Head Island is shaped like a sneaker, with the toe pointing southwest. With this description, it is easy to give directions to various sections of the island. At the toe, or South end of the island, is Sea Pines, Palmetto Bay, the Coligny Beach area, Forrest Beach area, Shipyard Plantation, Long Cove, and Wexford Plantation. 

The instep, or mid-island areas, include Palmetto Dunes, Folly Field, Spanish Wells, and the Marshland Road area. Broad Creek looks like a shoelace dangling over the island’s midsection. Port Royal Plantation is also considered mid-island though it is actually the heel of the shoe. 

On the North end, or ankle, are Palmetto Hall Plantation, Hilton Head Plantation, Indigo Run, and the Squire Pope area. Skull Creek and the intracoastal waterway separate the island from Pinckney Island and the mainland. Mile markers are helpful too. The town of Hilton Head placed several of these to make giving directions easier. Many businesses use them as reference points in their advertising. They start with a zero on the island side of the bridge over the intracoastal waterway. The Cross Island Parkway begins just past mile marker two. The road to the hospital is at marker four. Roads to the beaches start at six. Keep in mind that Cross Island Parkway is also designated as Highway 278 and it also has mile markers. The toll road bisects the island connecting Spanish Wells Road to Palmetto Bay Road across Broad Creek. 

Later,  I would like to teach you all how to go around in circles. Driving our circles is not difficult if basic guidelines are followed. Traffic moves continually and to the right. Pay close attention before merging into the circle. Use turn signals before exiting the circle. DO NOT stop in the circle, and whatever you do, do not turn left.

Hilton Head Homes Tour South - Mar 27, 2019

Today we have the Hilton Head Homes Realtor Tour for the South End. What a gorgeous day! It’s a little on the chilly side but the azaleas and the blooms throughout are spectacular and more colorful and vibrant than I have seen in a very long time. It’s really, really amazing. 

Sea Pines

13 Twin Pines Court is a three-bedroom three and a half bath listed for $949,000. This home is close to the Harbour Town area and tucked away in a 'land' peninsula. Has a nice gated courtyard, a pool, a gorgeous view of the green at Atlantic Dunes course.  It’s a very nice family/party house. It has a big dining room with a fireplace to entertain, an office with a bathroom that could be used as a fourth bedroom and a somewhat newer kitchen. It’s a nice traditional home that has been really kept up nicely but does need interior paint updating.

9 Ridgewood Lane is a three-bedroom two and a half bath for $829,000. This one was elevated. It also has a spectacular lagoon and a long green view. It has popcorn ceilings and a small kitchen. It’s kind of granny style. I think I expected more at $829,000 but again, the inventories are so low for that kind of house that I see why they are at that price. It also has a great view of lagoon and green that 'makes it' but needs updating and is smaller. 

2 Saint Andrew’s Place. This one has been on the market before. It’s a four-bedroom four bath for $679,000. It has a nice kitchen. It’s a corner lot. It’s right there on the Plantation Drive corner. It looks better empty than when it had a lot of stuff in it. It was really hard to see/imagine. They cleaned out the carport too. It’s a decent price now and I think that these people are ready to sell. I must admit that this one looks intriguing and makes my short list.

75 Baynard Cove Road has four bedrooms and three and a half baths and is listed for $1,995,000. I remember this house. It’s extremely contemporary. The kitchen is to die for and there are lots of different gathering space. It’s very contemporary. The garage is kind of far from the kitchen - I think of these practical things, LOL.  The curb appeal is very funky. It doesn’t have a lot of love and seems a little high considering they paid $1.5 million not that long ago. You overlook a lagoon and you have ranch houses on the other side. It's more for a unique buyer.

18 Bald Eagle Road has six bedrooms and six and a half baths and is priced at $4,999,000. It’s an old-school home that they’ve beautifully redone, with a really nice job with the trim work. I always look for attention to detail and not just a brush of the stroke to 'update' a place. It’s very tastefully done. It’s ocean front and it’s 'in the money'. I can see it more as a rental house. It has a very pretty view and a nice big space downstairs where most of the living space is. The main thing I didn’t like is, to get out to the terrace upstairs, which is really where you have the best view, you have to go through the kitchen. So, I didn’t care for that much but there’s not a lot of inventory oceanfront either.

6 Ruddy Turnstone is a four-bedroom four bath priced at $1,325,000. I remember this one being on the market not too long ago and I could not find the new listing so I have the SOLD information, which shows it sold less than a year ago at $1,149,000. It’s on the corner and has basic curb appeal. They’ve taken the two-car garage and made it into a nice great room (prior owner not this seller). I didn’t get to see that today. I take it that it’s not much different than it was on the market a year ago. They are going to redo the whole pool area because they still have that carpeting in the pool which I find funky to have sort of that outdoor carpeting. That’s so passé and that’s an easy fix. Again, I think the prices are Spring prices for sure. This house had a smell in it that didn’t really do anything for me either. Nothing so far has really spoken to me.

16 Wood Ibis Road is a brand new six-bedroom seven bath listed at $3,295,000. It’s fifth street and ocean-oriented. It’s on the walkway side. I think it’s the third or fourth row back. It’s kind of tight and doesn’t have that open feel. I found it beautiful but a little choppy on the left but had all the new features that new builds have these days. If somebody wants a new home it is a new home, but it didn’t excite me at $3,295,000. I’d rather buy less and make it the way I want to, but that’s just me because I know that then you have the quality that you want. I didn’t find that the kitchen cabinets had that quality that I was expecting. 

Club Course neighborhood in Sea Pines. 

38 Water Oak Drive is a three-bedroom two and a half bath for $549,000. It has a golf view. I saw this house before and it needs work. It does have a two-car garage. I’d like to see it under $500,000 because it needs as lot of work to do it properly and it is an elevated house that originally was a spec home.

19 Wood Duck Road has three bedrooms and two and a half baths for $700,000. Again, you start seeing these houses coming back on. This one was empty. They said they have done a lot of work to it. It’s still dark. It still has lots of different flooring. I really can’t tell what they did to it. So, I’m going to ask the agent. Again, to be on Wood Duck at $700,000, that just seems extremely on the high side. 

3 Beaver Lane is a three-bedroom two and a half bath for $499,000. This one is really cute. I was pleasantly surprised. The curb appeal coming into Beaver Lane, all of the houses there were just extremely kept up. This one has a two-car garage and an open floor plan and is split going up to the living spaces. It’s cute, cute, cute. I think this one remains a favorite on the short list.

It’s hard to go to 6 Possum Lane after that. It’s a three-bedroom two bath for $389,000. It’s priced properly. So, it’s got potential. It’s just that even cleaning it up and making it cutesy, the floor plan is such that the kitchen is very closed up and you’d almost have to make structural changes to make it different. The footprint is kind of small. So, again, it’s priced well, and someone could make it really cute for one person. I think it’s a potential for that type of buyer. 

The last one was 11 Sandfiddler Road which has three bedrooms and two baths and is priced at $499,000. I think the neighborhood in Sandfiddler that surrounds it is more appealing to many lookers. This one too needs updating but I think what you get for your end result would be more and it has a 2 car detached garage. There is a buyer for every house. The curb appeal isn’t that great, but I think it beats out 6 Possum Lane for a redo. 

So, my favorite in Sea Pines was 3 Beaver Lane and 2 St. Andrews. 

I did go into some of the villas in Sea Pines which is unusual. I’m watching Briarwood closely because we have a lot of Briarwoods starting to pop up. This is the third one on the market. 376 Briarwood, it’s a two-bedroom but it has a study with it. It has three baths. This one is at $550,000. So, you could say three-bedroom three bath. The problem with this one is that you look straight into the pool. You’ve got the wall to the pool. You’re going to have everyone screaming at you. It wouldn’t be my favorite and even though the kitchen was redone, it’s still dark. It has sort of a bay sitting area/breakfast nook that was expanded out. I found the kitchen cabinets to be dark. You are better off doing another one and getting a better view because that you cannot change. You are stuck with that. 

I also went into the Greenwood Garden Villa #324. It’s one of the ones closest to the stables. It’s a three-bedroom two bath for $599,000. I remember this one was a killer option and almost a turn-key model style home. It’s now empty and the colors on the wall make it lose part of its charm. You can tell that it’s missing the décor and the love that was in it. It seems a little high, but with your imagination could be great. Greenwood Gardens, like Briarwood, are popular as they do not allow short term rent, but they’ve taken a little break going under contract quickly.

 Forest Beach 

33 Sandpiper Street is a six-bedroom six and a half bath home priced at $4,200,000. It’s a great home on the beach all the way down toward Shipyard. So, you’re kind of close to the hotel. That’s the biggest negative but I can tell its a rental machine. Again, something for every buyer. 

6 Juniper Lane is in a neighborhood that I love. It is a stately home with five bedrooms and five and a half baths and is listed at $1,600,000. It’s a great area. 

10 Myrtle Lane is back on the market again. It has four bedrooms and three baths for $566,900. It’s an old ranch with a separate bedroom on the outside. You are really buying it for the land and its proximity to the beach. I would say just buy it, rent it out or use it as your second beach home until you decide what you want to do and then, build your dream home on it. 

I am going to run through the villas quickly. We had 222 Breakers Villas with one bedroom for $285,000. 

We had Forest Beach Villas #425 also with one bedroom and one bath priced at $265,000. 

306 Forest Beach Villas is also a one-bedroom one bath for $254,900.

2 Hilton Head Beach Club Villas is close to the beach. I like these because you don’t’ have anyone up or down from you. You have a little courtyard area and your own little terrace area in the back. It’s a two-bedroom one and a half bath for $254,900. 

These have been popping up lately, 190 Seaside Villa has one bedroom and one bath for $217,500.

3053 Seascape is a two-bedroom two bath for $205,000. 

110 Springwood Villas, which are toward the back end, has three bedrooms and three and a half baths for $325,000. They can be very interesting and can do very well on the rentals because of where they are located. Keep on a short list.

3302 Seacrest Villa, these are popular as well. These condos have slowly snuck up in price. It’s a two-bedroom two bath for $885,000.

Off Plantation

22 Goldfinch Lane, a three-bedroom two bath for $355,000. It has been on the market for quite a while. 

711 Brighton Bay Villa is a two-bedroom two bath for $255,000. 
Sea Pines Villas


2265 Heritage Villa is a two-bedroom two and a half bath for $389,000. It has popcorn ceilings, but it has a cute little view right over the bridge to the lagoon. It’s close to Harbour town. What’s not to love?

3373 Lake Forest Villa is a two-bedroom two and a half bath for $429,999. This is, of course, on the Greenwood side across from Club Course. These do well on the long-term rental markets or a great place for winter birds (Northerners coming South for Winter). 

