Hilton Head Homes Tour North - February 6, 2019

Hello and welcome! Today is a beautiful seventy-degree day here on Hilton Head Island and I’m going to walk you through the North End Tour of the Hilton Head Island Real Estate Broker Tour. We started with what I thought would be 23, but we had some cancellations for homes on tour as we moved on through the day. By the way, you can click on any link to see more details and photos of any address below.

Windmill Harbor

We started in Windmill Harbor. The first property was 56 Crosstree Drive which has three bedrooms and three baths and is listed for $625,000. This is a nice low country feel home, has a two-car garage and a nice marsh view and medium interior upgrades. The biggest drawback to this is, of course, the road noise. The view over the water and marsh is beautiful. If you can just stand the road noise this is a great buy. 

64 Crosstree Drive is just down the road a little bit. It’s a four-bedroom four bath home priced at $899,000. It has high-end finishes and also has a nice, deep water view. The back deck is not as prevalent and as dramatic. So, you don’t really have a lot of outdoor space with this unit. It is richly appointed and has higher-end finishes and higher ceilings and so on. It’s another good one. I happen to know this seller and she just moved back to Berkley Hall for the time being. This is a lovely townhome.

Spanish Wells

We had one house in Spanish Wells, 6 Cusabo Place has five bedrooms and four and a half baths and is listed for $860,000. This home has been on the market before. It is a really cute low country home. It’s on a huge, huge lot and is over 4,000 square feet. It is a choppy country home. It was on the market for $19,000 more, but it still has the same information.

Hilton Head Plantation

7 Foxhunt Drive is a three-bedroom three bath priced at $434,500. It’s nice, at the end of the cul-de-sac and clean as a whistle on a big lot. It is old school but has a great layout. It just needs cosmetic updating. Even the roof looked like it was okay.

23 Myrtle Bank Road is a three-bedroom two bath home listed for $429,000. This one also needed updating. It did not impress me as much as the prior one I saw. It’s okay.

80 High Bluff Road is a four-bedroom four bath priced at $699,000. It’s a stucco home off the main road. It too is okay. It has high ceilings. I didn’t like the paint on the front door. It was terrible. It just made for very poor curb appeal and it is a connector main road even though it is set back. You do have a golf view and it’s private, but you have fogged windows. There’s a screened courtyard in the backyard space. It would make a nice family home and has lot of room. 

6 Trail’s End is in the Oyster Reef subdivision and very well liked. However, this is in the part where there are patio lots. It’s nicely redone, even the windows. It is a little dark and seems somewhat expensive for a patio lot. However, everything has been updated, even the countertops. So, it is in move in condition. It’s a little on the pricey side, but there is nothing you need to do for that house. It’s listed at $639,000 and has three bedrooms and three baths. 

11 Barksdale Court has four bedrooms and three and a half baths for $1,050,000. This home is on a cul-de-sac and has a great, tremendous million-dollar view. The layout was not impressive. It was old school. The backyard was very limited, which is a shame because you really can’t build out that backyard and I think you’d have to put in anywhere for $200,000 to $400,000 easily to really update that home and make it a fabulous home. So, that is a tough one because the curb appeal was also very dated. 

We did have one condo in Hilton Head Plantation. It was 107 Village of Skull Creek which is a three-bedroom two bath listed for $425,000. Again, those are well-liked because you’re right across from the marina and you’re also really close to the Country Club of Hilton Head and the back gate of Hilton Head Plantation. 

So, nothing really wowed me in Hilton Head Plantation. This was probably the smallest residential tour in a long time. The inventory in Hilton Head Plantation are extremely low and this seems to look like people aren’t selling in there right now. 

We had three in Indigo Run. Indigo Run had 30 Balmoral Place which is a four bedroom three and a half bath priced at $639,900. It’s nice. I loved the bedrooms and the overall look for this one. It’s well-priced and surprisingly I liked that one in Indigo Run.

744 Colonial Drive is in the back area where you have to go through another set of automatic gates. So, it’s even more secure than Indigo Run. It’s a four bedroom four and a half bath listed for $749,000. It’s a gorgeous home with nice appliances and details. Quite elegant.

Then, we had 11 Dawson Way. It’s a four bedroom four and a half bath for $559,000. The shingles were crumbling. I didn’t like the condition of this home even though it was the least expensive one there. I tended to like 30 Balmoral Place better. 

We had one in Palmetto Hall Plantation, which is 356 Fort Howell Drive. It’s a four bedroom two and a half bath priced at $469,000. It’s a nice family home in a gated community that is landlocked but very close to the schools and the hospital and the library. 

Off Plantationwe had several. I did not go and see most of these. So, let me just run through them for you. 

246 Ceasar Place is a three bedroom two and a half bath priced at $325,500. It’s a great entry-level, has gates, and is close to the high school and elementary school. There are newer homes there. It’s a little neighborhood community and reminds me a lot of Ashton Cove on the South end but this one is on the North end. 

In Beak City Place we had 10 Circlewood Drive, a three bedroom two and a half bath for $406,737. There’s not much to say there. It’s okay. 

In Bradley Beach we had 14 Whelk Street, a five-bedroom five bath priced at $1,900,000.

Carolina Isles, which is also a newer community but it’s small and made of all tract homes, had 23 Dewees Lane. It’s a three bedroom two and a half bath listed at $350,900. It’s a good entry-level. 

9 Creek Landing Trace is a three-bedroom two and a half bath for $425,000. It’s a newer home.

In the Silver Moss subdivision we had 18 Lavender Circle which has three bedrooms and three and a half baths for $559,000. It’s a little on the higher side.

Singleton Beach, you either love it or you don’t. We had two there. One was 95 Singleton Beach Road, a four bedroom four and a half bath for $1,275,000. It probably has great rentals. 

The other listing in Singleton Beach was 14 Singleton Shores Manor which has six bedrooms and six and a half baths and is priced at $1,550,000. 

The last one, which I’ve seen before, is quite a prominent home. It’s 6 Terra Bella Trace, a six-bedroom eight bath home listed or $3,950,000. 

Again, it was a very small open house for the realtors today on Hilton Head Island. I guess if I have to pick, I’ll pick two. 7 Foxhunt Drive in Hilton Head Plantation and, surprisingly, 30 Balmoral Place in Indigo Run.

That’s all I have for today. It’s very low inventory for Sea Pines, Hilton Head Plantation, and other communities. It’s a great time to buy on Hilton Head. Hilton Head Homes Tour Central- Jan 30, 2019

Today we have the Central Tour for Hilton Head Island. There’s LOTS on the tour today with 53 properties total, 25 of which are homes and 28 are villas. So, you know the drill. I will not be going into the villas. 

38 Bradley Beach Road has four bedrooms and three and a half baths and is listed for $579,000. The Bradley Beach area was a Native Islander area and so, I always think of that but now you have houses which are all three stories with garages on the bottom. This one is priced well but needs work due to its condition. You’re right near the community park and beach area. So, I think it could be a very good rental. It needs a little TLC, but at this price, if someone really wants beach-oriented, this is one to absolutely consider. 

22 Bradley Circle is a ten bedroom ten and a half bath priced at $3,995,000. It’s for a unique buyer and totally okay. 

Palmetto Dunes

10 Catboat is a seven bedroom six and a half bath listed at $4,595,000. This home has been on the market before. It’s a retread. They did put new furnishings in it, and it has a more coastal feel. It used to have dark furnishings. It shows a lot better. It’s a large home with seven bedrooms and it is on the ocean. So, I certainly think it will show better than it has in the past.

2 Eastwind is a four-bedroom four bath priced at $1,195,000. It has been on the rental market. As you approach the deck, it really takes away from the curb appeal and makes you doubt everything. It’s nice inside and has new decking in the back with a pool area. It seems a little pricey to be on the main road and, again, with the entryway the way that it is. 

176 Mooring Buoy has four bedrooms and six baths and is listed for $1,675,000. It’s a little on the pricey side, however, it is on the cul-de-sac. You can also walk to the beach from it. It has a killer lagoon and golf view. So, you kind of have a trifecta of a lot of great things there and it’s in a very quiet part of Palmetto Dunes. It could be an interesting rental. It is an old school home. It seems a bit pricey, but again, it has great potential. 

66 Full Sweep is a three-bedroom two bath listed at $499,000. It has a separate garage. It is an old school home. It’s got Mexican tile and original windows. The flooring and the paint are kind of new, but again, at $499,000 it’s got tremendous potential for a handyman. 

3 Yard Arm has five bedrooms and four and a half baths for $850,000. It’s across from the lagoon and you can hear 278. It needs a lot of love. It was not my favorite. I was in and out of that one pretty quickly. 

35 Mooring Buoy has seven bedrooms and seven baths and is priced at $2,195,000. It’s a newer build, but it’s on the main street. I can’t imagine doing anything but using it as a rental. It’s very choppy. There is not heart or love in it at all. So, other than using it for a rental machine, I can’t imagine that one.