251 Stoney Creek Villa has two bedrooms and two and a half baths for $419,000. It seems a little on the steep side but, again, it’s very close to Harbour Town.

Lastly, Turtle Lane Club Villa #19 has been on before too. It’s a three-bedroom three bath for $869,000. 

All in all, if you DO NOT want to be in a gated community, Goldfinch Lane is a good residential area. Juniper would be a second choice, although it is on the high-end side.

I really wanted to like a lot of these when I first looked at the list first thing in the morning, but none of them really had features or feel that 'moved me'. So, the one that surprised me the most was 3 Beaver Lane and I didn’t expect to ever like one on Otter Road. So, there you go. Even old veterans like me can be pleasantly surprised sometimes. 

There is lots of great inventory out there. It’s limited, but if you have your list of  what features you want, know what you can live with and what you cannot live without, there are some great buys out there. Just have your do and don't features list thought out.

Post Script: There was one home that was not on the Tour, but I got a personal invitation to go see it. 52 Club Course Drive has three bedrooms and two and a half baths and is priced at $739,000. It’s a nice re-do. I didn’t really care for the fireplace on the other side of the wet bar that they opened up, but it’s tastefully done and has a nice golf view. It just wouldn’t be one that will make my short list either.

Hilton Head Homes Tour North - Mar 20, 2019

Today we have our Hilton Head Homes North Tour. We have lots of homes to see. I’ve got a new thing that I’m going to start doing, which is to only show the first three hours of homes and then, the rest we will be happy to help buyers navigate through all the rest of the homes around. As we get busier representing our buyers and sellers, coming onto our busiest time (Spring), it will be logistically difficult to go see all the homes. Again, feel free to call

Palmetto Hall.

Palmetto Hall, of course, is a landlocked community, but a lot of physicians, teachers, and families live there because it’s close to the hospitals, schools and the library in addition to be located close to the airport. 

9 Clyde Lane is a four-bedroom four bath priced at $649,000. It’s an elegant home with a two-car garage and a cart bay entry. It’s very spacious as you come in the entry, extremely high ceilings and a very spacious, open floor plan. It’s stucco and has very nice curb appeal. The back entrance is nice with a screened in porch and a golf view. 

Right next door we have 11 Clyde Lane with three bedrooms and a two and a half baths for $499,900. This one has composite siding which is maintenance-free. It’s a smaller house and a little more of a low country laid back feel than the other one but priced a bit more aggressively. It also has a nice outdoor space and a bar area which opens up to the back gardens. It was really lovely.

309 Fort Howell Drive is a three bedroom three and a half bath for $565,000. This one is on the main drag. The kitchen doesn’t really appeal to me. It was an okay house, but it just didn’t have anything for me. 

If I had to pick, one of those three, it would be 11 Clyde Lane for the value. 

Hilton Head Plantation.

First, we went to the Headlands neighborhood which is a really popular neighborhood to the left of the main gate. 

The first was 17 Rusty Rail Lane a three-bedroom three bath for $375,000. I was excited about the price, but the problem is that it has a sunken living room, a sunken sunroom, and you have a wooden sort of view with the golf a ways away, but when you look to your right, the two houses kind of wind up facing and taking part of your privacy. It has a basic kitchen with original cabinets and formica tops. It needs a lot of work and again, the sunken living room makes it hard and there is no room for a garage. So, hopefully it will go because it’s priced well, but it’s not one that I would give serious consideration unless you want to put $30-$75K in it. It does have a bit of smell that didn’t make it appealing. 

Also, on Rusty Rail Lane, but on the corner of Fox Den Court, is 2 Fox Den Court with three bedrooms and three baths for $459,900. This one has been redone and has a two-car garage. Effectively it’s a two-bedroom two bath house and then has a mother-in-law suite over the garage. It has its own water heater, AC, and so on. So, you could almost rent it out as a lockout. The main house is one floor with a small but cozy kitchen. It has 8-foot ceilings, but it does have open cathedral in the center and privacy to the back. 

The last one in the Headlands neighborhood was 9 Whispering Pines Court. It has four bedrooms and four and a half baths and is priced at $685,000. When I first saw the price, initially I was thinking it’s a little high but it’s a great house. It’s a newer house on the end of the cul-de-sac and what made this one was it’s a killer view. It’s got a long, lagoon and golf view that is out of this world. It’s a newer house. The only things I didn’t like were that at this price level, I didn’t like that the bathrooms had the plastic shaped tubs that are about as inexpensive as you can get, but it would be easy to fix and put in a shower. At $685,000 I would want it to be in a little better condition on the bathrooms, but it has a beautiful view and again, it’s easier to change the inside than your location and your view.

In Oyster Reef, we had 9 Conservancy Court, a four-bedroom four bath for $699,000. This was a cool house and again on a cul-de-sac. It has a lot of love. It has a two-car garage. It’s a traditional house and is really a nice oasis. You have a ton of privacy in a wooded area. A large home with lots of outdoor space. The pool, which is screened in, opens up to the master. There are lots of little spaces outside with built-ins and fireplaces and a wet bar. I didn’t like that there were tons of different floors that you come in to. There’s tile, one wood floor, another wood floor of the foyer, and carpet. So, there’s tons of different flooring going on, but it’s a nice oasis/paradise and I think I will keep that one on my short list. 

From there I went to 11 Savannah Trail. It’s a three-bedroom two bath home priced at $394,900. What makes this one cool is that the drive to it is quite lovely. It’s light and bright. It’s an entry-level with a one-car garage, but it’s cute as a button and under $400,000. For the right buyer, I enjoyed that one for the love. 

20 Herring Gull Lane is a four-bedroom four and a half bath listed at $1,175,000. I love Hickory Forest. You drive in and it has deep water and when you come through, you look to your left and it’s just a really nice expansive water view and and enclosed neighborhood within Hilton Head Plantation. The water ones get to be in the million-dollar range. This one was okay. What can I say? It had a really amazing view. I did not care for the curb appeal at all. The house is built on the lagoon, but from the master sitting area when you are outside you have the deep-water view to your right which makes it intriguing. It has the rounded windows which is not my favorite. It sort of dates it, but there is a bonus room over the garage. It doesn’t have the best curb appeal, but you do have a cart bay. It has higher ceilings and it’s okay. It just didn’t wow me, but I did like the surprising view because I did not expect to see deep water. So, that was intriguing. 

The other one that was in Hickory Forest is 8 Pelican Watch Court. It’s a four-bedroom four and a half bath priced at $1,299,000. This on has an absolute killer sound view. It’s not well-maintained and that kind of made me sad that someone let the house get as run down as they did. That was sort of disappointing but again, you could tell that people had the best choices back in the day and, you know, high-end things for the time built, but they kind of let this one go. You do have to put some money in it, but you are in the primo location. So, I think I like this one better than Herring Gull. The curb appeal too was a little weird because when you walk up to the front of the house you have the pool to your left in the front which was a little odd. So, that didn’t really appeal to me.

Next, we have 31 Eagle Claw Drive has five bedrooms and five and a half baths and is listed for $789,000. Again, you’ve got a two-car garage and a lot of golf cart bays today, which I found unusual, but this is a big house and it didn’t really appeal to me. There’s nothing else to say. It just didn’t do it for me.

26 Old Fort Drive has five bedrooms and five and a half baths for $819,900. It’s very close with a $30,000 difference to the previous one I just talked about, but it has much better curb appeal to me and is in a better area. It’s closer to the Country Club of Hilton Head and the back gate. I just found it to be in a better location. I found it to be in a better condition. I like that it has a butler’s pantry that welcomes you. The cabinets seem to be in better shape and upgraded. You have a big green lawn in the back yard. You can tell it’s one of the last lots because you don’t have a golf view, but you don’t have golf balls then in your yard, yet you can walk to the golf area if you want and if you have a dog. So, it has nice curb appeal and of the two that were five bedrooms, I like this one more. 

There were two others that I did not go to in Hilton Head Plantation: The first is 32 Fernwood Court with two bedrooms and two baths for $305,000. It’s a good entry-level home and is price okay. It’s centrally located in the Hilton Head Plantation and close to Dolphin Head area. 

And then, we did have a villa and that’s why I didn’t go into those. The Village of Skull Creek #26 has two bedrooms and two baths for $395,000. They are right across from the Country Club of Hilton Head and the Marina, so they are well-liked. 

Indigo Run

Two properties were in Broad Point which is not in Indigo Run per se, but it was developed by the same folks and is on the broad creek side of Marshland Road

46 Wiler’s Creek Way has five bedrooms and five baths and is priced at $1,545,000. It has great curb appeal and a beautiful marsh view. The pool is right there. It’s tastefully and richly done but it’s not overkill. I really like this house and the warmth of it. You know, you can walk right in and everything is on one level with bedrooms upstairs. The master is on the main level. What’s not to like? I really liked it and it’s priced to sell. So, I like that one and I think I’ll put it on the short list. 

The next was 16 Hummock Place which is a four-bedroom four bath two half bath home for $1,799,000. This one is more ornate. You have about ten or 12 stone steps that you have to go up. It’s very ornate and Italian-looking. It has some nice spaces, but you are looking across at Shelter Cove and high-rise buildings and you’re right at the end of Broad Point and so, you’ve got this wooden fence to the native islander’s area. So, that didn’t appeal to me either, but it’s richly appointed and very ornate. It’s not as nice of a view. I think 46 Wiler’s Creek Way is better. 

I did not go to the other homes in Indigo Run but let me share the details of those with you. 

19 Pond Drive has four bedrooms and three baths with two half baths for $788,000. What’s not to like? It seems a little on the high side, but Indigo Run is creeping up there. 

10 Legacy Court is a three-bedroom three bath priced at $684,900. This one has been on recently.

5 Legacy Court is a four-bedroom three and a half bath home listed at $629,000. This one is priced aggressively. 

In the Berwick Green area of Indigo Run, we had 261 Berwick Drive, a four-bedroom four and a half bath for $799,000. Again, you are very close to the marshland gate. 

Windmill Harbor


47 Harbor Passage East is a three-bedroom two and a half bath for $675,000. They keep coming down. I think it’s a little on the high side and has been for sale (higher price) since June 2016. Poor folks. 

40 Millwright Drive is a four-bedroom four bath two half bath for $1,600,000. It’s a very ornate house. It has the bells and whistles and a really nice view. You do hear 278 and if I’m going to spend $1,600,000 but it sure is better than where they started in May 2018 with $1,850,000. I can show you other things for that unless, again, you need a family home. 