Port Royal

4 Barnacle Road is as three bedroom two and a half bath listed for $549,000. It has been on the market before and this time it’s empty. So, it certainly shows a lot better than last time it was on the tour which was six months to a year ago. The biggest drawback I find to this is that you’re close to the Westin and the time shares, which is what the house sort of faces. And then, in the little breakfast nook area where you have a nice light, bright area, when number six gets built on, you’ll be staring at a big monster house. It does have a two-car garage. So, again, you are beach-oriented at a decent price. You just have to keep in mind what can happen in the future. 

5 Craven Place has three bedrooms and two baths and is priced at $527,000. This one smelled like grandma. Sorry grandma. It is a great lot. It has carpet and it’s very old school but it has great bones with a one-car garage. It has some proximity to the beach and it’s very private. So, you know, I think long-term this one has better potential than 4 Barnacle simply because of what can happen around 6 Barnacle.  

36 Scarborough Head Road is a four-bedroom three and a half bath listed for $650,000. This one has also been on the market before and was not my cup of tea back then because you drive right into it.  It’s under contract, so I didn’t go in it this time, but it was not one of my favorites last time it was on tour.

42 Fairway Winds Place has four bedrooms and three and a half baths and is priced at $839,900. It’s beautifully appointed. The pavers and the curb appeal are really good. They’ve got some really nice colors. The trim work is kind of basic, but it does have a really nice golf view and don’t forget that it’s really close to the new beach club. So, if someone doesn’t want a lot of yard maintenance and is beach-oriented, this one might be good. The price just seems high because Fairway Winds is usually in the sixes and the upgrades haven’t been enough to merit an eight in front of it. That’s just my personal opinion. 

3 Everglade Place has five bedrooms and four and a half baths and is listed for $1,195,000. Everglade place on the other side has killer marsh views. This one does not. It has a sort of lagoon wooded view. It does have a sunken in living room. It’s nicely updated. It’s a great family house. The pool area has a little mother-in-law suite with one or two bedrooms over there. If you’ve got a small family or a single mom or single parent, I could see the in-laws or the nanny living in that other pool area. That makes it unique. $1,195,000 is a little on the high side and this one has been on the market before also. 

Wexford Plantation

There are six homes in Wexford, and we’ll start with 3 Castlebridge Court. It has six bedrooms and six and a half baths. It’s priced at $3,200,000. I love that it has two stairwells going up and lots of different levels. It is on the water and has a pretty view and nicely updated. The movie theater room has these cheesy leather blue seats that just did not cut it for me at that kind of price, but I said that to the listing agent. 

22 Castlebridge Court has four bedrooms and four and a half baths and is priced at $1,845,000. It is a nice family home. I really don’t have a lot to say about it but it’s okay. None of these really spoke to me. 

3 Wexford on the Green is a four-bedroom four and a half bath listed for $550,000. This one is behind number one WOTG and doesn’t face the street. It is very choppy, but it does have an elevator. Faces the club and it does need some updating, and could be really cool if you don’t mind having a lot of split levels. Priced well despite work needed. 

9 Wexford on the Green has four bedrooms and three and a half baths for $979,000. This one had a smell and it has the black and white tile. It has also been on the market before, I think it was last year. Looking at $979,000 and then, you’ve got one for $550,000 I’d be more inclined to do the $550,000 home that overlooks the croquet area and the yacht area and so on.

This was one of my favorites and it may be an overall favorite for the tour: 25 Oxford Drive is a four-bedroom five and a half bath listed at $1,895,000. A brand-new house and built in 2017. It has beautiful curb appeal and a beautiful driveway. It has green space to the front of it and an all new infinity pool. The only thing I didn’t like is that you can see the house in the back on the other side. It’s a white house that I personally would put up some plantings to make it a little more private. I’m not sure that you can build to the other side of it, but if somebody wants a brand-new house, the building process takes so long right now that this would be an excellent way to have a new home. It’s definitely one to keep in mind.

11 Bridgetown Road is on the other side of the entryway to Wexford. It’s a three bedroom three and a half bath home priced at $1,790,000. It needs some updating. It just needs some updating. There’s not much to say about that one either. 

Shipyard

It’s hard to go from Wexford to Shipyard because Wexford is such a high-end community with very elaborate homes and Shipyard is kind of low-key with sort of old school cottages. We have two homes in Shipyard. 

The first is 3 Port au Prince Road which is a five-bedroom three and a half bath home priced at $684,900. This one has been on the market before and I saw it then. It has a pool in the back and is very choppy and dated. If you’re going to get a five-bedroom house, you might as well buy my 43 Forrest Drive in Greenwood and I don’t like to make plugs for my listings but $684,900 in the middle of nowhere in Shipyard seems very pricey. 

66 Kingston Dunes Road has four bedrooms and three baths and is listed for $539,500. This is a cuter little home and is much closer to the beach. When you walk to the back of it, then you’re at beach walk and you’re right by the path that takes you to the Sonesta, or the private beach access for Shipyard which is a very narrow part. So, it could be interesting. I think if you put new furniture in it to make it a little 'beachier', the rental numbers could be compelling in this low fives high fours price range. 

Long Cove

There are three homes in Long Cove. The first is 5 Rosebank Lane with four bedrooms and four and a half baths priced at $850,000. There is nothing that I really loved about this house. It’s kind of tucked away with a very tight driveway, has these rounded, extremely dated front walls that you can’t fix and inside you also need a lot of work. It has the dining room in the middle of main space. This one has been on the market before. It’s a tough one.  

30 Long Brow Road has four bedrooms and four and a half baths and is listed for $799,000. This one has good bones but it’s dated. Has some of those half moon windows that I don’t really care for, but it sits on a great lot. At nearly $800,000 it needs a lot of work. The kitchen cabinets are really old school. So, it’s priced a little high considering that you don’t just have cosmetic, but you need to change cabinetry out. It didn’t make my short list.

Lastly for Long Cove we have 15 McKays Point Road, a three bedroom three and a half bath priced at $539,000. It is kind of a cool house although it too has been on the market recently. It has been updated and most living space is upstairs. Its a great entry level price for Long Cove on a preferred street. 

Villas on Central Tour:

3L Fiddler’s Cove Villa has two bedrooms and two baths and is priced at $159,000. It’s priced well. It needs some updating.

107 Island Club Villa has two bedrooms and two and a half baths and is priced at $315,000. 

In Palmetto Dunes we have 3 Abbington Villas on tour today: 104 Abbington is listed at $699,000. 108 Abbington is listed at $775,000 and 107 Abbington is priced at $715,000. All of them are three-bedroom three bath villas. So, take your pick. These are across the street from oceanfront high-rises.

 

7473 Anchorage Villa is a two-bedroom two bath priced at $269,000. These are well-liked and good entry-level villas in the Shelter Cove area. 

Next is 225 Captain’s Quarters Villa, a two-bedroom two bath for $512,000. You have a nice view of the harbor from it.

7810 Center Court Villa is a two-bedroom two bath priced at $369,000. 

We have two Fazio villas this time. Number 14 Fazio is $479,000 and #48 Fazio is $429,000. There’s a $50,000 difference. Both are three bedroom three baths. Number 14 is closer to the beach. Again, you will need some updating. 

5201 Hampton Place Villa is a one bedroom one and a half bath for $459,000.

303 Main Sail Villa is a two-bedroom two and a half bath priced at $699,900. Wow, these have gotten very expensive. I haven’t seen one of those on the market for a while. It seems kind of pricey.

806 Ocean Cove Villa has three bedrooms and three baths and is listed for $579,999. Again, it’s very close to the beach in Palmetto Dunes.

Newport Villa, those seem to be nice and quiet with Shelter Cove community center being there and the mall. 3103 Peninsula at Newport is a three-bedroom three bath priced at $599,000. I think it has been on the market. These do have garages and are great for professionals and are well liked by professionals moving to Hilton Head. 

12 Tradewinds is a three bedroom three and a half bath for $474,900. 

2515 Villamare is a two-bedroom two bath priced at $499,000 and 3230 Villamare is also a two-bedroom two bath for $525,000. It’s on the second floor and the first one at $499,000 is on the fifth floor. So, I would rather go for the cheaper one if I had a buyer looking for something in Villamare. 

Shipyard

274 Evian Villa is a three bedroom three and a half bath for $469,000.

Golfmaster #206 is a three bedroom three and a half bath for $299,900. These are about as far from the beach as you can get but they are extremely large. That was the first rental I had after college. I lived in Golfmaster. So, I do have an emotional attachment to these. 

403 Harbor Master Villa is a three bedroom two and a half bath for $290,000. Be careful with these.

4E Sailmaster is a three-bedroom three bath for $395,000.

Shipmaster has a lot of full time folks that live in them, and that makes them very attractive to me. You have a little extra bonus room. #902 Shipmaster is a two bedroom two and a half bath and is for sale at $329,900. #1504 Shipmaster is a two-bedroom two and a half bath for $309,900.

The Greens Villa #188 is a two bedroom two and a half bath for $319,000. There is no pool in this community. So, keep that in mind.

Townhouse Tennis Club Villa #105 is a three-bedroom three bath for $415,000.