Spanish Wells

An extremely unique property for the discerning buyer. 82 Brams Point Road. I think it was at $6,500,000 and had that $4,000,000 lot that you could also buy. It’s on the tip of Brams Point. It’s a four-bedroom four and a half bath for $5,900,000. If you need something special, it has three docks and a lovely Lowcountry house. I’d have to ask 20 questions before I would guide you toward this one but it there is a buyer for every home. I just want to preface that because I’m not trying to steer one way or another. 

Off Plantation

We had a few in different neighborhoods well represented this time around. 

18 Sterling Point Drive is in the Oak View Neighborhood right off Spanish Wells Road. It’s a three-bedroom two and a half bath for $597,500. It’s a tight neighborhood but this has a killer marsh view, high-end stuff, nice colors, and you go up every level for some living space. The only thing I didn’t like was the pedestal sinks in the master. Even though you have two sinks, there is nowhere to put your things down. So, the master bath was not what I would expect or wish for.

The other one in the Oak View neighborhood was 82 Gold Oak Drive. It has three bedrooms and two and a half baths and is listed at $325,000. 

In the popular family Neighborhood of Crosswinds, we have 21 Crosswinds Drive, a three-bedroom two and a half bath for $529,000.

Right next door you have 19 Crosswinds drive which has four bedrooms and three and a half baths and is priced at $569,000. 

Then, 21 Mossy Oaks Lane is a three-bedroom two and a half bath for $585,000.

In the Carolina Isles Neighborhood, we have 4 Dewees Lane, a three-bedroom three bath home priced at $324,900. 24 Sullivan’s lane has three bedrooms and three baths for $324,900. 118 Ocracoke Lane is a three-bedroom two and a half bath listed at $379,900.

Victoria Square 9 Victoria Square Drive is a four-bedroom three and a half bath for $375,000. Right next door is 11 Victoria Square Drive, a three-bedroom three and a half bath for $389,900.

10 Shear water Drive is a four-bedroom four and a half bath listed at $735,000. It’s a development that bombed after the recession and it’s trying to make a comeback.

14 Collier Beach Road is off of Singleton Beach. There are big rentals and mostly all vacation homes side to side with no tree division over there. It has six bedrooms and six baths for $2,495,000.

I think that about covers everything that I saw today. I would have to say that 9 Conservancy Court was a favorite. I also liked 46 Wiler’s Creek Way. Again, as buyer’s agents or people representing folks wanting the Hilton Head lifestyle, having been here 48 years I think it’s important to ask a lot of questions. How do you want to live? Tell me about your family. Tell me about what you do in your free time. Are you out and about and active very much or when you get home, do you just sit and prefer to live somewhere a little further away than the hubbub so to speak? What’s important, high quality or view? There are tons of questions I like to ask. 

So, please just remember that these are just what I’ve seen on the tour. Feel free to contact me or one of my associates anytime and we will ask questions to help find you the right place. 

Hilton Head is an extraordinary fabulous place to live. There is so much to do, something for everyone. The retirees here do not let moss grow under their feet. The young family community is also very tight knit.  Lots for the kids to do and it’s just wonderful living for all age groups and people loving to live life, life abundantly.

Non Profit Fair for Realtors Hilton Head Island

Today at the Hilton Head Board of Realtors we’re having our Nonprofit Fair. It’s a great opportunity for agents and people to discover volunteering opportunities which are second to none in this community. This is such a giving community because retirees, we’ve found, do not want to just play golf every day of their lives. They don’t want to eat bonbons by the pool. They feel that they have been blessed and want to give back and this community, which is really second to none with nonprofit opportunities. 

Most of these have become national organizations through grassroots growth. I think of Second Helpings, Volunteers in Medicine to name a couple. So, today we’re going to start with Bluffton Self Help. 

Bluffton Self Help is an education and resource center that is open to all Beaufort County residents and they have workshops, computer rooms, and community partners. Their website is www.blufftonselfhelp.org. I want to add that Bluffton Self Help also helps with clothing, a food pantry, and financial resources. They are always looking for volunteers and it’s a great place to start. So, if you live in the Bluffton community, here is one to consider.

Next, I went to The Sandbox and got to see lovely Nancy who I grew up with at Sea Pines Academy. The Sandbox is an interactive children’s museum. It’s hands-on and is the only one in the low country. It serves children up through the age of eight. They are going to be close to the new park at Coligny and then, they will serve children up to age 12. They have an imagination hour, a discover, imagine, and grow. They have a summer camp, a parent’s night out, and family fun nights. So, it’s everything for all the children in our community and they also have sensory Saturday’s for autistic children. They really have anything for all children to get them engaged in the community and to know what it’s about. The website is www.thesandbox.org.

Next, we have one that is near and dear to my heart, The Children’s Center. They have been in this community for more than 50 years. The way they were started was, they found that the working folks were leaving their elementary school children at home to take care of their smaller babies. So, this children’s center caters to children from six weeks old to preschool age so that the older children don’t have to take care of them and get to go to school. It’s a wonderful center. They also have an after-school program that will pick them up from their elementary school and take them to The Children’s Center. There are scholarships available and it is geared mostly to the working-class families, obviously, but it’s a wonderful grassroots charity that has grown on the island. Next, we have The Backpack Buddies. It’s a major program which is involved with The Hunger Coalition and addresses the needs of the nutritionally underserved children on Hilton Head. They need funding. They go to three schools. They have a new middle school initiative. They wind up serving 260 kids each weekend and they give them 11 backpack items. They have over 120 volunteers and again, it’s just not letting any child go hungry which is, in our Buford County community, something that just should not happen. Their website is hcichhi.org. It’s the Hunger Coalition of the Low Country and Backpack Buddies is their program that helps these undernourished children. They are always looking for volunteers even though they have over 120 of them so far. 

Next, we have Operation R&R. They serve military families, first responder families, and, what they call, gold star families. These are the families that have lost a family member, be it a father, a mother, or, obviously, a child in active duty. They, obviously, always have financial needs but the main thing that they’re doing now is allowing them a week to come to Hilton Head to reconnect as a family and just learn how to be a family unit again. They are always looking for volunteers to greet. There is obviously financial need and they may have some board opportunities for new folks that move to the island. The website is https://orrus.org.

Next, we have Family Promise of Bufford County. They are a charitable organization that provides temporary shelter, family stability, and permanent housing solutions for homeless families with children. They mobilize resources and have them stay in churches overnight. They help take them to jobs and so on. It’s the only homeless shelter in Bufford County. They find that their parents are employed by the time they leave the shelter program. It’s the fastest growing homeless population in the county. So, there is a lot of need there and they have assisted over 400 individuals since 2008. They are always looking for volunteers to help. They obviously have financial needs and probably a board level is also something that they’re looking for. They always can use people’s help to replenish their shelf supplies. So, you can go on their website to see how you can donate. It’s www.familypromisebuffordcounty.org. 

It brings tears to my eyes to know how Volunteers in Medicine has grown. They now have a greater Bluffton Jasper County branch of Volunteers in Medicine. Obviously, they are always looking for financial donations. They serve the uninsured in our community. The return on the investment is incredible. They are always looking for physician volunteers, translators, or people who can do admin work for their community. They do great things. They even have monthly volunteer orientations so you can find out more about them. There orientation dates are March 24th, April 11th, May 9th, June 13th, July 11th, August 8th, September 12th, October 10th, November 14th, and no orientation in December. They really do a lot. You can go on their website www.bjvim.org to learn more. It’s a great grassroots nonprofit and great for physicians. 

Here is another really cool service that we have on Hilton Head and it would be great for retirees and would provide a way to mentor other small businesses. It’s called SCORE. It’s an expert volunteer organization run through the island rec center that gives advice, knowledge, and resources to small businesses. They have face-to-face mentoring. You can ask a question online. They have templates and online and local workshops. So, it’s basically free advice for our small business community and they are obviously always looking for funding like most of the nonprofits here. They also want to have mentors and mentorees. So, if you want to open a small business, you already have a great support system through SCORE. Their website is www.scorehiltonhead.com. 

Next, we have another grassroots organization called Sandalwood Community Food Pantry. It’s another one that just had it’s tenth year anniversary. Obviously, they are a food pantry that is always looking for volunteers. Right now, they are renting space. They are looking for their own space. They are acquiring some land. They have a Run for Hunger that they’ve done for four years. It’s going to be Saturday, March 30th, 2019 at Mitchelleville Freedom Park. It starts at 8:30. They even have a dog run. So, bring your family and friends and come have fun and run for hunger. Again, it’s been around for ten years and they are always looking for food and financial donations. They may even look for some board representation. Their website is www.sandalwoodfoodpantry.com.

I want to circle back to SCORE real quick. They have a third annual Thrive Women’s Conference that takes place in the Fall in September. It’s absolutely phenomenal and something for folks to consider in September. They have great mentoring and the conference is, again, held by SCORE.

Next, we have Low Country Legal Volunteers. It’s access to justice for folks that can’t afford an attorney and don’t have a way to pay legal fees. They have a lot of sponsors. It is by appointment only. They probably have financial needs and maybe even needs on a board level. So, anyone with any legal experience may want to consider Low Country Legal Volunteers. Their website is lowcountrylegalvolunteers.org.

Next we have Neighborhood Outreach Connection. They bring support into the underserved neighborhoods. They offer afterschool training programs, summer school session, pre-k and kindergarten readiness programs, health screenings and workforce development. They really are in the projects of Hilton Head if you want to call it that. They go right into the neighborhoods which are being underfunded and underserved and help take care of these families. It’s obviously another grassroots one that has been here for ten years. Their website is NOC-SC.org. 

Next, we have the Art League of Hilton Head Island. This is a membership-style nonprofit. You can be an individual with $55 all the way up to $1,000 in the silver circle. They do classes of art and so on for local children. They are always looking for volunteers to work in the galleries and, obviously, if you are an artist this is a great community to get involved in since they do a lot of displays in the community. Their website is www.artleaguehhi.org.

Next we have another grassroots nonprofit called the Heritage Library. They do wonderful costume tours, history research, and classes. They even do ancestry research. They own two historic sites in Fort Mitchell and Hilton Head Plantation. They are going to expand to Zion Cemetery and the Baynard Mausoleum on the corner of 278 and Matthews. They are going to be doing a beautiful new area in the corner of Matthews Drive and 278 where the Zion Cemetery is. They are also the historic archives for the town of Hilton Head. So, the Heritage Library is almost like a keeper of the data so to speak and again, they are very instrumental for the historic aspect of our community. Their website is www.heritagelib.org.