So, that covers it. It’s a big open house for realtors in Hilton Head today with 53 properties. I would have to say that the one that stands out for me after seeing one for $3.2 million is in Wexford is #25 Oxford Drive. It’s a shame that it is only a four bedroom instead of five, but I like that one. Then, if you have someone that wants something rental-wise, I would say 66 Kingston Dunes Road at $539,500. 

So, there are a lot of great things out on the market. Don’t forget that Long Cove and Wexford do have initiation fees of $20,000 and, of course, their POAs automatically make you a member of the golf club. So, you’re going to pay $15,000 to $20,000 annually to live in there, but the prices are also comparable. Shipyard has two gates and Port Royal is a private gated community with no short-term rentals. 

So, it’s very attractive as a second home or primary residence. There are lots of great options out there. 4 Greenwood Drive in Rose Hill has new Appliances and Carpet!

A Rose Hill home just got BETTER! 

4 Greenwood Drive, a cozy size home all on one floor with cathedral ceilings and a HUGE lot surrounded by green space, just had new carpet and appliances installed. This is the home on the most coveted street on Rose Hill because it sits on the park (past golf course), on a large lot (not corner one with cars driving by the side of your home), is surrounded by $500K plus homes across the street AND is clean as a whistle! Perfect downsize home (one owner that built it custom when they retired). New HVAC, ductwork, water heater and freshly painted inside. Decor? Bring your own, knowing you have gotten a great home in a fantastic location and neighborhood.

Hilton Head Homes Tour South- Jan 23, 2019

Today we had our South Home Tour of homes and villas for Hilton Head Island. The South Tour comprises of Off Plantation – namely the Point Comfort area – Forest Beach, and Sea Pines. We had 49 homes/units to see, and as I was preparing for this last night, I realized that 20 of these are from a broker and these have been on the market, some of them as far back as May 2018. There was actually one that I found that was May 4th, 2016 and it was a villa. 

So let’s subtract it to 28 homes and villas and I haven’t split that up. What I’m going to do if it’s okay with you my friendly reader, is I’m going to just go through what I saw and then, I will list all the ones I did not see. I can comment on them if you have any questions, but I know them, and they’ve been on the market for over six months. 

So, hopefully this Spring we will have an upswing because it really was a quiet Fall even though all in all, we’ve had a great year in 2018. 

The first one was 22 Wood Ibis Road. It’s a five-bedroom four bath priced at $1,899,000. It has a beautiful fire place surround in copper. It's a unique Lowcountry beach home.  The kitchen has been updated and it’s a nice layout with the kitchen upstairs and the bedrooms downstairs. It’s second row and in great condition. A Lowcountry feel and right on the walkway which is a huge plus. People seem to like that. 

Next, in the South Beach area we went to 9 Baynard Peninsula. It’s a four-bedroom four and a half bath listed at $1,249,000. Now, Baynard Peninsula is really cool. You cannot short-term rent in there and it’s the road right after Baynard Cove. You feel like you’re on an island. I mean, the name and the address say it all. The house needs a lot of updating. It’s got Mexican tile and it was built in the 80’s but it’s got a fantastic, spectacular view. The house on the left of it has about $2.8 million in it and the one to the right has about $2.6 million. So, even though it’s at $1,249,000 and you probably – to be conservative – have about $500,000 of upgrades to make it fantastically yours,  you have a great potential. If someone is not scared of doing a renovation, then I would certainly consider 9 Baynard Peninsula. 

From there I went to 10 Belted Kingfisher. It has three bedrooms and two and a half baths and is listed at $925,000. I would prefer to see it under $900,000 and in the $800,000’s but it’s a very unique home. The pool is in the back. It’s almost like a third row to the beach. It’s not on the walkway, but it does have a pool and a unique layout with an open courtyard. So, again, an ideal buyer would be one that just puts it on the rental market until they can build their dream home. 

Next was 6 Painted Bunting. I do recall seeing this one on the market before. It’s a four bedroom four and a half bath listed for $1,250,000. It’s a cookie cutter house in kind of tired condition. It’s also not on the walkway but is priced okay especially if someone needs a rental market property. The one across the street is also for sale. More money but also much nicer including curb appeal.

I did go into one oceanfront house. It’s also been on the market for quite some time, I think since July of last year, and that is 24 Belted Kingfisher. It’s a seven-bedroom eight bath house for $5,495,000. It’s an okay beach house. With the rounded walls, it’s a little different and has no love. There’s not much to say about it. Probably been on the rental market, one can tell. If you wish to spend this much on it, I have an oceanfront pocket listing that is a great buy compared to this one.

Next was 14 Surf Scoter Road with four bedrooms and three baths listed for $849,000. The pool is toward the front. It is old school, but you’ve got the HVAC ductwork like we did back in the 70’s. It’s an all original kitchen and has a funky floor plan. You are exposed in it and you’re really two lots from the walkway but it could be an interesting investment type of property. 

Next, I went to 32 Oak Court in Club Course which is a three-bedroom two bath listed for $472,000. It’s really, really cute. It’s kind of small but it really has a lot of charm. The kitchen overlooks. It’s got beautiful curb appeal and sits on a corner lot. So, it feels very spacious as you’re looking in the kitchen and so on. 

We also had 27 Oak Court just down the street on the other side. It’s a three bedroom three and a half bath priced at $574,000. It looks like a flip. It does have a big back yard and no garage. This one only has a very small parking pad, large master is on the first floor. The kitchen has a very tough working triangle and no counter space, but it’s very pretty if you know what I mean. All the sliders are still original and there are popcorn ceilings. So, again, nice lipstick on this one. 

Central Sea Pines

50 Plantation Drive which is as two-bedroom two bath. The price is $595,000. I got excited on this one because my first house that I bought with my boys was a two-two and I made it into a three two without any effort whatsoever and then, obviously, I expanded it later on because it was a huge lot. Plantation Drive is a busy street. So, it’s not the ideal location and it’s really, really tough to put a third bedroom somewhere. Avery funky floor plan. I love these people that are selling. I happen to know them. The house is tough to upgrade and right now it’s a little above lot value. It’s a tough house to work with at this price level and location, I’m afraid to say.

6 Greenwood Court is the house that was actually just purchased a year ago today for $1,150,000. It’s a three bedroom three and a half bath. You know, $1,150,000 is what he paid for it. It’s in nice condition with great curb appeal with the pavers and higher elevation and nice colors inside. There’s really nothing I can say about the house. I wonder why someone only bought it for a year and is then selling. I hope it’s nothing traumatic but that one was one of my favorites so far. So, note 6 Greenwood Court.

Greenwood Forest 

4 Sweet Gum Lane which is a three-bedroom two bath for $519,000. It’s really cute. It’s got a one-car garage and sort of an open floor plan. The rooms are kind of small, but it’s got a little back area that’s really cute and cozy. The kitchen is plain but the home is very charming and it has a nice curb appeal with the pavers and the turnaround driveway in a cul-de-sac street. The floors felt 'hollow' when walking, probably because of crawl space underneath, not my favorite feel, but a cute home.

30 Forest Drive was the next one with three bedrooms and two and a half baths. It’s listed for $489,000 and being sold as is. It’s much nicer now that they’ve cleared it all out. The living area is really cool. You have to gut the bathrooms and the kitchen is very old school. So, it’s got tremendous potential with someone that has vision. I think it’s a great buy to consider. 

Lawton Woods

91 Lawton Road is a three-bedroom two bath for $599,000. When I walked in, the curb appeal was kind of average, but it has a private pool. It’s really, really cute inside. It’s solid and the finishes are nice. It’s in great condition. It’s priced a little high, but I did like it.

4 Cotton Lane has been on the market before. It has three bedrooms and two baths for $429,000. I think it went under contract and then it fell through. So, that was that. 

I did go in some villas today. So, let me tell you about them. Two of them were Greenwood Garden Villas. They are very popular with my clients because they are not allowed in the short-term rental market, are all on one floor and have a fabulous density of green space ratio. 

There’s #332 Greenwood Garden, which is a three-bedroom two bath for $429,000. It’s priced really well. Everything is inside. Then, #333 Greenwood Garden has better colors and is in better condition. It’s a three-bedroom three bath for $479,000. This unit has the two bedrooms across from courtyard and not connected interior to the main part of the condo. It really depends on what type of layout the buyer needs. 

Harbour Town

I went to 830 Ketch Court Villas. It has three bedrooms and two and a half baths and is listed for $450,000. It’s a cute villa and I can’t say anything is wrong about it. 

That about covers what I saw. So, now for what I missed. I’m not going to go into detail on all of them but let’s start in Forest Beach

In Forest Beach we had five homes and seven villas. Like I said, all of these have been on the market for at least six months:

58 Dune Lane is a four-bedroom three and a half bath priced at $1,079,000.

78 Dune Lane is a four-bedroom two bath listed at $799,000. 

116 Dune Lane is a four-bedroom three and a half bath for $1,274,000.

111 Dune Lane has six bedrooms and five and a half baths for $3,995,000. 

11 Seahawk Lane is a five-bedroom three bath listed for $2,475,000.

There are many others in the Forest Beach Area to purchase. Just give me a call and I can help you navigate through them.

On the condo side, we have 113 Continental Club which is a three-bedroom three bath priced at $549,000. These I like because even though they are across the street from South Forrest Beach they are really close to the beach and they are very quiet and unassuming. Everyone kind of knows everyone there. It’s a very small villa complex. They are well-built condos.

81 Courtside Villa, you either love those or hate those. That’s been my experience with buyers. They’ve creeped up on there. It’s a two-bedroom two and a half bath now listed at $325,000.

4 Ocean Club Villa has been on the market for a year. It has two bedrooms and two baths and is priced at $424,500.

424 Ocean One Villa has been on the market for two and a half months. It has three bedrooms and three baths and is priced at $489,000.

511 Shorewood Villa has two bedrooms and two baths for $799,000. It’s ocean front and it’s a big complex but it does great on the rental market. People seem to love those. 

We have two Sea Crest Villas. One is 2410 Seacrest villa, a two-bedroom two bath priced at $699,000. This one has been on the market for over three years. Then, 1404 Sea Crest Villas is a two-bedroom two bath for $695,000. They get to be popular in the summer because they make great rentals.

Off Plantation

They just reduced the price a bit, I think. It’s 6 Sea Olive Road. It’s a great entry-level into Hilton Head with three bedrooms and two baths and it’s listed at $349,000. It’s clean. You could cozy it up and it’s in a very nice neighborhood. It doesn’t have a water view but is very close to the water.

Now to the ones in Sea Pines that I missed.

9 Bald Eagle Road has been on the market for three months. It’s a four-bedroom three and a half bath for $1,199,000. 

68 Baynard Cove Road has four bedrooms and four and a half baths and is listed at $899,000. 

13 Belted Kingfisher is a six-bedroom five and a half bath priced at $2,149,000. It has been on the market since July. 

3 Possum Lane is a three-bedroom two bath listed for $333,900. It has been on the market since 2017. 

147 Otter Road has three bedrooms and two baths and is priced at $425,000. It expired in November at $399,000 and now they have raised the price to $425,000. So, I don’t know why they raised the price and think they can get it. They should have left it at $399,000, especially having and REO just down the street. 

74 Otter Road has four bedrooms and three baths for $414,000. This one is really ready to sell now. It is an REO property. They’ve been trying to sell it and I think it could be interesting, especially with four bedrooms. 

5 Magnolia Crescent Road is a five-bedroom five and a half bath for $1,199,000. 

23 Red Cardinal Road has seven bedrooms and seven baths for $3,995,000.

25 Ruddy Turnstone has six bedrooms and six baths for $2,295,000. I’ve seen all these houses and you’ll have to look online for those. 

16 Whistling Swan has five bedrooms and seven and a half baths and is prices at $7,295,000. It is, obviously, ocean front. It’s a little high but it is a newer home, I remember that. 

2624 Calibogue Club, these are very popular. They are on the rental markets and this one is a two-bedroom two bath for $529,000. A couple have sold there recently.

Mariners Way we have two units, #671 and $675 for $649,000 and $435,000, respectively. First one is a 3 bedroom and second as a 2 bedroom.

Hilton Head Homes Tour North - Jan. 16, 2019

Today is our Hilton Head Island North Tour Real Estate tour for brokers! We have three houses that are Off Plantation and two villas. We also have 16 homes in Hilton Head Plantation, one of the largest communities on Hilton head, three homes in Indigo Run and two in Windmill Harbor.

I do want to mention that I am the director of the Hilton Head Board of Realtors and this day of Realtor touring has been very limited for me because we had a leadership conference for the local board of realtors and the Beaufort Board of Realtors. So, I was unable to visit all of these homes. So, I ask forgiveness, but please remember that I will be happy to tour any of these homes and even face time you with a home. I am at your disposal. So, don’t let my static blog of homes watched on the RealtorTour be of a limitation to you. I am at your disposal and have agents that can also help you in your search for property on Hilton Head Island! :-)

So, first up is Windmill Harbor. I saw two properties in Windmill Harbor. 

The first that I went to see was 2 Leeward Passage which is a three bedroom three and a half bath listed for $549,900. It has a nice open floorplan, an elevator and was in a quiet area close to the South Carolina Yacht Club. So, it was well priced. It needs a little bit of sleeking, but it’s a nice property.  

Next, I went to 17 Spindle Lane which is a three bedroom two and a half bath home listed at $850,000. It’s as corner property and a townhome. When you come in, it feels a bit like you’re in Charleston. The stairs are right there and there are lots of walls. There is no open concept. It’s cozy and I could see it in a northern area of the country, but I didn’t find that it had the curb appeal that people are looking for or the openness that people are looking for. The price is very high and it’s very close to the South Carolina Yacht Club. It’s the road that everyone uses to get to the Yacht Club. So, I didn’t find that the location, being busy and having a lack of privacy, to be appealing. It did have a view of the harbor, but only from the corner. So, it is not my favorite.

I’m going to note the three in Indigo Run that I did not go to see. 

In Broad Point, which is a waterfront development, there is 35 Wiler’s Creek Way. It’s a four bedroom five and a half bath listed for $973,900. What can I say about the price? It’s a great location, the marshland road is growing more. It is a two-way highway, but you get a lot of house for your money there. 

Next, we have 27 Cotessworth Place which has four bedrooms and four and a half baths and is listed for $779,000. Please keep in mind that Indigo Run is landlocked. 

11 Brunson Court has four bedroom and four baths and is priced for $530,000. It’s well-priced for an entry-level in Indigo Run, but again, it’s a landlocked community. 

Now I’ll mention the properties that are Off Plantation.

48 Bermuda Point Circle has two bedrooms and three baths and is listed for $1,090,000. I wish I had been able to see it in person because it seems kind of high, but it has amazing water views. It’s kind of like a New York loft from what I understand. It was built in the heyday, built in 2004. He is probably wanting to get his money out. It’s a very unique property. So, it could be of interest to someone.

6 Tansyleaf Drive is a four-bedroom three bath priced at $408,000. Gorgeous update in a small community.

Lastly for Off Plantation, we have 60 Shamrock Circle which has three bedrooms and two baths and is listed at $272,000. That is in the Wild Horse area which is sort of a native islander area and close to China Berry and the he high school, middle school, and elementary school of Hilton Head. It's been on the market recently.

Hilton Head Plantation

I started at 26 Flagship Lane which is a four bedroom three and a half bath listed at $649,000. It has a pool and a view of the lagoon. It is open but seems to have a small kitchen and I don’t like houses that when you stomp on the floors, on the main floor, they kind of feel flimsy because it’s hollow underneath. It just looks like they may need to do a little updating. The finishes were low-end. So, based on the view, it seemed like we could probably work on that price, but again, there is more in Hilton Head Plantation. 

294 Seabrook Drive has four bedrooms and two and a half baths and is priced at $875,168. That’s quite an interesting number. I was wowed by the view!!! It has the marsh view, and, in the distance, you can see people playing golf and putting into the cup from the green area. The pool area makes you feel like you’re on vacation. It has a nice master, and everything is nice and upgraded with nice finishes. There are soft close drawers in the kitchen. It’s a little on the darker side, but it has a spectacular view. 

17 Bayley Point Lane is a four bedroom three and a half bath listed for $829,000. I did not see this one. Has awesome curb appeal and high ceilings and newer built.

17 Stonegate Drive has four bedrooms and three and a half baths and is listed for $699,000. It’s a well-liked area because all of the homes are stucco and it’s a smaller neighborhood within a neighborhood, but I did not get to see it in person. However, it is in a very nice location and lots of interior finishes. 

In the Rookery Neighborhood within HHP,  we had 42 Rookery Way which is a three-bedroom four bath priced at $485,000. It’s well priced. 

18 Wild Laurel Lane has three bedroom and three and a half baths for $675,000. Peaceful lagoon view.

37 Eagle Claw Drive is a three bedroom three and a half bath priced at $479,000. It is well-priced. I didn’t see it so there isn’t much to say.

In the Dolphin Head area, which is a popular area near the Sound.

5 Sparrow Hawk Court has three bedrooms and two baths and is listed for $479,000. Keep in mind these are patio lots and not large, full-sized lots. Nicely updated.

10 Wing Shell Lane is a three bedroom two and a half bath listed at $439,000. Again, I didn’t go and see either of these. 

Crooked Pond, interestingly enough, had four houses on the market tour this week. So, the Crooked Pond neighborhood is the first one when you come into Hilton Head Plantation and it’s a very convenient location. A lot of young families that I know well, live there. 

12 Fisherman’s Bend Court has three bedrooms and two baths for $419,000. It’s well-priced with nice colors, cathedral ceilings. Won't last long, I believe.

48 Crooked Pond Drive is a four bedroom three and a half bath. I did try to go in this one. It has a low country feel, but the owner was there, and I didn’t have much time. So, I didn’t bother going in. It’s priced at $549,000. It does have a pool and Lowcountry feel.

Next to this home is 50 Crooked Pond Drive, a three-bedroom two bath priced at $459,000. You know, that’s $90,000 less and totally updated with the same type of view. It’s well-priced. It has white cabinetry and I really liked it.