Here is another that is near and dear to my heart. It’s been here forever. It’s called the Deep Well Project. I remember when it was only them and the Bargain Box. The Deep Well Project is, they basically help provide food, shelter, and medical needs and related necessities for our local community. They actually started by digging wells, but this was back in the day when we did not have water service on Hilton Head. It has grown to be one of the more diverse to really hands-on for the community. They are always looking for volunteers in the office system, to help with the food pantry, or even to deliver meals. And they may even have folks on the board level although they are very established having been on the island almost 50 years. They even help with livable housing by fixing up housing. They even do toy fixes and have a Santa’s Toy Shop. So, again, this is a very grassroots nonprofit. It’s deeply rooted in our community. Their website is www.deepwellproject.org.

Here is another one that is near and dear to my heart, the Island Rec Center. Gosh, it has been around since I was in high school. They have memberships with an awesome pool and workout center. They have Kid’s Night Out. They have adult sports. It’s really for the active lifestyle in our community and they have a lot of fundraisers and do so much for our youth and seniors. They always need people on the board level. So, the Island Rec Center is a fabulous community nonprofit. They even have Pilates classes and so on. Their website is islandreccenter.org.

There are so many great nonprofits here. Another one is the Hospice Care of the Low Country. It has also been around as long as I can remember. They, obviously, have needs as far as nurses. This is hospice care and they really provide wonderful care and have been since 1982. They provide comprehensive hospice care to our community regardless of the ability to pay. I can say that my mother was someone that was able to experience this wonderful organization that is so kind and giving to our community. They are also doing a wonderful fundraiser to help furniture and things be repurposed into our community to help all of the thrift stores. It’s called the Thrift Store Flip and it’s going to be November 7th, 2019. It will be sponsored by Local Life which is on Main Street. So, get all your crafters and artisans involved and all you do is you pick up a piece of furniture at one of the local thrift stores, you create it, you make it as transformative as possible. Then, you donate it to the silent auction and all of the proceeds will help the Hospice Care of the Low Country. They are also going to have a flip party. So, save the date: November 7th, 2019. Here is another one that is just near and dear to my heart – PEP Programs for Exceptional People. It’s not something that I was able to take advantage of, but I have bought a lot of their pottery because they actually have a pottery out in Bluffton now that is open to the public and it’s made by all their members of the exceptional folks that make this. They used to be on Matthew’s Drive, but they now are out in Bluffton serving the Hilton Head, Bluffton, Jasper County community. It is a mission of promoting independence, social interaction, and employment opportunities for adults who live with intellectual disabilities. It’s a fabulous organization. They have a nice fundraiser with a silent auction in the fall. There’s lots of dancing. Their members come and their hearts are just so full. It’s a great organization. Their website is www.pephhi.org. They are always looking for volunteers to either help with the adults, on a board level, and obviously, on a financial level. So, they provide great services for all of these members and are a great organization.

NAMI of the Low Country (National Alliance on Mental Illness) is another grassroots one that was grown through time here. It deals with schizophrenia, depression, bipolar disorder, mental illness and so on. They have a huge walk. They really are dedicated to improving the lives of people with mental illness and their families. They reach out in the community. They advocate for mental health and they provide educational support for those that are affected so that they can build better lives. The services are provided free of charge and their website is www.namilowcountry.org.

Here is another one that is near and dear to my heart, Second Helpings. Peggy Warnke was one of the people that started this one 27 years ago. It’s called Second Helpings and it’s really a food rescue. They provide groceries every Thursday to Palmetto Breeze bus riders. They serve over 450 people that need to travel somewhere. They provide free services and obviously what they do is they repurpose the food. So, if it’s a Starbucks, a Publix, or other grocery stores that have food that has lost its date, they take it and put it in their trucks, and they redistribute it to either food pantries or directly to families and help on the bus also. The Hilton Head Symphony did not make it today.

Habitat for Humanity is one that a dear friend, Rennie Springborn has been instrumental with growing in this area. They even have a restore thrift shop. They are growing and basically giving homes to folks in need. These folks also have to be building their home since it's not a handout. The entire families come out to pitch in as they receive a brand newly built affordable home. Habitat always need help by either shopping or donating or even volunteering. They have a very established board of directors, but sometimes they might need even more help with that. Their website is www.habitathhi.org.

Here is another one that is near and dear to my heart. This is an offshoot of PEP. It’s called Osprey Village. It’s a neighborhood with a purpose. They really want to help these exceptional persons, you know, people with disabilities and emotional disabilities and intellectual disabilities to be able to have a place where they can live. So, they bought a parcel of land and they are wanting to have an inclusive community designed for the potential of adults with disabilities. And again, it’s a very big need in our community and they have a website which is ospreyvillage.org. It has come from great need and does good things for our emotionally challenged adults. They also do job training for their clients and respite for the families. Any time you have a mentally challenged family member, it drains the family and that is what makes Osprey Village is so special. They try to help the needs of both the clients and their family members.

Here is another grassroots that started through our very famous Greg Russell. It’s called Hilton Head Heroes. It brings families with a child suffering from a life-threatening illness to Hilton Head Island for vacations. A lot of the children truly have life-threatening illnesses and they are obviously sent from hospitals and whatnot to just come for a week and be normal without medical appointments and so on. Everything is paid for whether it’s the restaurants or anything else. They get a host family and it just gives them a week of respite for the entire family, especially the siblings of the child that is suffering. It’s a great grassroots organization. Obviously, they are always looking for finance. They are also looking for host families because the house stays busy 52 weeks out of the year. So, they want a host family to be the connector and they are always looking for volunteers on the board level. Their website is hhheroes.com.

Here is a newer nonprofit that has been in our midst, SOAR. It’s special recreation. It’s very close to PEP and Osprey Village. They enhance the lives of individuals with disabilities. They provide Special Olympics sports and recreation and programs that facilitate social interaction. They believe everyone deserves the opportunity to have these special folks engage in our community. It’s a newer nonprofit and their website is www.soarspecialrecreation.org. There are lots of needs since this is a new, not as established nonprofit. 

The next one is also one that has been newly established. It’s called the Outside Foundation of Hilton Head. Mike started this one to get kids outside and protect our local environment. They want to foster environmental stewardship in the local children through participation and outdoor programs. They have a great fundraiser on Page Island. If you want to get involved with our natural habitat, the Outside Foundation is a great place to start. They teach so much about our local waters and have a great fundraiser, I think, in the Fall. Another cool thing they do is placemats that are very educational about having the lights out for our turtles, not feeding the dolphins, and being smart about the approach to the alligators. The Outside Foundation is just for that naturalist that wants to get involved in our community. It’s very unique and very well-accepted in our community. www.outsidefoundation.org

Here is a new one that I was trying to start when my boys were in middle school. It’s called the Low Country Alliance for Healthy Youth. They want to prevent the use of drugs, underage drinking, and increase positive parenting to help prevent drug abuse. That has always been an issue on our island and they just want to unite the youth and give them support so that we can become a drug free community. There are lots of ways that you can get involved. You can become a board member or a community partner. You can help in their youth initiative Teens for Healthy Youth and you can create an environment that supports the health, safety and future of the youth. So, again it works to meet a big need for our young community as we want to protect children not only in inner cities, but in places like Hilton Head. Their website is lcahealthyyouth.com.

Here is one that is near and dear to my heart. It’s called Hopeful Horizons. It has actually been the culmination of two nonprofits. We had CODA which was for domestic abuse and the other which I’ve forgotten. But they combined and made Hopeful Horizons. It ends abuse. They want to change lives. It’s a children’s advocacy, domestic violence, and rape crisis center. They want to create a safer community by changing the culture of violence and offering a path to healing. They have full-time psychiatrists and psychologists on board. You know, abuse and sexual abuse is something that victimizes folks as does abuse and violence. They even have a gentlemen’s club that is involved now and the high school getting these peer “popular” children to become mentors to the younger ones and become leaders of positive change. They have breakfast clubs and they do a lot because they understand that the way to help folks is to break the link of abuse by educating these young folks. It’s a great organization and their website is www.hopefulhorizons.org.

The two organizations that help the young and support preventative care is Men of Strength and now, they even have one for women called WISE (Women Inspiring Strength and Empowerment). So, working on that preventative aspect but they have 12 counselors for victims. They have a 24-hour crisis intervention, forensic interviews, and they really work with our local law enforcement. Again, this is an insidious part of the Beaufort Jasper community and Hopeful Horizons is a light to all these victims and also to our community by supporting preventative measures. 

If you made it all the way down here, you will come to some conclusions;

1) Many non-Profits in the area are near and dear to my heart. I contribute financially to as many as I am able.

2) There is a FANTASTIC opportunity to not just move into a great island and surrounding area, but LOTS of ways to give back, enrich your lives and feel better about helping your fellow man.

Hilton Head Homes Tour Central - Mar 13, 2019

Today we had our Central Open House Tour. 

We started in Port Royal.

Port Royal, as you all know, is the last beach community before you get to the sound moving south to north of Hilton Head Island. It’s a private community with no commercial entities. We had nine homes to look at in Port Royal today.

The first was 13 Donax, four-bedroom four bath listed for $1,149,000. You’ve got your master upstairs. There is a lot of up and down including going into the master closet. The kitchen was okay. It had a large laundry room and no garage. It seemed a bit high, but it was beach-oriented. 

38 Fairway Winds place has four bedrooms and four baths and is priced at $688,000. This home sits on a patio lot area and is also close to the beach. It is a little newer, but all of the carpets were really dirty and I found the bath and cabinets in the kitchen were low end. I think it should be priced closer to $649,000 like the other Fairway Winds that is on the market. 

Next, we had 6 Planters Row. It’s a five-bedroom five and a half bath priced at $1,699,000. You do have a peek of the beach from the home. Planters Row is also close to the Beach Club. It’s a lovely street. This one is a custom-built home and has a lovely open kitchen and it’s very contemporary. The only thing I didn’t like was the view of the house next door. It needs some planting or something to give you some privacy. It is tasteful and has high-end cabinetry and a decent space with a garage and so on.

40 Ocean Point South has four bedrooms and three baths and is listed for $2,050,000. Ocean Point is one of the last developments that was put in Port Royal. The houses are kind of jimmied in there together. So, it’s not my favorite but it is on the beach and close to the newly built beach club. This one had tile countertops, which is something I’ve just never understood. It seems a bit expensive for what you are getting and knowing that for $400,000 more you can get quite a killer house on Salt Spray. So, this one won’t make the short list. 6 Planter’s Row might because it’s a unique house.

We also had 42 Ocean Point South. It’s a six bedroom five and a half bath for $1,599,000. This is extremely well-built. It’s kind of like a Cape Cod house. It’s a little choppy and they really didn’t optimize the view in the space. It’s as though the architect just did the CAD on the computer. It’s just not what I would think about for a house down here, but it is extremely well-built. So, if someone is looking for quality, you can certainly add 42 Ocean Point to your list.

13 Sovereign Drive is a four-bedroom three and a half bath priced at $1,345,000. This one was on the market half a year ago. It’s the one I talked about that had the French look to it. It has a very nice front garden with a little area where you could have some tea. It has a cool enclosed pool in the back. The kitchen is kind of small but it’s a nice kitchen. It’s a more formal house. Again, it’s got the appeal of the French provincial look. It’s priced okay for Port Royal these days.

8 Everglade Place is a four-bedroom five and a half bath for $3,499,000. It has an exceptional marsh view. Knowing what 10 Everglade Place went with, and that was from a custom builder as a primary property that was added on to. 8 Everglad is a brand-new build and tastefully done home with spectacular marsh view. The master is beyond anything I've seen for a while and master bath is quite large It has very high-end tile backsplash work in the bathroom and the kitchen. For this money, you can almost have oceanfront and its a gorgeous house but for a marsh view, seems a bit pricey. The folks built it with the idea they were going to move in 2 years and take profit. Well built but still sounds a bit high. Nevertheless, it is a brand new house and richly appointed with marsh view. I don't even think Sea Pines would be that expensive. 

21 Royal Crest Drive has three bedrooms and three and a half baths for $649,000. This one has also been on the market before and it’s got the sunken living space. You’d have to blow out the kitchen a little bit, but I think it’s got tremendous potential. I think the only other thing is that the upstairs has a little roundabout set of stairs that are just not ideal. So, you’d have to have some imagination, but I think it’s priced pretty well at that price. You’ll get a lot of square footage for the price, but it does need a good $100,000 to $150,000 put into it on the conservative side. 

Last for Port Royal is 4 Marketplace Drive. It’s also in the Robber’s Row area of Port Royal. Nice golf view and is large and spacious priced at $756,000. It is a three bedroom three and a half bath. Again, there’s nothing wrong with it. It’s not in a location that speaks to me for Port Royal, but it has that price point that people are looking for.

Long Cove

Started at 2 Dalton Court which has four bedrooms and three baths and is priced at $519,000. This one has been on the market before. I don’t like the yellow walls but that is an easy fix. It’s a nice setup and if you could get this one for under $500,000 even though Long Cove has a high initiation of $20,000 and annual POA of $12,000 you get a lot of house with it if you can get it nearer to $500,000 and do a little updating. It has good curb appeal. 

The next one was 8 Retreat Lane, a four-bedroom four bath for $609,000. I like it but not as much as the other one. I don’t like the type of windows it has. It’s very inexpensive looking. So, I didn’t care for it much.

Last was 8 Chelsea Court with four bedrooms and five baths. It is listed at $749,000. It has a funky floorplan and dark colors. It really has a smell. So, there’s nothing about this house I like and it’s off of the main beaten path in a little cul-de-sac-like offshoot. So, I didn’t even care for the location. 

If I had to pick one in Long Cove, it would be 2 Dalton Court. 

Palmetto Dunes

12 Brigantine has six bedrooms and five and a half baths for $3,750,000. What can you say? It is oceanfront. ok older home.

19 Armada is a four-bedroom four and a half bath for $3,250,000. It has a newer kitchen but it’s a dated house and also on the Mariner’s side. 

2 Strath Court. What is cool about it is that it’s on the lagoon system. So, if you want something unique it has that along with three bedrooms and two and a half baths and is listed at $649,000. It needs some updating, but at that price it’s to be expected. 

14 Whelk Street on Bradley Beach is a five-bedroom five bath priced at $1,900,000 and oceanfront. It is not in a gated community.

Wexford.

19 Wicklow Drive. It’s a four-bedroom five bath home with two half baths and is priced at $1,580,000. It’s a very ornate house. I did not care for it. So, it’s not one that I would go for. 

Now to the Villas:

36 Palmetto Bay villa, a two-bedroom one bath for $150,000. 

In Palmetto Dunes we had 224 Captain’s quarter’s villa, a two-bedroom two bath for $489,000. 

57 Fazio Villa is a three-bedroom three bath listed at $426,500. Those are central and good for people that like to play tennis.

2104 Newport Villa is a two-bedroom two bath for $370,000. Those have gotten higher in price since the new community park in Shelter Cove. Newport Villa is great for professionals. It’s in an automatic gate community and right across from the Shelter Cove shopping area.  

806 Ocean Cove Villa is a three-bedroom three bath for $549,500. It’s really close to the beach. It does need work. 

An entry-level in Palmetto Dunes is 544 Queen’s Grant Villa. It has two bedrooms and two baths for $354,000. 

1767 Saint Andrews Common Villa is a two-bedroom two bath for $319,000. These are also great entry-level into Palmetto Dunes. 

Last is 7519 Yacht Club Villas is a two-bedroom three bath for $410,000. It is over there in the Shelter Cove area which is really nicely built. 

Shipyard had 107 Townhouse Tennis is a three-bedroom three bath for $435,000. Then, 16 Townhouse Tennis is a three-bedroom three bath for $409,000.

Hilton Head Homes Tour South - March 6, 2019

Today we have the Hilton Head Homes South Tour. There are some exciting homes on the tour and even some villas. 

We’re going to start at Forrest Beach. We have 9 Laurel Lane which is a five-bedroom seven bath home listed for $3,699,000. It’s an ocean-front home with Brazilian floors. It’s top of the line and close to the Sea Pines gate. It’s a good price if you want to be ocean-front. 

Off Plantationwe have 38 Bradley Beach. It’s not really south end, but I’ll mention it since somebody input it incorrectly. It’s a four-bedroom three and a half bath priced at $579,000. 

We do have 28 Quartermaster Lane with three bedrooms and two and a half baths for $355,000. It’s well-priced. These are on the South end and are well-liked. This one has been on the market before. They have been trying to sell since the fall of last year. It has a two-car garage. It’s a very good place for entry living and to be in the Broad Creek area because Broad Creek landing has its own amenities and it’s very convenient to the South end. 

From there we’re going into Sea Pines. 10 Audubon Pond Road has five bedroom and four and a half baths and is priced at $1,375,000. This is a great little neighborhood. It’s a nice home and is priced according to the market.

45 Deer Run Lane is a four-bedroom four bath for $839,000. I have not seen this one and I am out of town. So, I don’t have much to say about it.

21 Spartina Crescent is a three-bedroom three bath priced at $998,000. This one is in the Lawton Oaks subdivision. The have a lot of newer homes. So, it’s priced well for someone that wants a newer home and not a traditional Sea Pines home that has been updated.

12 Canvasback Road is a five-bedroom four bath home priced at $1,050,000. This is an old-school house but it’s very close to the beach. So, it’s a traditional Sea Pines looking house, but again, at this price and being that close to the beach, it’s definitely a must-see. 

6 Long Marsh Lane is a four bedroom three and a half bath for $1,499,000. This one has been redone. The folks have decided to move to Long Cove. It’s got a spectacular marsh view. You even see down to the deep water beyond Calibogue Cay. The biggest negative to this one is that the two bedrooms upstairs have a Jack and Jill bathroom and they are small bedrooms. The fourth bedroom downstairs is used as an office, but it has an on-suite bath. The sweeping views and the grassy area outside for exterior entertaining is really cool.

27 Oyster Landing Lane is a four-bedroom three and a half bath priced at $1,329,000. This one is also one I have not seen, but the Oyster Landing area is well-liked. So, that would be one to consider. They’ve got killer deep-water views. 

29 South Beach Lane has four bedrooms and four and a half baths and is priced at $1,469,000. This one is right by the beach path and you don’t have to cross South Beach Lane. It’s open and ready to rent. I think this one is a spectacular one if you want to, you know, have a beach house on Hilton Head and rent it out and get some rental income. 

26 Holly Berry Lane is a three-bedroom two bath for $459,000. This is in the popular Greenwood Forrest subdivision. It’s kind of a small house but priced accordingly. 

26 North Live Oak Road has five bedrooms and six and a half baths for $2,795,000. This is one of my favorite streets and this is a newer home. It’s quite large and on a very, very coveted street.

Now to the villas. 42 Turtle Lane Club Villas is a three bedroom three and a half bath for $1,395,000. These are also very, very well-liked. I don’t know if this one will be on the market for long. It’s a great ocean-oriented condo. Actually, it’s fee simple. So, this is one that is quite attractive, and I always seem to like these. 

In Forest Beach, we have 412 Forest Beach Villas with two bedrooms and two baths. It’s listed at $399,900. These are the ones that are solidly built condos. I keep hearing conflicted messages on whether or not they are going to be assessed for windows and siding. So, I’ll let that be for now.

2106 Seabrook is actually a retirement community. A lot of my clients that downsize from Sea Pines go into Seabrook or Tide Point. It’s a two-bedroom two bath for $139,000. It’s not really our market, but if someone wants to bring their aging parent down here and buy a house down here, that would be a great place to have them.

6202 Treetop Villas is a two-bedroom two and a half bath for $230,000. It’s a great entry-level for the Forrest Beach area. 

601 Brighton Bay Villas is a three-bedroom three bath for $265,000. This is in the Palmetto Bay Marina. It gets a little loud in there and this one needs a little bit of work but it’s a great entry-level price.

56 Palmetto Bay Villas. It’s a two-bedroom one bath for $139,000. Right off Palmetto Bay Road.

In Sea Pines, the villas are 395 Briarwood with two bedrooms and two baths for $509,000. These do not allow short-term rentals. They have a very low density and their own private pool. It’s very spacious, light and bright with cathedral ceilings. There is a third bedroom/study. So, you can’t see it as a solid two-bedroom two bath. This one has a killer long view down the ninth fairway. So, again, it’s something for someone that does not need short-term rentals. 

Then, in the Harbour Town area, 1031 Caravel Court has three bedrooms and three baths for $749,000. It has a beautiful marina view and you’re in the heart of Harbour town. 

807 Clipper Court, these are near that large parking lot. Again, they are great entry-levels into Harbour Town. It has two-bedrooms and two and a half baths for $359,000.

To be a little further from Harbour Town, you can go to 2535 Glenneagle Green. These are near the Sea Pines Center. These are tucked away and only a few units. They’re very well-liked for people that know and it’s usually the veteran agents that know about these. It has two bedrooms and two and a half baths for $462,000. 

2447 Inland Harbour is a three-bedroom three bath for $529,000. People seem to like these on the short-term rental market. It’s on the other side of Plantation Drive. 

Mariner’s Way Villas - Susan Burak, who is a friend of mine, was on the board and really looked to change their entire appeal as you enter Mariner’s Way. These were not well-liked a few years ago as everyone seemed to avoid them. They seem to be popular now. She has sold a couple of them from her family and now, there are two more on the market. 679 Mariner’s Way has two bedrooms and two baths for $479,000 and 671 Mariner’s Way is a three-bedroom two bath for $649,000. Again, all of this is in the heart of Harbour Town. 