The last one I want to talk about in the Crooked Pond neighborhood is 44 Crooked Pond Drive. It’s a three bedroom two and a half bath listed at $474,500. It’s a little pricey for what you are getting because it’s on the edge of the Hilton Head Plantation. So, it has the wired gate to the edge of the plantation. It faces toward the airport area. The house is very dark and has a lot of wallpaper. It’s very dark didn’t seem to have a lot of natural light. I’m a big fan on natural light houses. That’s one of the reasons we live in the low country, so you don’t have to put lights on everywhere. 

That was a rush through everything, but hopefully you get a sense of what’s on the market. Like I said, I would be happy to face time you and show you any of these properties or anything on my site because I am your Hilton Head agent. 

If I had to pick on this time, I think I would pick 50 Crooked Pond Drive. It’s turn-key and conveniently located although it is a small house.  If I had to pick a second because I’m all about the view, Bermuda Point Circle is a little tight in there. I get a little claustrophobic in there. So, I’m not ready to pay a million dollars for that. I think I would choose my second favorite as 294 Seabrook Drive. It has a spectacular view and is the one with the crazy number choice for the price.

Hilton Head Homes Tour Central - Jan. 9, 2019

Today we have the Hilton Head Tour for Central Homes. There are 23 total and seven neighborhoods covered with prices ranging from $121,000 for a two-bedroom two bath Hilton Head Resort all the way up to a $1,850,000 three-bedroom oceanfront condo in the Leamington area.

We started in Port Royal. We had two homes. 1 Fort Walker Drive is a three bedroom two and a half bath listed at $525,000. It’s clean as a whistle. It is dated. It’s in an excellent location. It has a golf view, but it is dated. It has large rooms, but it does have popcorn ceiling and the like. Again, it’s a great turn-key home. You only need to update. The roof seems kind of new. It has newer windows. But, again, cosmetically you would need to update it. 

5 Heyward Place is a four-bedroom four bath home listed at $1,075,000. It’s a second row on the sound side. Its been on the market before and one owner on this custom built home that has high ceilings and lots of trim work. It has a dated kitchen with dark appliances. It doesn’t have much of a view or backyard. It has a good floor plan. 

Folly Field has one home. 12 Oleander Street has three bedrooms and one and a half bath listed for $315,000. It is right on 278 however, it has a fenced in yard. The house must have been built in the 50’s. It’s a great price. I could see you putting it on the short-term rental market and just getting some income if you needed to park some money somewhere. Was quieter inside than I imagined.

Long Cove has a very interesting home, 20 Strawberry Hill Road. I have mentioned this one before. It has been on the market at a much higher price – in the high fours. It’s a three bedroom three and a half bath listed at, get this, $410,000. It has a pool in the front. It has a sunken living room and a great lagoon to golf view. Granted, Long Cove has the initiation fee of $20,000 and a POA of $12,000 plus some change but, you know, the quality of this house – it does need some updating but it is great quality and at an amazing price. So, if the POA doesn’t give you sticker shock, this is an extremely great buy. 

Wexford Plantation has four homes to see today. The first one is 12 Bridgetown Road with four bedrooms and four and a half baths priced at $650,000. It has a pool in the back and is very spacious with high ceilings. It does have that pink marble in the entry way. The kitchen does need updating but it’s an excellent price for entry-level Wexford. Really great price!

9 Plumbridge Lane is owned by a lovely couple. It is only a three bedroom but has four and a half bathrooms and listed for $1,298,000. What makes this house really unique is Plumbridge Lane is a very popular street. Additionally, it has a double view of the harbor. You do have a big large brown house across from you, but when you look left and right you have long canal views on Wexford.

3 Harrogate Drive has four bedrooms and five baths and is a very large home. It’s priced at $1,175,000. It didn’t have as great of curb appeal. Again, it’s a very large home with a very dramatic entryway. Once you’re inside it has an open kitchen and the master is on the first floor. It has a pool and a golf view. It needs some updating but not much. The curb appeal is okay.

5 Wexford Club Drive has five bedrooms and five and a half baths for $839,000. It has a nice view. It is a little dark inside. If I had to pick one in Wexford, I mean, the best buy is 12 Bridgetown Road at $650,000 but view-wise 9 Plumbridge Lane and I love the folks that are selling. I don’t have the listing by the way. Just an FYI. 

Palmetto Dunes has one home for sale, 41 Saint George Road. It has three bedrooms and three baths for $590,000. It’s priced okay  - needs work and is being sold as is. Tile floor, old cabinets, laminate counters.

There are a bunch of villas in Palmetto Dunes and the Shelter Cove area. 

210 Captain’s Quarter’s Villa is a one bedroom one bath listed for $310,000. This one has a long marsh view. It’s not on the side that looks into the Disney resort. 

2105 Newport Villa has two bedrooms and two baths for $355,000. It is on the ground floor, so you have a little garden. It has a killer marsh view. I went there during high tide and it was fantastic. Newport Villa does not allow short-term rentals and does have a gate and you can walk to the new Shelter Cove mall.

7101 Newport Villa is a two-bedroom three and a half bath for $394,5000. I did not go to that one.

204 Somerset Villa is a three-bedroom three and a half bath listed at $1,850,000. It is ocean front in the Leamington area. So, you get double security gates.

3427 Villamare Villa has two bedrooms and two baths and is priced at $495,000. Those were the first high rises in Palmetto Dunes, five floors. This one is on the fourth floor. 

10 Water Oak Villa is a three bedroom three and a half bath listed for $420,000. It’s been updated. Again, those seem to do well in the second home or rental market. 

3505 Windsor Court has two bedrooms and two baths for $750,000.

3203 Windsor Court is a one-bedroom two bath listed at $475,000. 

Shipyard only had one condo, 146 Windward Village Villas. It has two bedrooms and two and a half baths and is priced at $309,000.

In Folly Field there are two Hilton Head beach and tennis villas. A309 is a one bedroom one bath for $229,000 and A137 is a one bedroom one bath for $203,000. Those are condotels. Please keep that in mind. 

Off Plantationhas 4331 Hilton Head Resort with two bedrooms and two baths for $134,000. That’s on building four closest to the security gate and the one in the middle is 3104 Hilton Head Resort with two bedrooms and two baths listed for $121,000.

The last villa is 215 Palmetto Bay Club Villas and it is a one bedroom one bath for $179,000. It’s in the Palmetto Bay area. So, you do have a boating station nearby and, of course, the marina is nearby also. So, it is a decent location, but you have bars and restaurants over there. So, do expect noise in the evening. 

That about wraps it up! I would say my favorite one would have to be Long Cove. I never have picked Long Cove Homes except one other time, but at $410,000 this house had everything. It just needed some updating and a house like that in Sea Pines would be a lot more. That’s 20 Strawberry Hill Road. It has three bedrooms and three and a half baths for $410,000 in the Long Cove Plantation.

Hilton Head Realtor Tour South - Jan 2, 2019

Happy New Year! Today we have the South Tour for Hilton Head Island. It’s a very small tour since we’re just starting the year. We had a total of 11 but now it’s down to 10 because 79 Forrest Gardens was put under contract. 

Just so you know, that’s a two-bedroom one bath home in Forrest Gardens listed for $182,000 and its unit 79. So, that was cancelled. We have three villas in Forrest Beach, one is near Point Comfort, two villas in Sea Pines and five homes are in Sea Pines. 

2371 Racquet Club Villa is a three-bedroom three bath listed at $420,000. It’s priced appropriately. It’s clean, but it needs updating. It does have a very pretty view right of the green. So, it’s a great location and has tremendous potential with its cathedral ceilings. It has one-bedroom downstairs and two upstairs. It has great rental potential. So, that could be very interesting, and it’s priced well. 

Yes, you probably noted I am going into the villas just because there are two of them and they are in Sea Pines and it’s a short tour sheet this time. 

Next, I went to 802 Clipper Court which is a two-bedroom two and half bath priced at $480,000. That actually has a view of the marina. It’s cute as a button and it’s right there in the heart of Harbour Town. So, I think that is also priced very well. It’s newly updated, fun, and ready to go. 

48 Heritage Road is a home with three bedrooms and two baths for $549,000. It’s in the Harbour Town area. You do not have a view of the golf course, otherwise that thing would have been snapped up already. It is on the road. It has one house between it and the golf course. It needs a lot of work. It’s got a lot of different flooring going on and it is a choppy house, but it has great, tremendous potential. It’s all one floor living. It’s priced okay. 

50 Hearthwood Drive is a three bedroom two and a half bath listed at $649,000. It also needs updating. It has a pretty lagoon view. It is newer and it’s in the 90’s. It has decent curb appeal. The biggest negative to this one is, you can’t be in and out because you can’t do a U-turn there on Plantation Drive. So, you basically have to go through the entire neighborhood and take a left on Calabogue Cay, to then get on Plantation Drive. So, it has tremendous potential and it is priced well. It is original, and it needs some updating. 