1421 South Beach Villa, these are well-liked. It’s four-bedroom three bath for $790,000. Again, you get a lot of bedroom space in these and they rent very well. 

Lastly, we have 20 Turtle Lane Club Villa which is a three-bedroom three bath for $869,000.

That about wraps it up. I did not go in a lot of these as I am out of town. Some of these I did see before the Realtor Tour.  Right now, I’m in Colorado skiing with my sons. So, I don’t want to pick a favorite not having been in there and having gotten a feel for them. Hilton Head Homes Tour North - February 27, 2019

Today we had the Realtor Home Tour for the North End of Hilton Head Island. 

Windmill Harbor

102 Crosstree North is a five-bedroom four and a half bath listed for $1,495,000. This one has been on the market for a while. It has a very pretty view. It’s large and spacious. I don’t care for the green marble in the master and the thing that also gets to me is there is a large tree that, when you back out of the driveway or the garage, makes it a very narrow driveway to back out of. These folks have been trying to sell this for quite some time.

39 Crosstree Drive has three bedrooms and three and a half baths for $599,000. Really, I like this one. It overlooks the lagoon. It is tasteful and has new appliances. I like that there is a fireplace in the master. It’s in great condition. It’s at a good price point for Windmill Harbor. L

6 Sailwing Lane is a four-bedroom four and a half bath priced at $1,639,000. This one is directly on the harbor and even though it is a couple hundred thousand more, it is absolutely gorgeous in every way. It’s solid, solid construction. Overbuilt never broke. I’m a big believer that you can have mediocre build but this one was absolutely phenomenal. I really have a great appreciation for homes that have only had one owner. It was custom built. It’s got covered porches, an elevator, and just elegance in every way. What’s really cool is there is a 40-foot boat slip also available for purchase and it’s right behind the home. So, for boaters, this one is one that’s going to make the short list for sure.

143 Harbor Passage has been on the market a few times. They have lowered the price. I remember this one being over a million dollars. It’s a four-bedroom four and a half bath priced now to sell at $899,000. You do have a deep-water view; however, it is limited. You do have a green space in the back. I cannot tell whether it’s going to be built on or not, but this is a large, large home with an elevator and lots of bedrooms. You know, it has detailed ceilings. It’s well-built. So, I don’t think at this price it’s going to last very long. 

Hilton Head Plantation

3 King William Court has four bedrooms and four and a half baths and is listed at $600,000. Everything has been done. It’s completely new on this home. It’s got a side view of the golf course. It’s kind of a wooded view. It’s nicely done inside. I would say the biggest negative to this one is the dark outside. It looks really nice on the inside and has nice bedroom separation, coffered ceilings and so on, and is priced well. It really is nice to see it. I just don’t care for the curb appeal. It is on a cul-de-sac. So, this one might make my short list.

25 Lenora Drive is a three-bedroom two and a half bath for $649,900. This one is also off of Royal James Drive. I love the garden as you walk in. I love the back where you have a great panoramic golf view. You do have sunken living room and kind of a smaller kitchen with a lot. It’s very busy in there but it’s nicely done. It’s a little on the funky side. It’s got a hot tub. Again, the sunken living room really doesn’t cut it and it just doesn’t seem like clean lines. It has been updated though and they’ve lowered the price. So, that’s a plus.

272 Seabrook Drive has four bedrooms and three and a half baths for $674,900. This home is elevated and has a really killer golf view and a swimming pool in the back. I like that it has pavers, but the steps going up – they were kind of, you know, not the best and when you go inside, it smells awful and every cabinet has childproof locks. It’s like childproofed to the nines even though it’s been tastefully done. I do not think that it shows that well. It’s not necessarily going to make my short list today.

6 Anna Court has three bedrooms and two and a half baths for $459,000. This one we couldn’t get in to. Apparently, the tour was cancelled. So, that one is not going to make the short list either. Looks like its well priced.

5 Ribaut Drive is on Ribaut Island. It has six bedrooms and six baths with three half baths. It’s priced at $3,595,000. It is a beautiful Charlestonian home. It has a long sweeping driveway with deep water. I could so see this as a bed and breakfast. It just is so warm and cozy. Don’t let the Asian décor detract you. It really takes away from that natural Charleston décor but it’s just lovely in every way.  

44 Seabrook Landing Drive has three bedrooms and four baths and is priced at $1,498,000. I don’t care of the curb appeal. It’s toward the end of Seabrook Landing. You do have a view, but the curb appeal isn’t that interesting. There really isn’t a foyer there and there’s a long hallway that you go down. It’s contemporary but the kitchen has very inexpensive cabinets. The yellow Bahama shutters don’t cut it and it feels like they’re out of place. Again, this one will not make my short list. 

5 Whispering Pines Court has four bedrooms and four baths for $650,000. I wanted to like this house. It’s got a pretty view and it’s very simply built. I think this was a spec house and it is all original. You walk down the hallway and it’s clickety clackety almost like it’s hollow. I really wanted to like this one, but it seems priced high for what you are getting. So, this one too won’t make the short list.

16 Sawtooth Court is a four-bedroom three and a half bath home for $529,000. I also wanted to like this one. The curb appeal is a little odd and empty. When you look at the photos it looks like it has things in it. Needs work. There’s really not much love in this house and I know that they’ve been trying to sell since September and have come down on the price a little bit. I doubt this one will make my short list.

The last two homes were in the popular Headlands area that do captivate a few more dollars. However, I’ve found that both of them for the condition were not that desirable. I would rather, if you needed a four-bedroom, you go to King William Court in the Skull Creek near the back gate. 

There were two in the Deerfield neighborhood. 

22 Deerfield Road has three bedrooms and two baths for $489,000. This one is on a large lot. It’s priced okay. I’m not keen on the Mexican tile when you come in. It has the traced ceilings and the new open kitchen. This one could make the short list. So, we’ll keep this one in mind, but it is just a three bedroom.

77 Deerfield Road is a four-bedroom three and a half bath for $719,000. I know these folks. It has a beautiful marsh view and pavers. It doesn’t have the greatest curb appeal, but it is sort of a low country home. Everything has been done beautifully. It’s very tasteful. You really get good low country living with over 3,000 square feet. I’d like to see this at $699,000 but this one will make the short list. You are in the Deerfield neighborhood and you do have some good space.

In Big Woods we have 31 Big Woods Drive which has three bedrooms and two and a half baths for $409,000. It’s priced aggressively. It’s just a basic house with a sunken living room and carpet. It has original windows. It is light and bright and probably a good one for someone who wants to downsize. 

Lastly for Hilton Head Plantation, we have 11 Arrow Wood Road which has three bedrooms and two baths. It’s priced at $379,000. I would almost do this one over the Big Woods one just because that one needs more work. This home is very clean. What I like about the Spring Lake Village sometimes is that you can walk to all the amenities at Hilton Head Plantation. So, I think that one makes it a little bit more desirable and it’s clean. It has a nice view and a little back yard that needs a little TLC, but nevertheless, it is at a great price point for Hilton Head Plantation. 

Indigo Run

There was only one in Indigo Run today and it was 576 Colonial Drive with three bedrooms and five bathrooms for $749,000. These folks have been trying to sell since 2016. They did go under contract in 2017, but nevertheless, it’s available again. It’s got a kidney-type pool and nice curb appeal. You are in Indigo Run with brick and so on. You’ve got a three-car garage and, you know, it’s okay for Indigo Run.

In Palmetto Hall we have two properties. 

13 Stevens Court is a five-bedroom five and a half bath listed at $749,000. The folks that own this one have lived in it for a while. I know they have new paint colors. You’ve got the columns and an open floorplan. There is a lot of square footage and a nice one for Palmetto Hall.

2 Clyde Lane has three bedrooms and three and a half baths for $693,900. They are a coming a little bit down on the price. It’s a little under 3,000 square feet. They have been trying to sell it for six months. It is new construction. Folks seem to like that. It’s nice and airy inside with a three-car garage and a low country style with dark colors. Again, if you want to be in Palmetto Hall, this might be a great option. 

That covers the gated community homes. I would have to say that 3 King William Court with four bedrooms and four and a half baths for $600,000 is my favorite. If you don’t mind painting the exterior, I think you’re going to get a really good house with it. 

So, now, to the Off Plantation homes. I did not go in any of these. They are not as popular but, you know, some folks don’t want to live in a gated community. So, these are terrific options for folks who don’t want to live in gated communities. 

In Victoria Square we had two homes. This one does have an automatic gate.

12 Victoria Square Drive off of Marshland Road is a four-bedroom four bath home priced at $384,000.

99 Victoria Square Drive has three bedrooms and three and a half baths for $389,000. 

In the Paddocks, we have 29 Percheron Lane with four bedrooms and four baths listed at $740,000.

In Oak View near Spanish Wells we have 77 Gold Oak Drive, a three-bedroom three bath priced at $349,000.

In the Jonesville Road area we have 38 Blue Crab Manor. It is in a subdivision that is trying to be relived after the recession. It has three bedrooms and two and a half baths and is priced at $679,000. Again, these are just developer prices. Don’t shoot the messenger. 

And in Jarvis Creek, we have 12 Jarvis Creek Lane, a three-bedroom two and a half bath for $450,777. 

These are great entry-levels. Some of these you just need to watch on the build.

67 China Berry Drive went under contract, so we didn’t even get to see that one. It has three bedrooms and two baths and is priced at $269,000. It’s really close to the high schools. 

Carolina Isles is a newer community and the houses are close together but it’s a great entry-level close to the high school. They are newer built. 104 Ocracoke Lane is a four-bedroom three and a half bath priced at $385,000.

So, now to the villas which are all Off-Plantation
The Spa on Port Royal Sound, people that have never been to Hilton Head always seem to like these, but they’ve gone up in price quite a bit. They are pre-fab built. Unit 2204 is a two-bedroom two bath for $155,000. You are on the sound. You are not on the beach and you are away from everything. You’re going to need a car to get anywhere. So, just keep that in mind if you are a first-time looker on Hilton Head.

The Preserve at Indigo Run is a gated community close to all the shopping and across from the Hilton Head Plantation gates. People seem to like it. It’s a gated community with professional condos where professionals live and retirees. Unit 4023 has three bedrooms and two baths and is priced at $314,000 and unit 4221 has three bedrooms and two baths for $349,000. There’s also an older one, which is unit 620, has two bedrooms and two baths for $339,000. 