27 Oak Court has already been updated. The curb appeal is average. It is on a patio lot. It has a big back yard, but you have two houses on either side that kind of are on top of you, but it’s been cleaned up. It’s a three-bedroom three and a half bath listed for $598,000. It’s priced okay with whatever else is out there on the market. 

In Club Course we have 2 Water Oak Drive which is a three bedroom two and a half bath priced at $799,000. It is on the golf course, but it doesn’t have a really good golf course view. It’s priced a little high. It does have a two-car garage. It is in the Club Course area right on Water Oaks. It has been cleaned up, though. 

19 Bald Eagle West has seven bedrooms and six and a half baths and is listed for $1,695,000. This one also needs a lot of updating. It is in the South Beach area. You do have to cross the main road to get to the beach. So, to me, I think it’s priced high for where and what it is. 

So, now we’ve covered all of Sea Pines. The villa Off Plantation is 38 Palmetto Bay Villa. It has two bedrooms and one bath for $149,000. It’s priced well. It’s been updated. 

We have two Forrest Beach Villas. #220 is a two-bedroom two bath priced at $379,000. It’s open and tastefully done. Then, one floor up with the view of the lagoon is unit #321 Forrest Beach Villa. It has a better view but it’s a darker unit. It’s a two-bedroom two bath listed for $359,900.

435 Shorewood Villa is a three-bedroom three bath ocean front priced at $899,000. They are pushing it a little bit, but again, starting the season, people are starting to start a little high. 

That’s all for today. Choosing my favorite is tough, but I actually would have to say 802 Clipper Court is my favorite. I think to be in the Harbour Town area in a rental or even living there, it’s small. None of the homes really spoke to me and I guess if I had to pick one with the most upside potential, I’d have to say 48 Heritage Road just because of it’s address and it’s surrounding those huge homes. I think it’s one that you could probably clean up and put on the rental market until you want to build your dream home on a pretty street.

Hilton Head Homes Tour North- Dec. 19, 2018

Today we have a North Tour today and because it’s right before Christmas, we don’t have a lot to see. We have ten properties, nine are homes and one is a villa. So, let me tell you about the villa first since I will not go to it. 

Woodlake Villa #148B is a two-bedroom two bath listed for $135,000. It’s a good entry-level home with a good price. 

34 Spanish Point Drive has five bedrooms and six baths with two half baths. It’s listed for $1,274,900. It has nice curb appeal. It’s in a gated community right before you get to Spanish Wells. It has a fabulous marsh view and an updated kitchen. Nicely appointed and a two-car garage. High ceilings and is in good condition. This home is a winner. It has a turnaround driveway on a huge lot. It’s a very small and intimate neighborhood because I think there are only about 15 homes. I have a few friends that used to live in the neighborhood and a couple of them still do. Not that it matters, but this house was also the home of Greg Russell a few years ago. He is the gentleman that sings at the Live Oak in Harbour Town. So, I just thought I’d mention that. It has a pool and basic decking around the pool, which nothing to write home about, but the marsh view is one of a kind. So, if you don’t mind being Central or North, I think this is a good consideration and it’s priced very aggressively.

42 Bermuda Point Circle is a five-bedroom three bath home listed at $799,000. Bermuda Point is off Squire Pope Road right before you get to the back gate of Hilton Head Plantation. It’s a small little community that’s been planned out in a kind of a circle design. It has interior and exterior homes. This one has a master with a big deck and a beautiful view of the water as well as a little lagoon. This is a great, young neighborhood. There are lots of young families in this neighborhood and if somebody wants a five-bedroom house, this one has a beautiful marsh view from the master. The main space is on the second level and it has an elevator. The same view from the master you have in the living room. It has a big fireplace and is spacious. There is even a widow walk. It has nice trim work, colors and granite counter tops. The kitchen cabinetry is darker, and they are tongue and groove instead of soft-close. It’s got a nice layout, and it’s perfect for a large family wanting a marsh view. The widow’s walk upstairs with a room would be great for a teenager. This home could be really good for a larger family or someone who is wanting to be in a mixed neighborhood with a gate. It has its own pool. It also has a two-car garage. 

Hilton Head Plantation

I’m so excited, there were only six homes in Hilton Head Plantation which is quite a difference from your typical tour. So, I was able to spend a little more time on each of them.

30 Golden Hind Drive has three bedrooms and two and a half bath and is priced at $417,000. This one is right inside of the back gate where all the restaurants are along with The Boathouse, Hudson’s. It is a patio lot with a one-car garage. The exterior color is noticeable, and I’m surprised that this particular color was approved by Hilton Head Plantation because it’s almost like a seafoam green, which I’m surprised was an ARB color. The house has high ceilings. It smells of cigarette smoke. It has nice wood floors and original sliders with a pretty golf view. It does have new countertops and the cabinetry is contemporary with drawers with soft-close drawers. The kitchen opens up to a little breakfast room and a Carolina room to the side. It has a deck on the side and that pretty golf view, but the smoke smell is a little hard to take. The master is on the main floor. Upstairs there is a little half bath with good bedroom separation. There is a formal dining room. It could all be opened up, but it’s a cute little home and priced appropriately. The roof looks like it may need to be replaced within the next five years, but it is something that will eventually need to be dealt with.

2 Fernwood Trail is a three-bedroom two bath listed at $285,000. The homes in this area are on the way to Dolphin Head. They don’t have garages and are smaller units at good entry-level prices. This home smells of mold and mildew and I see a stain in the ceiling. It looks like the owners put new floors in. The kitchen is a basic kitchen. The home is priced well but it needs a lot of TLC and the problem with molds is – well, good luck trying to mitigate that. Its in poor condition. So, it’s a handyman special in my opinion, but how do you get rid of the mold? These weren’t built that great. So, I would rather see someone spend 10% to 20% more if possible or wait because, again, the care of these are kind of iffy. Every once in a while, there is one that is absolutely gorgeous like one that was on tour a couple of months ago, but on the other side of this complex. This home looks like it needs a lot of TLC.

The next home is in the Deerfield neighborhood of Hilton Head Plantation. 61 Deerfield Road is a three bedroom two and a half bath home priced at $474,999. So, let’s just say $475,000. It has a southern charm look with a wrap around porch in the front with two little rocking chairs. It’s in the Bear Creek neighborhood close to Dolphin Head. It seems to be priced pretty well. It has Savannah brick walking up to it and it’s a really cute home. It has Mexican tile, which can be a doozy to remove. I would just float some vinyl on it. It’s well priced. It has some small wooden issues that need to be taken care of. The driveway has cracks in certain places but it’s a great, great opportunity. 

There’s also a new construction that’s a four bedroom three and a half bath listed at $689,000 at 6 Salt Wind Way. It’s on the upper end but you do have a new house for that price. It’s not quite finished so I couldn’t go in and look. Construction will be complete in March. It’s a local builder who has moved back from Charleston. It’s a low country house with a porch to the front. Hopefully it has a little bit of playroom. 

40 Oyster Shell Lane has four bedrooms and three baths and is listed for $679,000. It’s an older home. It doesn’t have the really high elevation, but it’s got a Carolina room that looks out into a cute backyard. It has a very private wooded view. The home has pavers in the front. The kitchen is open to the family area. It has high, smooth ceilings. It has new stainless-steel appliances. The cabinetry in the kitchen is older and they have sealed stone countertops. The laundry is off of the kitchen and there is a bonus room and bathroom on the back of that. It seems to be priced a little high, but it is a cute little home. It has good bedroom separation. There is wainscoting throughout, and it does have a formal living room and dining room. It’s a more traditional home but has nice curb appeal. It just seems a little on the pricey side for the finishes that it has and the cabinetry and bathrooms. My guess is that they priced it this way because it’s in the Shell area of Hilton Head Plantation. So, I guess it can support that kind of pricing. 

3 Bowline Bay Court has three bedrooms and two and a half baths and is listed at $439,000. I think house number seven was on the market also. This home has a very pretty lagoon view in the back yard with a nice firepit. It’s carpet and has popcorn ceilings that are traced ceilings. The kitchen looks out to the front. It’s a good neighborhood. You are extremely quickly inside and outside of the gate. You do see the main Whooping Crane Way. It’s far away, but you do see the cars moving about. It’s priced well. It does need a little bit of updating. It has the pebbled entryway. It does have granite countertops and a beige, older looking dishwasher. You would definitely want to put a new dishwasher in. The home also has the old-style particle board, lower-end, basic cabinetry. The windows appear to be newer and the skylights look okay. The roof will need replacing at some point. So, it’s a great entry-level and the best things about this house are that you’re in and out of the gate very quickly and it’s priced accordingly. 

That wraps up the North Tour for December 19th. I did not go to 15 Avocet Street which is a four-bedroom three bath home. It’s probably a rental listed at $875,000 which seems a little steep especially for number 15 Avocet. It’s right near the Marriott Grand Ocean in Forest Beach and today is the North Tour. So, for that reason, I did not visit the property.

Hilton Head Homes Tour Central - Dec. 12, 2018

Today we have the Hilton Head Realtor Tour for Central Hilton Head. We have 27 properties, 12 that are villas and 15 homes ranging from $129,000 all the way to $1,595,000. Interestingly we have four in the $1.5 million range. I find it interesting that list prices keep creeping up a little bit even though nationally we see declines.

All right. Let’s get started!

Port Royal 

1 Dahlgren Lane has three bedrooms and two and a half baths and is listed for $549,000. It’s priced properly. It has popcorn ceilings and original cabinets with new countertops. It does have a pretty view. It’s a great price for Port Royal in the marketplace area. 

Palmetto Dunes

The first stop in Palmetto Dunes is 37 Sea Lane. It has six bedrooms, five baths and two half baths. It’s listed for $1,595,000. Apparently, their rental numbers are about $162,000. It’s used as a secondary home. It has original cabinets and different floorings everywhere with new counters. It has a little cracked tile that needs to be fixed. It’s a little on the high side, but it’s in a great location. 

56 Full Sweep is a three-bedroom two bath home listed for $599,000. It’s priced a little high. You’ve got a step up into the kitchen and dining room. It has a nice pool, but it’s a closed type of flow and you have the 278 road noise. So, just keep that in mind, but again, it’s priced aggressively for Palmetto Dunes, although I think it should be more in them mid to low fives, but the market will dictate that. 

7 Slack Tide is a four bedroom three and a half bath listed at $884,900. It has a really nice front door and curb appeal. It has high ceilings. It has sticky carpet tape, like the tape that you used to keep carpets from sliding and it’s on the wooden part of the floor. So, that’s kind of funky, but it seems to be priced well. Like I said, it has great curb appeal. 

32 Starboard Tack has four bedrooms and four baths and is priced at $847,500. I don’t like the curb appeal. It has a very funky curb appeal. It has a smell. It does, however, have beautiful counter tops over white basic cabinets which is a shame. Again, it probably should be in the $700,000s in my opinion. I don’t care for it because I don’t like the funky smell.

5 Midstream is a three-bedroom three bath for $680,000. It has the 80’s brown pebble stone steps going up that have settled a little bit with wood steps going up. It has a pool in the back, but the exterior doesn’t look like it has been maintained at all. The carpet is a bit dirty. So, this home would need some upgrades. 

20 Rum Row has four bedrooms and three and a half baths and is priced at $1,249,000. This home definitely makes the cut. It has beautiful curb appeal. You can tell that people live here. There is a lot of love. The kitchen is upgraded with high-end cabinetry. The bathrooms have all been redone. The home is very tasteful. It has nice floors. It’s on the lagoon and does not have a pool, but then again, not everybody wants a pool. It has newer windows. There’s really nothing at all to point out as a downside. It has a huge space downstairs. This one gets a gold star.

3 Troon Drive is on the Inverness side of Palmetto Dunes. It has three bedrooms and three and a half baths and is listed for $659,000. It has a sort of cottage appeal. It has a pool in the back. One bedroom is downstairs and two are upstairs. It has wooden steps leading up. It has an original kitchen that needs a little updating. It’s cozy. The stairs are a bit steep and you have an asphalt driveway that needs a little work. So, the curb appeal is not what you’d expect, but it has a proximity to the beach that makes it valuable. 

2 Cottage Court is a five-bedroom four bath house listed at $875,000. It has a two-car garage. The home has the hearty plank in it with high and smooth ceilings. It has nice curb appeal and is on a corner lot. It has a newer roof. It has a bunkbed for four boys which would be nice. It would be great if it had a fifth bathroom. It has a nice open floor plan and the kitchen is open. It would be a great rental. The projections, I think, are $40,000 but that’s because they use it a lot themselves. In fact, from what I understand, they are selling it because the want to move here. So, it’s a good listing. 

Long Cove

8 Lavington Road is a three bedroom and three bath house priced at $439,000. It has a separate garage. The curb appeal is a little dated, especially when you see the newer homes. It does have a nice lawn. It’s just the home curb appeal itself that is a little dated. It looks nicer inside. It has a nice little deck outside and it’s priced very well. The kitchen is in decent shape and it is kind of a semi-open floor plan. 

2 Good Hope Court has four bedrooms and three and a half bathrooms and is listed at $525,000. These folks bought it a year or so ago and they now want to upgrade and stay in the community but get a bigger house. So, they really haven’t done much to it other than paint it. So, they probably just want to get their money out of it which is probably why it is listed at what it is. It’s got a nice pool. The kitchen is kind of small. It doesn’t have the open feel, but it is a four bedroom instead of a three bedroom. 

6 Pendergrass Court is a three bedroom three and a half bath house listed for $729,000. They did redo everything kind of on the cheap side, but it is updated the way people want. It has two-toned kitchen cabinets and the white marble look, but these folks bought it in foreclosure in February of this year for $300,000. So, they are being a little on the greedy side I think but I’m sure that you could find someone who they could wow into that, but I would think one of the other two would be a better buy and you could do whatever you want to it and know that the quality is what you want and that it’s not just a flip trying to make some money. 

So, looking at everything, for Long Cove I like 8 Lavington Road and 2 Good Hope Court. In Palmetto Dunes I would have to venture for Rum Row, the four-bedroom listed at $1,249,000. It is on the million side, but if you’re going to spend $800,000, I just don’t feel like any of those houses were right. Maybe 7 Slack Tide, it has potential. So, I would say Rum Row and Slack Tide. 

Let me continue with Folly Field. In Folly Field we have two villas. 

B136 Hilton Head Beach and Tennis Villa has one bedroom and one bath for $154,000.

Island Club Villa #2102 is a two-bedroom two bath for $425,000. That is a great entry-level and they rent very well.

We also have two homes in Bradley Beach and these are older cottages. 

29 Bradley Beach Road is a three-bedroom two bath listed at $459,000 

8 Bradley Beach Road is a three-bedroom two bath listed at $540,000.

Those are two homes that would get you a beach oriented little cottage.

Hilton Head Resort has unit 4115 which is in the building that is closest to the gate and furthest from the beach. It has two bedrooms and two baths for $129,000.

Wyndmere Villa has #324 which is the Yacht Cove area. It’s a two bedroom two and a half bath priced at $179,000.

There are some condos in Palmetto Duneswhich I’ll go into.

Abbinton Villa #110 has three bedrooms and three baths for $699,000. I can help you with all of those. Just remember that when it comes to a home, location and view are things you cannot change, everything else you can. So, be careful when you buy something turn-key. Make sure that it’s in the quality that you want and make sure you understand that the price you are paying is higher than other things that are around it.

Hilton Head Homes Tour South- Dec. 5, 2018

Welcome to the Hilton Head South End Tour!

Sea Pines has 16 homes and 12 condos, the Forrest Beach area has five condos and two homes, and the Broad Creek area has three condos for a total of 36. 

Forest Beach

First, we went to 18 Sandpiper Street which has three bedrooms and two baths and is listed for $700,000. It’s a cute little cottage that is tucked away on the other side of the main street so, you cross to get to the beach. It’s nicely beach-oriented and ready for someone to use as an entry-level beach home. Old school.

10 Cassina Lane is a four-bedroom three bath Oceanfront home listed for $2,000,000. Cassina Lane is in the part closer to the Sea Pines gates. It does have a funky smell and seems to be on the rental market. It has a pool. So, for ocean-front entry-level, it could be quite interesting, but it needs a little bit of TLC. However, it’s cozy and funky and ocean-oriented for sure. 

Sea Pines

11 Whistling Swan road is a six bedroom five and a half bath house listed at $2,895,000. It’s a lovely second row home. It’s used as a primary residence. The current owners are wanting to downsize. When you are in the kitchen you do have an ocean view. It had a nice, pretty water view glistening today. The house it big. It needs a little bit of updating, but it is totally turn-key. Again, it’s a second row in Sea Pines on a very prominent street. I think that’s the street that we had an ocean-front go for $8,800,000 on last year. So, it’s a very prominent street.

148 North Sea Pines Drive has six bedrooms and four baths and is priced at $1,499,000. This home is a country type home. When you walk up the stairs, it kind of looks like a low country home. It has a lagoon in the back. It’s kind of beach-oriented. It does have popcorn ceilings. It looks like it’s on the rental market. It has a pool and a nice covered porch. The kitchen is kind of enclosed and tucked away. So, it’s not an open floor plan. It has the floor plan of a traditional southern home. It’s priced well and, again, it’s in Sea Pines central.

38 Woodbine Road is a three-bedroom three bath home listed for $659,000. It has a pool and a golf view with a little covered terrace. It’s really cute and has a cozy feel. This home is priced very aggressively. You’re really getting a house for lotvalue and you can put it on the rental market without any problem because it has on suite bathrooms. I love this one. 

70 South Sea Pines Drive has six bedrooms and six baths for $1,100,000. This is a best buy for me. It’s an absolute rental machine and has a killer marsh view. You can cross the street and be at Bald Eagle to get to the beach. It puts you close to South Beach, which people love because it has the Salty Dog. It’s priced well. It is an older home, but it would make a great rental with its great bedroom separations and the pool downstairs. Again, you can’t purchase this view. So, this is one of my favorites. 