Summer House F32 is a two-bedroom two bath for $200,000. It’s off Marshland Road. They are not built that great but people like them because they have the garages. You have a lot of retail and food and beverage folks that live there or rent there. It’s a great entry-level price. 

E6 Marsh Side Villas is a two-bedroom two and a half bath priced at $164,500. Even though these don’t have garages, I personally prefer them because it’s a lower density than Summer House. It’s much more convenient to everything in Hilton Head. You don’t have to drive on the car as much. So, I think that’s a very good one for professionals or folks working somewhere.

Hilton Head Homes Tour Central - Feb. 20, 2019

We had 31 units to tour. Twelve of them are homes and the rest are condos located in seven different areas. 

Port Royal. 

48 Fairway Winds Place is a four-bedroom four and a half bath at $649,000. Fairway Winds are patio lots. It has a very pretty golf view and has been on the market before. It’s close to the Beach Club at Port Royal. You cannot short-term rent there. It needs some updating. It hasn’t been taken care of, but for four bedrooms, a pretty view, and a quick walk to the beach, it certainly is priced better. It was on the market last year. Might make the short list.

13 Sovereign Drive is a four-bedroom three bath home with two half baths. It’s listed for $1,345,000. It has that French Provincial look. It’s a very special property. It was sold to these folks back in 2017. So, they’ve only held it for a little over a year. They did update it some and it looks a little more modern inside. It has a beautiful long view, shows really nicely and is an elegant home in Port Royal.

6 Heyward Place with three bedrooms and three and a half baths priced at $800,000. I was really intrigued by this one. It is a second row on the sound side to the water, but it’s old school and reminds me of when I was a teenager. Oh my gosh, all the houses looked like this back then. You’ve got bedrooms downstairs where you enter. You go upstairs to the kitchen. It would be easy to blow out that kitchen. I don’t even think it would be a teardown. I mean, you could modernize the home pretty easily and be second row. So, you know, with $100,000 if you use it smartly and wisely, you could really create a killer beach cottage. It would still be a beach cottage but it has good bones. You could also just leave it as is until you decide on your dream home. I think this is great for someone that wants their foot in Hilton Head, and they don't need to rent it out to buy (no short term rentals in Port Royal - minimum is 6 months). I think it’s more interesting to update something yourself rather than pay a seller/investor, where you might be taking on other people’s issues. Of course, if you find something you love, well then nothing needs to be left to the imagination.

In Palmetto Dunesthere were two homes. 

107 Mooring Buoy is going to be built. It’s a ten bedroom nine and a half bath home for $2,950,000. It’s very close to the beach. Obviously, it’s going to be one of these massive McMansions that I’m not particularly keen on, since I live on this island full time, but it could be a very good investment property. As long as we don't flood our market with these. 

Then, 1 Lookout has five bedrooms and four baths and is priced at $845,000. There’s not much to say about it. It’s priced okay. It's hard for me right now because I am trying to sell my house which is close to beach and less. Ok, let me let it go. Forgive me. No view.

Shipyard Plantation

55 Gloucester Road is a three-bedroom two and a half bath listed at $450,000. It has really great bones. The fence was kind of cut. So, I couldn’t tell whether or not there was a pool in there because there are some pavers on top and it is sinking a little bit. So, you’d have to buy a little bit of dirt and, again, I think these projects sometimes have great potential. It’s got great bones. It seems to be mostly cosmetic, and at $450,000 to be on the south side of Hilton Head, I think that could be a great opportunity for someone that wants to update things. It is a big project.

Wexford

16 Yorkshire Drive with four bedrooms and three and a half baths. It’s priced at $650,000. I really like this home. It is clean as a whistle and tastefully done. It’s nicely appointed but not ultra-elegant. It has a beautiful golf view and a pool. A really great family home for $650,000. I don’t think this one will last very long. It is priced extremely aggressively it seems to me and so, I would certainly keep that one on the short list. 

16 Bridgetown Road which has four bedrooms and four and a half baths. It’s priced at $1,240,000. This home is a beautiful, elegant home on the righthand side of Bridgetown. It has a beautiful golf view. The pictures don’t convey the richness that it has. It’s all in white and so, it just does not photograph well. So, if you go online and look at this one, you’re not going to think it’s that great. It has updated cabinets. These folks want to downsize. They happened to be at the property when I was previewing. It’s an elegant home.

29 Bridgetown Road has five bedrooms and six baths and is priced at $1,295,000. I have friends that live on Plumbridge Street which it faces. It’s a corner lot home and kind of a dark house and doesn’t really have much curb appeal. It almost looks like an L the way it’s angled and a bit dated. Two friends that live in Plumbridge have never seen anyone live in the house. I do happen to know that it was bank owned before. I don’t know if that’s still the case. I guess, if you are interested, I can do some research, but that one is at $1,295,000. Again, there’s a lot of work to do on it but is on the canal, FYI.

Long Cove Plantation. 

23 Long Brow Road is a five-bedroom four and half bath priced at $945,000. I think this one has been on the market before. It’s priced okay. It’s a little dated and has the rounded windows, but it is elegant and upscale. 

16 Loomis Ferry Road which is a three-bedroom three bath and two half bath home. It’s priced at $421,800 but it did have a smell when I went in it (renters with pets). This is a dated house, but it’s got great curb appeal. With a little bit of architecture and paint and changing out the cabinets, this one has tremendous potential. This one makes the short list for me. It’s priced very aggressively if you can afford to only have three bedrooms. 

That covers all of the houses. I would have to say that my two favorites are 16 Yorkshire Drive with four bedrooms and three and a half baths. Again, for someone that loves a project, I can’t let 16 Loomis Ferry Road in Long Cove go. Please keep in mind that in Long Cove and Wexford you are tied to the golf course property and so, the POAs are relatively high. However, depending on how long you want to stay and assuming that there is no recession, I think you’ve got great potential in those communities which is why I picked one of those. 

I guess if I had to pick one in a community that wasn’t high-end, it would be 48 Fairway Winds Place. I’m a big fan of location and views. It just needs a little bit of love. So, I think that would be the one I would pick. 

Now, here are the condos. I would be happy to give you any input on any of these condos. There isn’t much to say about them. So, just contact me if I can help. 

HH/Off Plantation
B147 Ocean Villa in Hilton Head Beach and Tennis is a one bedroom one bath priced at $199,000. 

10 Brittany Place is a three-bedroom two bath listed at $258,000. 

1104 Hilton Head Resort has two bedrooms and two baths for $199,000. This one is in Building One which is the closest to the beach. 

3317 Hilton Head Resort is a two-bedroom two bath also for $203,000 but everything has been done in this one. It’s done up to the nines. An agent in our group has this unit and I did see it a while back. It is just knockout gorgeous. So, keep that in mind. 

Palmetto Dunes 

983 Inverness Village Villa which is a two-bedroom two bath for $374,000.

621 Queen’s Grant Villa is a three-bedroom two and half bath for $389,000. I’m sure it needs updating, but Queen’s Grant is a great entry-level for Palmetto Dunes.

87 The Moorings Villas has two bedrooms and three baths for $425,000. These are very close to the beach. 

203 Windsor Place has four bedrooms and four baths and is listed for $1,100,000. 

7517 Yacht Club Villas is a three-bedroom three bath priced at $549,000. These are in the Shelter Cove area and are very well-liked because they are smaller, newer condos.

Shipyard

125 Beach Walk Villa with three bedrooms and three and a half baths. It’s priced at $435,000. It’s well priced. 

301 Golfmaster has three bedrooms and three and a half baths for $359,000. I have a soft heart for those because I used to live in those right after college. They are very spacious and on the golf course, but you are about as far from the beach as you can be in Shipyard. So, just keep that in mind if you look at the pictures and are interested. 

406 Harbormaster Villa is a three bedroom two and a half bath priced at $309,000.

1602 Shipmaster Villas has two bedrooms two and a half baths for $319,000.

Hilton Head Homes Tour South- Feb 13, 2019

Good morning blog readers. Today we are going to tour homes on Hilton Head Island for the South end of the Island. It's a beautiful day but a bit cold, 50s. :) Tracey and I were going to bike the tour but I chickened out. The Tour within Sea Pines was very spread out this week.

Club Course in Sea Pines

32 Otter Road has three bedrooms and two baths and is priced at $439,900. It’s funky. You walk in and the stair wall is right there. You really don’t have a foyer. You go down two steps and then have the living room area. The kitchen is very basic. You do have a cute screened in porch and a backyard that is pretty private. So, you could put a trampoline there and I could see a young family in the house. It’s an okay house with a one-car garage. It’s very basic and the laundry is in the kitchen.

23 Isle of Pines Drive is a five bedroom four and a half bath for $694,000. It’s very cute inside. It has a two-car garage. This family bought it last year in the fives. They did paint it and make it lighter and brighter and added fun furniture. They converted one room into a fifth bedroom. The biggest concern is that you are on a patio lot. Even though it does have a dock and it does have a golf view of the Sea Pines Country Club, your surroundings on Isle of Pines are in the threes, fours, and maybe low fives. So, that’s the biggest thing, but it’s cute as a button. Just the fronts of the kitchen cabinets were changed out and that’s what I have trouble with is when the guts aren’t really taken care of. 

8 Evergreen Lane is a three-bedroom two bath priced at $500,000. It’s a cute home and all on one level. Clean as a pin. It would be great to have a four in front of the price, but I’m sure that’s what they are expecting anyway. They are motivated. I heard they want to move to be closer to the grandkids. I bet the grandkids love to be here and create wonderful memories on the beaches of Sea Pines and biking but this area (Club Course) is not the best to create those memories. Central Sea Pines is better. It has a golf view and a nice little deck. Easy living and close to the main gate. 

2 Marshview Drive has three bedrooms and three baths and is listed for $649,000. It’s right on the corner. It says it has a golf view, but the reality is that the great room, which is a fabulous add on, really has the cart path in front of it. All of the kitchen cabinets have been made. It has a wine cooler. It’s richly appointed. There are Mexican tiles when you come in which dates the property, but it’s well-priced and probably won’t be on the market long. 

In Carolina Place, which is across the Club Course area, we have 62 Shell Ring Road. It’s a three bedroom two and a half bath priced at $599,999. It is one of the lots located sort of in the back area. So, it doesn’t matter if you go left or right. It has a wooded view. It is a higher elevation and has the high ceilings. It has a nice outside area, a Carolina room and a deck, but it is dated. It’s not old and tired but just tired. 

Then, there is 92 Shell Ring Road with three bedrooms and three baths priced at 479,000. It is priced really well if you can stand the laminate floor. The curb appeal isn’t that great. It is right at the beginning on the left when you come in. So, you are facing Greenwood Drive and all the traffic. Then, you are also facing the tennis court that is in the community. People seem to like Carolina Place because there are newer homes in there. 