8 Deer Run Lane has three bedrooms and two baths and is listed for $730,000. It has a tiny little pool and is fenced in. You can get to the bike path from the home. It is cute as a button. I do see some signs of settling on the walls, but it does have the crushed oyster shell siding and it has an open kitchen. For a couple, it’s a cute little home. I would rather see it priced a bit lower, but it’s very cute.

17 Old Military Road is a four-bedroom three bath home priced at $819,000. It also has a pool but is a lot closer to the beach. It’s a little more spacious and open than 8 Deer Run. It has a nice, updated kitchen. It has the brick wall type of look. It has nice colors. Again, for being a beach-oriented home it would probably make a great rental also. It has a two-car garage. I almost like this one better than Deer Run. It has a white kitchen, but the fronts have been refaced and it’s still the old drawer system. It has smooth ceilings and crown molding. 

259 Greenwood Drive has three bedrooms and two baths and is listed for $579,900. This home has been on the market for a long time. It has a very pretty golf view. It’s priced at lot value. At least you get something under $600,000. It has original windows and a bit of a funky floor plan. It just has a carport. Hopefully this time it will fly. Nearly everything is original. What makes it a tough re-do is that the kitchen is tucked away in the front by the carport. It’s got a very pretty view, but you almost need to tear the car port down. So, the home really needs to be priced in the low $500,000’s simply because you have a lot of living space but not much else. There’s also a little landscape growing off the chimney that’s pretty cute and funny. It’s also off Greenwood Drive so it’s kind of a noisy street to the front. 

68 Lawton Road has three bedrooms and two baths for $549,000. It’s a cute little home with a lagoon view. The deck looks like it’s newer. The home has cathedral ceilings in the living room and a little nook to the side of the kitchen which is sort of an open, galley kitchen. It basically has some nice lipstick on it, but it’s an older home. So, it should maybe be priced under $500,000. It has decking to the front and it’s in a cute little cul-de-sac. Obviously, it’s on the short-term rental market, but the condition is kind of basic. After a while, if it’s still not selling, I would reduce it. I think it’s a little on the pricey side. 

Harbour Town

10 Stoney Creek Road is a four bedroom three and a half bath house listed at $749,000. It’s furnished. It has a very cute kitchen and has a sort of wooden countertop that is really neat. It’s warm to the touch. The kitchen has nice appliances and a nice backsplash. The home is cute as a button. It has a nice little pool and is on the lagoon. It’s kind of tucked away. I wasn’t excited about it when I was driving up and saw the price, however, once you come inside it’s definitely adorable. So, don’t let the curb appeal fool you. It’s really a cute home and worth while to see. Considering what has sold – I think it was 23 or another number on Stoney Creek – I actually think this one is cuter and in better condition. The other had better colors and had been possibly designed by an interior designer, but don’t let that fool you. This is a very cute home. 

7 Planters Wood Court has five bedrooms and five and a half baths for $949,000. The issue that I have with this home is that the widow that was living in the house, they kind of made a low-ball offer to her for it and obviously, through desperation she took it and they are now listing it for $949,000. Yes, they put in a new bathroom. Yes, they got rid of the polybutylene pipes, although, they probably got a better price for it because of that and they are just asking way too much for what they got for it a year ago. I have a little issue with that.

Carolina Place is kind of tucked away off of Greenwood Drive near the gate [inaudible 00:10:25]all the roads and people seem to like them because you’ve got a community within a community with its own pool and so on. 

31 Shell Ring Road is a three bedroom two and a half bath listed for $625,000. It shows nicely. It’s got smooth ceilings. It looks like it’s on the rental market. It’s a little on the pricey side, however, it is on the front end of it. 

54 Shell Ring Road is also a three bedroom two and a half house and is listed for $499,000. They are paving the road on Shell Ring. It had a wooden thing in one of the windows. I’m sure that it needs TLC inside. It does not back up to Green Wood Drive. I would say the biggest thing over there is that some of the homes are not done in the best manner possible. So, one just needs to be very careful in Shell Ring and look at the quality of construction.

66 Otter Road is a three-bedroom two bath listed for $389,000. The curb appeal is average. It does back up to Palmetto Bay Road. However, when you come in the house, it’s just adorable. It has smooth ceilings and a little trek decking. It has a patio and a screened in porch, and again, the decking. It’s got new sliders. It’s got beautiful coloring and a sort of open kitchen. The home is just as cozy as can be and good quality. The cabinets in the kitchen are soft close. So, it’s been really nicely done. It even has a little lift. So, if someone is in a wheelchair, they can use the lift. So, it’s cute, cute, cute and priced beautifully. This home is one to consider, if you see backing up to road noise more as white noise. I like this one. 

28 Club Course Drive has four bedrooms and four baths and is listed at $865,000. It has a very pretty view looking out over the lagoon. It has sort of a French look to it, but the drawers are kind of basic. It does have nice countertops and an island. It does have four bedrooms, but it seems a little on the pricey side.

26 New Hall Road has three bedrooms and three baths and is priced at $699,00. This home looks like a flip. It has new sliders. It has a very pretty golf view and deck. The kitchen has been redone. So, again, if someone wants turn-key, it has the soft close cabinetry. new windows, and a garage. It has what people want. So, it’s move-in condition. Just bring your furniture and your toothbrush. 

41 Governors is a three bedroom two and a half bath listed at $799,000. They did a nice re-do. However, knowing what a re-do like this costs, this is cosmetic. The windows are still the original thin windows. The sliders are still original. So, they just put lipstick on it and want $799,00. I have an issue with that, but it is a nice re-do except it has vinyl floors. People are really starting to get a little greedy again. I hate to say it, but that’s going to kill our market. So, my viewpoint of this is, it’s way too much for what you’re getting. 

Now let’s run down some of the condos in Sea Pines

South Beach

1882 Beach Side Tennis Villa is a two-bedroom two bath listed at $885,000. It sounds a little pricey, however, this thing has been gutted and these villas rent very well. People love to go into these because of their proximity to South Beach and the price point. I did hear that this one is already under contract. So, don’t fall in love with this one.

We have three Bluff Villas

The first is #1813 which is a one bedroom one bath listed for $269,900. It’s priced well.

The next is 1799 Bluff Villa which is an efficiency. It’s listed for $217,500. It has a water view and is on the first floor. So, that’s well liked and also priced very well.

The last is 1660 Bluff Villa, a two-bedroom two bath listed for $397,500. 

I did go into 364 Briar Wood Villa. It’s a two-bedroom two bath listed at $499,000. I love the view when you come out of it because it’s got the marsh view. It’s the ones that are closest to Calabogie Cay Road. It needs updating, but it’s got a pretty lagoon view in the back. It’s on the quieter side and you can update it and do what you want with the personalization. Considering what the others are going for, this one is very interesting for someone that wants a place that you cannot short-term rent.

955 Cutter Court is a two bedroom one and a half bath priced at $589,000. It does have a very pretty view. I sold #965 which had designer furnishings. So, this seems a little pricey. 

We also have three GreenwoodGarden Villas.

The first is #345 which is a three-bedroom three bath listed for $515,000. It appears to be a flip. It did not appeal to me. You have the separation of the two bedrooms that are outside. So, if you’re a couple and you hardly ever have people visit you, this one might be okay. 

I was a little more intrigued by #347 which is a three-bedroom two bath listed at $435,000. It had a prettier view. It was the second to the last on the end. It needs some updating, but it could certainly be used the way it is now. The kitchen is even nicely done even though it’s not an open concept kitchen. 

I did not go into #331. It’s a three-bedroom two bath priced at $545,000. It’s a little on the high side. 

3327 Lake Forrest Villa has two bedrooms and two baths for $389,000. 

506 Plantation Club Villa. Nothing is on the market there. That is a new three bedroom three and a half bath listed for $449,000.

247 Stoney Creek Villa has one bedroom and one and half baths for $325,000. 

Forest Beach Villas

3D Beachwood Place has two bedrooms and two baths for $345,000. These aren’t built that well. They are basically prefab. So, I’m not really a fan of these. It’s also where the old Montessori used to be. 

108 Forest Beach Villas. Those are great, solid buildings. This is a one bedroom one bath priced at $259,000. They are having an assessment coming up, but again, these are solidly built and very well liked because of their proximity to Coligny. 

237 Shorewood Villas, these are also very popular. It’s a two-bedroom two bath listed for $550,000. 

53 Surf Court Villa is a two bedroom two and a half bath listed at $289,000. I think that’s a great price for this one for sure. 

Then, if you have an elderly parent that wants to be in a senior living home, we have 1104 The Seabrook. It is a two-bedroom two bath listed at $65,000. These in the hey day were in the six figures. So, again, that’s senior living. You do have dining plans, etcetera, and a highly monthly regime fee. So, keep that in mind.

We have three in the Off Plantation area.

The first is #118 Forest Cove, a two bedroom two bath for $157,900. These have skyrocketed in price the last 10 years. Three mast Lane in Broad Creek Landing #31 is 2/2 for $186,900 and 111 Palmetto Bay Club Villas (busy street), 1 BR and one bath $189,900.