I think of three small, entry-level communities in Sea Pines. You’ve got Greenwood Forest that is close to the beach and Sea Pines Center. It’s very well located, but it’s starter homes and patio lots. Then, you have the Lawton Woods area which is also well located and has lots of trees with older homes. Then, you have Carolina Place which is sort of in the main gate entry of Greenwood Drive. Carolina Place has stucco and newer homes and homes that have garages, and folks seem to like that. You’re just not in the thick of the Sea Pines resort area, but it’s one of the three entry-level neighborhoods that people seem to like. Compromises, I tell buyers. 

Continuing on, we have 10 Royal Turn Road. It’s been on the market before. It has eight bedrooms and seven baths. It has killer rentals. I think they do about $267,000. So, it’s listed at $2,500,000. It’s a second row. It’s a great old school beach cottage type of house. It has an open floor plan and you can tell that it gets rented a lot. It’s a little beat up, but he did fix up some things. It’s not bad price for a second-row investor type property and it’s looking very attractive. I would certainly consider that one. 

100 Baynard Cove Road is on the market again. It has four bedrooms and three baths and two half baths and now listed for $899,000. They started at over a million. Great lot. Back then, you had the pick of the litter of the best lots available and people built their custom homes on it. It’s got a cool kitchen and pool and it sits on a killer Harbour Town lot. The price is good at under 900. It’s just a really tough redo because of the way the house is oriented. It’s got a two-car carport. So, you are going to put some money  in it and it’s a hard renovation. I love the family in it, and I hope they get to sell it soon. It’s really attractive at this price. Good price on great address.

94 Forest Drive is a three-bedroom two bath listed at $499,000. It’s a small, cookie cutter home. It certainly makes 43 Forest Drive look very good with five bedrooms at $585,000. But again, it’s an entry-level basic home. There’s not much to say about it. Nice wall colors and some staging is nice.

11 Gunnery Lane is a four bedroom five and a half bath house priced at $869,000. It has a pool and a little lagoon. I have a hard time having a patio lot in the eight hundreds, but there are a lot of rentals that go on over there. It’s a little beat up. It’s got some charm, but again, it’s a high price for what you’re getting. 

33 Battery Road is only a three bedroom. So, it’s got one less bedroom and has two and a half baths. It’s listed at $825,000. It has really nice curb appeal though. It’s in a cul-de-sac. So, you would be on the end. It has a porch in the front with rocking chairs. You are only one house away from the Harbour Town golf course. It has a nice, pleasant pool and high ceilings. The kitchen has been beautifully redone. With being $40,000 less and only one bedroom less, it seems like a more attractive home than the previous one. I really like this one and its made the short list. :)

If you are looking for a four bedroom, then you also have to consider 11 Saint Andrews Place which is a four bedroom three and a half bath priced at $949,000. It has been on the market before. There is nothing bad to say about the house. The curb appeal isn’t that great, but it’s at a nice address in Harbour Town and does very good for rentals. So, you have a very limited selection and that happens to be one of them.

39 Heritage Road. I knew these folks, an elderly couple. The home is empty now as I can imagine its a lot of house for them. It’s a five-bedroom four bath home priced at $975,000. It has tile throughout. You come in and have a couple of steps. It has a gorgeous view, but everything needs to be redone in this house. So, it’s a big project and the worst part is that you are kind of tucked in tightly in there. You’ve got a long driveway to get to the two-car garage. So, you can’t pile cars in there. Everyone is going to have to get out, and because it’s on the side street it’s very tight. It’s got a great view. If it’s only for a couple of people you should be fine, but again, you are going to spend some money redoing it. It has potential but it isn’t an easy upgrade.

14 Spinnaker Court is a townhome in the heart of Harbour Town, near the Club. When you drive up to it, you can see deep water and also from the breakfast room. Three bedroom, 3.5 bath for $1,200,000. I was excited to see this one but was disappointed with the older kitchen, back view of the HVAC units. Additionally, there is an empty lot on the right of it that may be built on sometime in the future and then you will be sandwiched in. Lots of up/down living too. I love the location and really wanted to love the condo. 

Centrally we have 1 Loblolly Road, a three bedroom three and a half bath listed at $919,000. It’s a little bit of a newer home, but it is very low country-like. (very choppy.) You have to like that kind of look. The kitchen, too, is very dated. It really has no view but the bones are good. You look at a couple of houses right nearby. So, again, you really have to like it. It’s a newer home, but you still need to update it because it’s all original. 

9 Red Maple Road is a three/four bedroom two and a half bath listed for $828,500. This is my home where I raised my boys. I picked it because the lot was huge for them to play outside, they could walk to the school, (Hilton Head Prep) and we could ride bikes to Sea Pines Beach Club and also go hit golf balls at The Plantation Club. Of course, I think it’s a fabulous house. :-) I won't pick it though in the end, I promise.  A lot of agents don't know that Red Maple is the only street on Greenwood that cuts to Plantation Club and the beach. The house is also grandfathered in, but it has been laid too far to the right. So, you could build a whole mother-in-law suite and there is room for a pool, and furnished. So, even though it is my house, I think it is a great buy for Sea Pines. :) 

24 Oyster Catcher Road, this is the crème de la creme.  It’s ocean front with seven bedrooms and seven and a half baths priced at $8,995,000. These folks have done this house to the best. Its gorgeous. The elevation is very beautiful. It has been beautifully decorated and is being sold furnished. It has bunkbeds in the rooms. Everything about it is elegant. Completed in 2019, Neil Gordon was the architect. It has an infinity pool. What’s not to love? So, if you have someone in that price range, it’s an absolutely gorgeous home. You know, some folks are saying that it’s priced high, but Whistling Swan #14 was an ocean-front new home last year that went for $8.7 million and this one is much nicer in my opinion. So, I think the price is merited. For the discerning buyer that wants the best and the newest, this is it.  

That about covers all the homes in Sea Pines. We have two Bluff Villas. One is 1692 Bluff Villa, which is a two-bedroom two bath priced at $449,000. It’s a nice villa. It faces the street to the front, and then, we have 1650 Bluff Villa, a three-bedroom two bath priced at $499,000. Its a garden unit and in building 6 facing main road. Easy walk to sound/beach.

68 Fairway Lane Villas is a two-bedroom two bath for $406,900.

2 Racquet Club Villas, one is a two-bedroom two bath for $389,000 and is unit 2351 Racquet Club. Then, there is a one bedroom one bath for $259,000 which is unit 2366 Racquet Club. Both OK. Just know that the exterior of this condo complex is run down. I need to find out who the regime management company is for this complex. Buyers like these for price point and for being so close to  Harbour Town.


Off Plantation, we have four villas. In Broad Creek Landing we have 20 Quartermaster Lane and has three bedrooms and two and a half baths for $335,900. The Broad Creek Landing area is a fee simple. So, it’s not one of the condos. Nice entry level for South End Hilton Head. The Point Comfort area is kind of a non-gated secret that people seem to like but most agents don't even know about this area.

22 Goldfinch Lane has three bedrooms and two baths and is priced at $374,900. It’s a nice neighborhood. Some of the houses have not been kept in pristine condition, but people are updating them more. Its a true neighborhood and all folks know each other. The other side of the street has wonderful marsh views. Great entry level and comparable to a buyer looking at Quartermaster.

Also, in Broad Creek Landing, we have 49 Forest Cove which is a condo. They don’t have any terraces, but it’s a two-bedroom two bath priced at $189,900. These have almost doubled in price since the recession and that doesn’t make sense to me, but I guess it’s supply and demand. 

Then we have a Palmetto Bay, 205C which has two bedrooms and two baths for $224,000. I have to say I never sold any of these but know folks that live in them. This unit is clean and well priced.

A23 Summer House has one bedroom and one bath for $155,000. This one is on Marshland Drive. So, you are going have to use Cross Island for a lot of things. 

Forest Beach

28 Dune Lane, which has five bedrooms and four and a half baths for $1,499,000 and is second row, corner lot. 

6 Robin Street has three bedrooms and two baths for $920,000 and is third row. It’s a small cottage. 

Forest Beach Villas seem to be coming on the market quite frequently. They are going from one direction to the other when it comes to the assessment and what the board is doing. So, they’ve turned 180 degrees in there apparently. We have #203 Forest Beach, a two-bedroom two bath for $389,000 and #302 Forest Beach, a two-bedroom two bath for $380,000.

118 Island House Villa. These can be tough, but they are priced well for beach-oriented. It’s a two-bedroom two bath listed at $197,000.

222 Shorewood Villa is a three-bedroom three bath for $775,000. There are a lot of rentals in there but it’s priced okay. 

65 Springwood Villa is a two-bedroom two and a half bath for $212,000. These have some storage. They used to be more for elderly folks. A lot of them now are on the rental markets, the RBO, etc. You are close to Coligny. 

Then, on Cordillo, we’ve got 7012 Tree Top Villas, a two bedroom two and a half bath for $259,900. 


So, there are some good buys. I would have to say I really liked 33 Battery Road with three bedrooms and two and a half baths at $825,000. It has potential and price value with its location.

Hilton Head Island: MORE than just a place to vacation

Its important for outsiders of Hilton Head Island to know, that THIS place is a fabulous community made up of folks that choose to work and play in this incredible place! 

When I was kid, Joe Owen, Charles Perry and Rotary folks spearheaded a small Island Youth  Center. Joe Owen was its first director and the building still stands on Cordillo Parkway (South End Hilton Head) and is now home ot the Art League of Hilton Head Academy on 106 Cordillo Parkway. What came next, thanks to the leadership of those mentioned above, The Island Rec Center was born. Fast forward to today, 2019 and I just left our committee meeting for "Community Outreach" as part of the Hilton Head Board of Realtors (I'm also a directory) that met at the NEW Island Rec Center. WOW. WOW. WOW.

This community non-Profit is dedicated to improve the quality of life for people of ALL ages on Hilton Head Island. There is a scholarship fund: one of three children are on scholarship through the Carmines Family Recreation Scholarship fund, giving back over $200,000. I tell you, this community is truly amazing and I love having meetings where I am reminded of this fact. No wonder folks want to move to Hilton Head Island. No wonder retirement destination for many people have Hilton Head Island in the top of the list. Beaches, Volunteerism, short commutes and more. I live in Sea Pines and I can get to the Island Rec Center in  10 minutes via the Cross Island Parkway. Covered heated pool with lanes, indoor track, pickle ball, exercise classes and more. Child care (schools are right next to The Island Rec Center). They have youth and adult programs, fitness and pool memberships, Community Events and a Senior Center.
